"We LOVE it - but depends which pocket you're in"

Canning Vale is a very large suburb and your experience will vary depending on what pocket you are visiting/living in.

The areas built in the 90's and early 2000's are wonderful! Large family homes on family sized blocks, well maintained frontages, tree lined streets, ample beautiful parks/walking paths.

The newer built residential areas are the opposite. Small, cheap looking houses on small blocks, frontages not cared for.

Safe, good schools and amenities across the whole suburb though.

"Moving to Canning Vale"

We were living in Brisbane for over 13 years and now bought a house near Perth Hindu Temple basically to move over to Perth by March 2022. I enquired through colleagues living in Perth before buying the house in that suburb.

"Clean safe and family friendly"

I lived here in two separate houses, quite quiet family friendly, houses aren't new but feel new. Buses run on time, shopping close by, gyms plenty of schools. If you like to live a party lifestyle might not be for you.

Rentals in Canning Vale

"Can't believe how much of a gem some of these estates are!"

The estate I am in is such an incredible pocket of Perth, a real hidden gem. The buses to Murdoch station come past South Street frequently during peak hour so easy to get in and out of the city (about 35-40min on public transport during peak hour). Beautiful parks in the estates, amazing primary schools and Livingston shops has everything you need. In summer, kids play on the street literally every day after school and the neighbours all know each other. Very safe. A few fenced dog parks around the place, so you either know your neighbours through the local school or the dog park.

"A well-maintained suburb with efficient buses"

The only complaint I have about living in Canning Vale so far is that I hear the occasional plane flying over. Otherwise I find the public transport to be better than a lot of other places that I have lived in. I used to catch the bus/train from Highgate to Victoria Park and it takes about the same time travelling from Canning Vale to Victoria Park with less walking!! The bus is always on time here too, which is great! The neighbourhood I live in seems really safe and is so quiet and beautiful. I never even see my neighbours.

I do agree that it’s probably not suitable for someone who wants to walk to restaurants/pubs/clubs regularly, but not many suburbs in Perth are. And they’re usually a lot noisier and less safe areas to live in anyway.

But anyway so far it seems like a decent and nice suburb to live in. Oh and I’ve never noticed the traffic being too busy either both when driving and catching the bus, so maybe I’ve just been lucky ;)

"Appears to be a lovely suburb"

Visited Canning Vale suburbia and drive through Canning Vale almost every day on my commute. The streets appear well maintained and clean. In the suburbia itself - houses are all nicely presented and well maintained. Feels like a safe suburb. Lots of public transport options in the way of bus stops. Appears to be a lovely suburb.

"Excellent family-suburb in Perth"

We recently bought a house in Canning Vale after two months of looking. So far it's been awesome, we love it here. We have found it a great place to raise our two children. Plenty of parks, shops, playgrounds, schools, etc. People are friendly and you can see most people in the area care about their front yards/gardens and the council also does a great job keeping parks beatifully presented. We lived in Bull Creek/Leeming area for four years and found Canning Vale to be a place where you can get excellent value for money when buying a house. Houses are relatively new so no need to spend money in renovations. On the negatives we now have to drive a few more minutes to get to the train station but this hasn't been a big deal so far (we don't count on buses as no matter where you live in Perth the bus service is pretty poor when it comes to bus frequency/availability). We also wished there was an aquatic centre in the area considering Canning Vale is such a large suburb.

"The most overpriced suburb in Perth"

If the property bubble bursts it will be because of places like this. The people who deisgned it are greedy, the streets are a little more narrow then everywhere else to fit in more houses (so if someone parks on the street good luck getting by them), houses are packed in like sardines, parks are loaded with rowdy teenagers every weekend to the point where you can't even feel safe walking near them let alone through them and yet people think the houses in this suburb in the middle of no where should be worth half a million each?

Excuse you but every weekend it is one of the most peaceful suburbs around. Those "rowdy teenagers" are children playing together under the watchful eye of their parents who frequently talk to each other and very friendly. The planes here aren't any louder than anywhere else and we have only 8 houses on our street and only 15 people. I don't know what it's like on your street but it's surely an outlier.

"Excluded and sheltered."

Canning Vale's pros and cons just about breaks even. It's the type of place where you would fit in if you drove a minivan and like to walk around parks with a baby stroller. It is your typical family suburban neighbourhood. The suburb is fairly safe in comparison to it's surroundings such as Gosnells or Thornlie. Suitable for family's in all stages of life but if you are young and single, you'll be bored out of your wits. It's very remote from any sign of life after 8pm but early mornings and evenings have so much traffic that it will take you half a life time to get 500m down the road. The residents are mainly middle to upper class income earners. One of the good points is that all public infrastructure and parks are well maintained by the counsel, which is a breath of fresh air to know that the local government is doing something beneficial with our tax money rather than sponsoring Centerlink funded Holden Commodores with exhausts that sounds like you had Indian for dinner last night and the ever thriving industry of Chevrolet badges. Possibility of either being the perfect place or your worst mistake depending on the stage of life you're in.

