"Great Place to Raise a Family"

One of the better places to live in melbourne. People move here for the convenience of being in the middle of the eastern suburbs. This is where some of the best schools in the country are and a great mix of cultures and family friendly people. Easy Choice if you have kids or are a young couple

"Good but not what it used to be"

i've lived my whole live in burwood. I believe the population growth has become an issue. I'd say more homeless people and drug abusers are about nowadays than years prior. I'd be looking to move further out.

"Leaving burwood for good"

I've lived burwood for 26 years and in this last decade it has grown to become the opposite to what i enjoyed about it. With property demand you can't avoid over population and congestion but burwoods rapid growth has made the place feel more like i'm living in the inner city than the suburbs. The infrastructure clearly cannot support the amount of people here yet more concrete shoe boxes are being erected and 3-5 townhouses and being shoved onto blocks every 3rd house. If you want quiet. burwood isnt for you.

"BUSTLING BURWOOD EAST"

Burwood East is superbly and conveniently located to all amenities, being in the heart of some of Melbourne’s best suburbs with great neighbours such as Glen Waverley, Blackburn, Chadstone, Ashwood and Box Hill to name a few and is only 17km to Melbourne CBD. Burwood East is surrounded with a variety of shopping centres right at its doorstep namely, Burwood One, Burwood Heights Shopping Centre and Burwood Bricks Shopping Centre. They all feature essential services such as Kmart, Coles, Aldi, pharmacies, medical centres, cafes, restaurants, and a selection of speciality retailers. Burwood East is nothing short of the best parks and reserves in Melbourne. East Burwood Reserve is a great park and has so much to offer. It is a perfect oasis for sport activists and includes two ovals, tennis court, a bicycle velodrome and provides a lovely track for joggers/walkers. Kids enjoy the playground facilities with a small waterfall and duck pond making it ideal to just relax and enjoy the beautiful sunset and city views. Other parks in the area are Highbury Park, Ballyshannassy Park, Burwood East Line Reserve Park and ever popular Gardiners Creek and Wattle Park.

Moving to and from Burwood East is easy as public transport facilities include bus services, Burwood train station and tram routes. It is a fantastic suburb appreciated by residents for its great value and excellent location to just about anything and everything.
For a standard 3-bedroom house, you can expect to pay approx. $450 per week in rent.

"My experience has been horrible."

I have lived here for over 10 years. This is my own personal experience. Two of my neighbors overdosed on drugs and died in their homes. Helicopters and airplanes fly overhead multiple times a day. Hoon drivers drive up and down Robinlee ave day and night everyday with very loud exhausts. Lots of building activity, not so peaceful during the day if you're a stay at home mum or retired. I'm moving away soon, I cannot take it anymore. The corner of Pickford and Robinlee ave is a nightmare. I'm not sure if the whole suburb is like my neighborhood.

"What Feast In Burwood East"

This small pocket 16km from Melbourne's East is simply un-faulted when it comes to family living. I have moved here 7 years ago and have a young family and can tell you first hand the best part of Burwood is the convenience. Schools, Shopping, Health Care, Parks and public facilities are all local to the suburb and being central in the eastern corridor makes it very easy to get around with out a heavy reliance on free ways or even a car.

Burwood One shopping centre looks to be coming together quite nicely and i'm seriously impressed with the Coles supermarket. I think once this centre completes it will drive property demand even higher in this area. If you are looking for a place for your children to grow up then i highly recommend Burwood or Burwood East and if you are like me and are lucky to work in the area as well then double bonus.

Hopes this review helps anyone who is thinking of considering making Burwood their home.

"Great Location For Family Living"

I use to live in Burwood East until I moved interstate for work. I would highly recommend this suburb to people with kids or a young professional couples.

The amenities within this locality are excellent (check out Wikipedia) and the distant to the city is quite reasonable as well. Also you are not limited to use either the Monash or Eastern (which are car parks in peak hour) like so many surrounding suburbs.

A lot of the housing is from the 1950 - 60's and are still standing solid today, also the average block size is around 550 to 750 square meters which is much larger than most of the new developments built these days. Because of the high land value in Burwood and Burwood East a lot of sub-divisions are taking place which are quite popular for lease amongst the Deakin uni students.

I am planing to move back to Melbourne in the next 2 years or so and hope to resettle in Burwood or Burwood East again. (five stars * * * * *)

"A nice place for family - Burwood East"

Currently, there is a slack in the sale. Not sure how long the situation will last but guess everything will be rooted in the basic
- whether the people want to live there
- whether the return can be justified in rent and capital appreciation -- I am more concerned about the rent

It is official now(date: April 19th, 2010) that Burwood East area has higher growth in percentage than Doncaster East, Richmond even Burwood and certainly higher than Melbourne Metro areas

Compare using the percentage. Higher percentage means when you port the money a couple of years ago in these above areas, you get more capital gain.

We can reasonable believe that despite the potential of over valued issues in other areas, Burwood East will be able to withheld correction later on due to its easy to rent status.

