I think regarding the train noise, it's more about which part of Muswellbrook you live in. We can hear them, but they are too far away to be bothersome. At night when everything is quiet and doors and/or windows are open, you can hear them, but they have never interfered with hearing the tv or waking us etc.
There is quite a bit of dust. You can't see it in the air, but daily dusting in the home is a requirement. I suffer with bad asthma, but the dust hasn't made it any worse, though mine is triggered by smoke and mould.
Compared to living near the M4 or Woodville Rd (Sydney) it's bliss and very affordable.