"Pleasant suburb with a need of improvement in its public transport"

I used to stay in Canning Vale for one year when I was a Curtin University student. I really have to say Canning Vale is a superb and safe area, you know lakes, parks, etc. very scenic and the culture is pleasant. Neighbors were friendly, everyone seemed to take good care of their front yard. However I only had ADSL 1 at that time (not sure about now), it really was such a pain for me whenever I want to download lecture notes and the internet kept disconnecting. I also wouldn't suggest Canning Vale if you are going to take public transport to uni, it was such a headache when I missed the bus, I had to wait 45 minutes to 1 hour beside the road especially rainy season. It seems this suburb does not have much trees, shades and therefore the wind was so strong. So far I don't remember any noise from the planes. It was too quiet to the point that I couldn't sleep.

In terms of overpriced property, I would definitely say a 'yes'. For those people especially first home buyers who don't have much budget (<500 k), and they prefer having a decent size backyard, Canning Vale is definitely not your first choice unless your are willing to go for a house and land package.

"Canning Vale - Overpriced"

I have been renting in Canning Vale for approximately two years. When I first arrived, I couldn't sleep properly for about a month because of the overhead passing planes, the freight train nearby going at all hours of the morning and parties by nearby neighbours. Some parts of Canning Vale are pretty but very few far and between, becoming more of a concrete jungle as many 1-2 bdrm houses are slapped closely together. I have been really disappointed at the lack of playgrounds for children, let alone the quality of them. I dread shopping at Livingston Mall, it doesn't feel safe. There are plenty of different cultures in Canning Vale which is the only good thing. I would never invest in buying a home here, it's too overpriced for what this suburb offers. It takes me over an hour to travel into the city (work) by public transport which has been a huge hassle. It has been very difficult to get into a medical facility as they are all full.

"Great Suburb"

I have lived here for 12 years & Canning Vale is such a great suburb to live. We have great neighbours who we socialize with & a great golf club where you can have a great meal on a Friday night. Our park is always well looked after & my dog loves walking around the lakes & the park. We have a few great shopping centres & of course now open on Sundays.

"Variety"

Suitable for all. Homes & blocks in newer estates are smaller with less garden if that suits & generally less expensive. Homes in the older estates although more expensive are bigger & on bigger blocks with garden for children or relaxation. The parks are unique with Christmas parties & sundowners held during the year. Golf Club is on the doorstep & boasting one of WA's best courses. Social Club is inexpensive & has great benefits. Canning Vale is definitely not any ordinary suburb.

"Left for greener pastures"

Lived in Brookland Green for 3 years and couldn't wait to sell up and move out. Too many yobs with high powered cars, houses too close together, too many colorbond fences & patios to bounce the sound around, too many air-conditioners going 24/7. Too much traffic. Unless you work south of Canning Vale (don't have to cross the railway) you are destined to be stuck in traffic every workday, do not do it.

Gosh Helen, I'm sorry you didn't like it here. I wonder where you moved to get away from yobs, high powered cars, colourbond fences, patios & airconditioners? I believe all suburbs have their fair share of these. We have as much land around our extensive house as houses in all neighbouring suburbs outside of Canning Vale. We've been living in this suburb for many years & have great neighbours & find it a very positive place to live but maybe we are positive people & look for the best in things instead of looking for greener pastures. I do agree with you on traffic around the railway line on Nicholson Road but hopefully it will be upgraded in the not too distant future. I only hope you don't have to travel on Leach Highway! I guess we have to learn to share the roads with more & more cars nowadays as Perth grows & our planners fail to plan adequately.

Glad to hear you enjoy C/V so much. We moved to Willetton & live in a lovely cul-de-sac opposite a park. Son goes to Willetton High School & is able to ride. This location is less than 15 minutes to the city (20 during peak) and has quick access to Freo, Roe Hwy & Freeway....the roads don't seem to get congested in the same way the roads leading out of Canning Vale do. Sea Breeze arrives earlier too! We have no problems with high powered cars & as the homes are older, the fencing is noise friendly super six and as people have more trees in their gardens, the noise transfer is almost nil. Sounds like your spot in C/V is ideal for you and yours & that is all we can ask for isn't it?

I am very familiar with Willetton. We lived there for 18 years before moving to Canning Vale when it was semi rural. Apart from Willetton looking very tired & drab our main incentive for moving was when our son's car was completely trashed (& I mean was a write off) in the carpark at Southlands. The culprits - a gang of children in the age group of 10-12year olds who roamed the streets at night & caused havoc. I could post a very negative score (as opposed to just comments) on Willetton & drop the rating because quite frankly it's still tired & drab & often looks like a rubbish tip) but we have a property there so it would be to our disadvantage. As a suburb to live Canning Vale, especially the older estates like Brookland Greens, The Avenues, Sanctuary Waters etc is tops with lots of lakes everywhere, green,green parks & all the facilities within walking distance.

