INFORMATION ABOUT BUYING IN NORTHERN GOLD COAST AREAS

Hello, I'm in Melbourne (Ex Gold Coaster) moving back and want to buy a house, looking at Labrador, Arundal, Biggera Waters, Coombabah as its the only areas I can afford !! Just looking for info on a couple of locations for possible crime issue and also flooding/smells coming from reserves. Anyone have any information on Hansford Rd and also Pine Ridge Rd, these are the streets most budget places seem but I'm nervous about being stuck in a high crime area or dodgy estate.
