Where is the most safe and affordable suburb in Brisbane?

Hi guys,
I am relocating from Sydney to Brisbane for work and I would like to know some affordable locations.

Some background info:
I live in Ashfield which is about 7kms from Sydney CBD. It's a nice, safe, relatively quiet suburb (at least the street I live on) with a heavy Asian population. It takes me about 22 minutes each way by train to get to work daily and I enjoy having cafes and restaurants within walking distance of my home.

What i'd like in Brisbane:
An easy commute to work (Brisbane CBD) by public transport, up to about 30 minutes each way. I hate traffic so anywhere non accessible by public transport is a definite no no. I also enjoy quieter suburbs with lots of trees rather than those hot barren ones with no shade. I don't care about any type of age/race/sexuality however I do not want to live near housing commission because I hear (correct me if I am wrong and ignorant) that the crime/noise disturbance/violence in the heavy housing commission areas is quite noticeable.

My budget:
I can afford up to around 450,000 as it just me paying the mortgage. I know this might get me an apartment or unit rather than a house, and i'm totally ok with that as long as it's a safe suburb.
