Rural/semi-rural areas to live???

Hi there guys, my partner and I are in the process of emigrating to Australia, as our state sponsorship is for WA we're thinking of looking for property around the Perth area. In particular we would like a rural or semi-rural area no more than a 1 hour commute from the city if at all possible. Ideally, we'd like a property with some land and the potential for a B&B unit.

Can anyone suggest good areas to live that fit our criteria?