Discussion
I noticed that the price of Burwood East is *much more* undervalued compared with Doncaster and Doncaster East.
1. based on similar localities and conditions (for owner occupiers to use this method);
2. based on reverse rental return/purchase price calculation ( for investor to use this method); Also noticed the length of leasing a house out time is shorter than in Doncaster and Doncaster East with similar price range for 3-4 bed rooms houses.
3. based on land price value -- price/square meter (for investor to use this method)

Currently, the median sale price of houses in the area is
- $620,000 by http://data1.reiv.com.au/trendchart/default.aspx
- $812,500 by http://www.realestate.com.au/cgi-bin/rsearch?a=sp&s=vic&u=burwood+east

Compared with:
Burwood $779,000 - $810,000
Doncaster $755,250 and Doncaster East 697,500

Burwood East still offers cheaper houses with quicker and easier to lease accommodations with good schools surrounded. The price catches up to Doncaster surrounded area should be quicker in the coming year as more and more
- investors realized it is harder to lease in the Doncaster area.
- second home buyers realized it offers more good schools and similar facilities (or even better with the constructing of Burwood height activity center) than the Doncaster area.

(Check the price of other two in the realestate.com.au). In the long run, it should be adjusted to be equal or higher than the average price in Doncaster and Doncaster East. The price should reach >= Au$1200/sqm in average for this area, at this 2010 time.

In current (first half year of 2010) property boom situation, the property price with land in this area should be higher for average 3 bed room houses at the end of the financial year despite the current 720000.00 for 4 bed room houses with around <600 sqm land.

Facts
Burwood East is a nice place for family for the following reasons:

The suburb has a lot of shops
- Safeway
- Coles
- Kmart
- KFC
- Golden Leaf Restaurant
- Nandos
- Numerous cafes and local pharmacy

The suburb is surrounded by good suburbs where there are a lot of shopping and recreation areas.

Here are the shopping center name, km and approx driving time from google map.
- East: Knox City Shopping Center (8.1 km – about 15 mins)
- North: Box Hill Shopping Center (6.6 km - about 13 mins)
- South: Glen Waverley Shopping Center (4.5km - about 10 mins)
- North: Warrigal Road (5.1km - about 9 mins) and Camberwell Shopping Zone (9.0km - about 16 mins)

The suburb is leafy and has a large number of parks.
- about 3 big parks + 6 small parks.
- many local roads have big trees and protected by the shade

The suburb have good traffic support, but takes an hour time to the CBD
- Tram
- Smart bus: There is a drawback of the place is that it takes a long time to travel to the city
- either you take 1 hours tram
- or change to train in blackburn/boxhill stations and to the city
- approx time to the city will be 1 hour by public transport
Do hope there is a direct bus to the city in the future

Excellent review. As a whole, some homes may seem cheaper, but keep in mind the land sizes in 3151 can often be smaller than 3149, or Doncaster etc... So in the context of $$/sqm - 3151 is actually quite on par or ahead of neighbouring suburbs. But great value for the ammenities, transport and schools. Many streets still feel very residential and neighbourly. Lot of the older homes and run down investments are now getting knocked down and rebuilt into new homes. So there is definite revitalisation in the area.

"Good Place to Live"

I moved to Burwood East few months ago and love it!

I don't have a car but there's no problem for me to move around and I feel safe. Safeway is just 5 minutes walk from my place and 15 minutes walk to K Mart, 15 minutes by bus to Box Hill and Knox City. I don't see a reason why I need to go to city (besides work) as I can do all my shoppnig and eating here :)

"Life's a breeze"

Burwood East is a suburb of which is not too big or small, just the right size. Unlike the nearing suburbs like Glen Waverley and Box Hill it isn't overcrowded with units and apartments. There are some excellent schools around Burwood East including PLC (Burwood), Emmaus College (Burwood and Vermont South) and a section of Burwood East is also in the Mount Waverley School Zone. The median house price of Burwood East is currently around $590,000 and rising. (REIV). There are two shopping centres in Burwood East which includes K-mart Plaza (with Kmart & Coles-open 24/7. Also about to undergo extentions to its site with an Aldi) and Burwood Heights Shopping Centre (with Safeway). The neighbours are generally friendly and the parks at Burwood East are beautiful. The public tranport system at Burwood East is excellent with 2 Smartbus services which also link to train stations(703 & 888/889), the suburb is also serviced by trams.

"Centre of the Eastern Suburbs"

Burwood East is the heart of the eastern suburbs. Public transport is excellent with the route 75 tram and 3 different bus routes servicing the area. Freeways are also very accessible because Burwood East is right in the middle of the Monash, Eastern and East Link Freeways. Shopping is convenient because like the Freeways Burwood East is centrally located between Chadstone, Glen Waverley, Knox, Donacaster and Forest Hill shopping centres. The future development of the area promises the redevelopment of Kmart plaza and a new shopping centre on the corner of Middleborough RD and Burwood HWY. This is a great place to raise a family with close proximity to many of Melbourne’s finest schools as well as Deakin University on Burwood HWY.

hi i am planning to rent a property in the area. Read the earlier comments and quite convinced it should be good move. Does anyone have any feedback on the Burwood East Primary School? It has a good ranking as per the website(bettereducation.com.au) but no one (not even parents I know) seem to appreciate it. While everyone knows Mc Kinnon PS, (it ranks way below) no one talks about Burwood East PS. Is there something I need to know? Add a comment...
