"Friendliest place we've ever lived!"

Beautiful place, neighbours are all friendly, approx 45 mins to cbd, nice walks beautiful houses.

"Not a friendlyly"

Not a friendly neighbourhood with families mostly keeping to themselves. Everyone has private access to a jetty and sand and that pretty much causes you to behave as such.

"A clean and safe suburb with plenty of services that backs onto Patterson River systems"

A great suburb in my opinion that is just waiting to boom. Patterson Lakes alike Sylvania Waters (in Sydney) allows residents back-door access to their boat and to Port Phillip Bay. The suburb has great boat launching facilities, a marina and workshops for repairs or maintenance.
We enjoy living here because it is safe, the streets are clean and is noise free. The walking track that runs alongside Patterson River in popular amongst runners, and Carrum Beach is only a 5 minute drive or 15 minute boat-ride away.
The suburb is services by a few separate shopping centres but all are situated in the same area. Everything you could think of is provided excluding retail shops.
Carrum Railway Station and 2 bus routes run through the suburb providing adequate public transport resources.
There are many different sporting clubs including the local footy club and facilities at the National Watersports Centre and at Patterson River.
Travel time to the Melbourne CBD can vary from approx 40 minutes to an hour, and freeways and toll ways are nearby.

"What a great spot...Queensland living in Victoria!"

Just bought a house, have a good feeling about it booming as well. That's not the reason why we purchased, we actually want to live there, I think it's a perfect place.

"How can this possibly make # 1?"

I'm sure there are some nice parts but you have to get out of Patterson Lakes if you want to do anything. The smell from the water treatment drifts all the time and the stench is awful. People try to run you over crossing the street. Surrounded by 'upper class' bogans, screaming and cursing at each other and at their kids in the street. I'll be glad when we move.

Some parts of the estate have narrow roads meaning lots of cars parked all over people's lawns ruining the atmosphere. Mosquitos have been a problem in summer due to nearby stagnant water and wetlands. Waterfront can be good, but try before you buy. Be aware of traffic noise near the freeway.

MrsFranks is clearly not a resident. As a resident of 20 years I can tell you that there is NO smell from the water treatment plant in Bangholme. I can also tell you that Patterson Lakes is a safe place to live, and many children play in the streets and are not run over. I have had no trouble from people disturbing the peace and find that our street is quite and noise free.

Patterson Lakes is not an estate. Harbour Town (is an estate) to the north of Patterson River borders with Chelsea Heights and with the Wannarkladdin Wetlands. The streets in this estate are not narrow. I know people that live in Harbour Town and they have made no complaints about noise from the freeway nor about mosquitoes.

I'm sure there are nice areas in Patterson Lakes but it's definitely not the best suburb to live in Melbourne. We had to call the police on our neighbors it was smelly and noisy, maybe we just picked the wrong street. Anyways, we lived there long enough to know we didn't want to be there.

Most of Patterson Lakes is nice, there are many million dollar waterfront properties and many properties that are not waterfront that are also very nice and well kept. I would say that if what you are saying is true, then your street would be an exception to the vast majority of the suburb

I'm sure if you live in the water is nice but there's pretty crappy places near the shops. It makes me laugh how proud some people are of their area.

"Beach, Boating at your door step!"

Love the place! We love living here. Nothing better than coming home, loading up the boat and heading out with family and friends.

Where can you still commute to the CBD but keep your boat at your mooring, enjoy the views of the water and boats, and be close to Vics best beaches for under a million dollars?

One place, Patto! Love it!

"Melbourne's hidden gem"

Patto has everything you need right at your doorstep.
There are the beaches, river, harbours, canals, shopping center, restaurants, the Cove Hotel and new library.

I lived there for 6 months while building a house near by and loved every minute of living by the water.
Whether having a beer while and watching the sunset or having a fish for Bream, there was nothing more relaxing. It feels like you are in QLD.

We could choose any one of 10 restaurants in the shopping center or go down to the local tavern.
I cannot recommend this place highly enough.

The only downside is that the council were very slack. The grass would generally be knee height near the freeway before they mowed it and graffitti stayed around for a long while.

Also some litter including plastic bags and trolleys used to get into Inner Harbour from the shopping center and i never really saw the council clean it up. If they did it was very irregular.

"Access to lakes, canals, river and beach - and a great, safe neighborhood"

I love living on the water at Patto. I wander out my back gate, walk along the river up to the sandy beach at Carrum, watch the birds flying around while the sun sets and then wander back home via the shops to grab a bite to eat. All this within a few kms from my home - its like a holiday resort that not too many city people know about.

Also, I love the restaurants - there is Thai, Indian, Chinese and Japanese restraurants all together at the shopping centre - and they serve really great food.

Alot of the housing backs onto water - either the quiet lakes or the canals. When you drive along the roads, city people can't see the water at the back of the houses and dont realise how beautiful it is living directly on the water.

I recommend anyone to drive around and have a good look at the beautiful house. Even the Cath and Kim house was on the water - they built a fence for the filming of the series.

"Hoem to some great parks"

Patterson Lakes is a great area for water lovers. There is river access as well as the beach so make you choice. If you have a boat you can get onto the river or out to sea and do a bit of fishing.
Home to some great parks including tennis courts and wonderful playgrounds it’s an area for all ages. Playgrounds for the younger kids, tennis courts for older kids right up to the 80 year old kids that love a hit.
The area has a great vibe, but is getting to be a fair way out of the city making the commute a long one whether it be by car or public transport.
Not an area for those looking for the best nightlife Melbourne has to offer, or the best eateries, but a great area to retire to or raise a family. Retirees and families want similar things don't they? Quiet streets access to walks and parks and healthcare...
