Which is the best estate to buy into in Canning Vale?

The City of Canning part of Canning Vale is the better part, so you would be looking at Ranford, Waratah and Livingston.

Out of those three, Ranford has the best primary school, fenced dog park, parks right through the centre of the estate for kids to play, and the large centre lake, plus easiest to commute into the city as the bus goes right along South Street to Murdoch Station. Downside is no day care centre within the estate and closest cafe would be the BP Wildbean or one of the chains at Livingston.

Waratah also has a great school catchment, plus a little community shopping centre with everything you need (cafe, day care centre, fish and chips, asian supermarket). Downside is the train line running at the back of the estate.

Livingston is a hop skip and a jump away from Livingston Marketplace and also in the CVPS catchment, although there can be a bit of riff-raff at night given it's proximity to the shopping centre and Nicholson road.

Sanctuary Waters is also a notable mention, stunning lake to walk around and in the centre of the estate and in the Ranford Primary catchment, however it is in the City of Gosnells and the Business of Nicholson Road means you probably wouldn't want your kids walking to school.