Helen couldn't be more correct. Poor town planning results in two roads to get to the C'Vale 'mega-suburb' which is chaos in peak hour Mon - Sun. Upgraded in the near future? Pfft I don't think so.
P-plater's, cashed-up-bogans, regular bogans and regular muppets dropping a burnout; enjoying the sounds of their loud exhausts and/or stereos; or just driving with reckless abandon is commonplace.
Heavy Jandakot airport air traffic and is also in line with a Perth Airport runway with a constant stream of heavy airliners depending on the time and day.
I've had property here since 1999 and seen this suburb grow and socially depreciate. Look elsewhere for a better buy at the same price.

I agree with Luton fully. Willetton is an old suburb with fragile old construction (1980s) and very high prices. Canning vale on other hand is a new suburb with more bustling young professional residents. Living in canning vale makes me feel like living in a city, its more alive certainly more active than Willetton.

Interestingly, it is between these two suburbs. I am checking out these because of plans to move out of Willetton. One would have thought it is a safe suburb but one never knows what could happen. One would have thought it is a good safe suburb with pricey houses and reputable schools. By the end of the first year we moved in, I was gradually realising that I was being watched, stalked and as it unfolded, my garden was vandalised, door keyhole was tampered with, pots moved, side gate broken in, plants were vandalised, sewerage lid was tampered with in a few occasions; just to name a few antics that appear intimidating. Gut feelings about the culprit family across the street became a journey of painful denial because of the so called goodwill relation we thought we had with those people. It was a series of organised bad schemes after schemes of disturbances, rumour mongering , introducing their friends to us only to check on our in and outs and so on. The long and short of it is that the truth was revealed with CCTV I had eventually yielded to , the many other puzzle pieces from various sources and all in all, left a really sick in the stomach feeling with those realisations. I am on an alert since. I had also since realised the dodgy night movement of these people that add on to the shadiness. To confront or report them would be awkard with children in the same school. A family that looked innocent and normal but what was captured on our CCTV and shady discovery from other sources remain distasteful to me. We are still being watched till this day but they know we have survellience now so deterrence is in place. When toxic mindsets and dreadful hunger for competition prevail in people of proximity, we risk being like them. Of course, this is nothing compared to real crimes in other suburbs but it is mentally debilitating and peace of one's own home has already been compromised. I would not stay here for long.Thanks for all your insights here. They are helpful.

"Green & smart"

A great place to live where its green all year round! Apart from the newer small estates which might suit some the blocks are of a great size. Houses are modern & smart, gardens green & cool Take a drive to suburbs around the beaches and compare. Thirty minutes to the beaches. What is the fascination with the beaches anyway which are crowded & parking is a nightmare? There's nothing better than driving back into Canning Vale suburbs such as Brookland Greens where it's green and neat. There are several excellent schools & a college, sporting & gym facilities, good choice of shopping, countless eateries, all the medical facilkities & hospitals close by instead of on your doorstep overshadowing the suburb. We love it here & have been residents for twelve years after leaving a suburb close by which became very drab, tired & sad. There are so many other benefits with a golf course on our doorstep and the international airport only 15-20 minutes away & the domestic about 25 minutes.

"Over populated"

Canning Vale is a long way from Perth CBD, very small blocks and high population,they really pack em in! I feel that it will become a getto style suburb in the future. Not a great deal of character in this lego land style of buildings, quite treeless. I think the area had more character when the land was a swamp.

I agree with this comment. It takes me over an hour on public transport to get to work. There are many 1-2 bdrm homes on 225sqm blocks slapped together creating that ghetto style suburb. It is very overpriced for what it offers and highly populated. Nothing is sacred when you go to get a load of bread from local supermarkets - usually sold out, very frustrating.

Could agree more fry Canning Vale is destined to become a getto style suburb in the future, it will be Perth's next Armadale/Balga. I am glad I sold up before the bottom drops out on those houses (which is innevitable)

"Glorious Gateway Living"

Situated 17km south east of Perth CBD is one of Perth’s fastest growing sought after suburbs amongst middle to top income earning families. With new infrastructure, well designed parklands and children’s playgrounds, plus thoughtful retained natural habitats, this suburb has much to offer. "An Excellent Place, Thumbs Up."

I like it here. It's got everything i need that's close.
The amenities here is excellent. From schools to doctors and highways. My son's music school is just 3 minutes drive away. There is a new library too. I love this place.

"Excellent suburb but houses are somewhat over-priced"

Good suburb, safe and sound but we pay a premium council rate and water rate as well. It's defintely one of the best suburbs to live in, no or less graffiti, less hoon and less burglary cases.
Houses are affordable for dual income family. We only have ADSL1...that's bad.
