"Just needs a few more things...."

Have been living in the area for about 2 years now and I am loving it! Neighbours are friendly and there's a great sense of family and lifestyle. Go for walks and there's always a warm and friendly "Hello" to put a smile on your face. Young families as well as retirees are aplenty and great mix of cultural diversity in the area. There's a good shopping centre in Point Cook Town Centre. The Santuary Lakes shopping centre renovations are currently making strides and looking good but will have shops that are already found in the Town Centre (Coles & Aldi). There will be a Kmart but here's hoping its a 24hr one. Still, if developers and retail giants are pouring more money into the area, it must be a good thing! The beach is close by and the coastal park with native birds and migratory birds makes it a nature lover's paradise. It's like a great weekend getaway without spending hours in the car and all the open space and fresh air does wonders for the tired soul.

Of course, there are some cons and the main cons include:

1) Main issue is course the peak hour traffic! It's a nightmare driving into the CBD or out of the area in the mornings and there really needs to be wider and more road options.

2) A real lack of public transport. Buses don't cover all the estates and are too few and irregular to make it worth taking and relying on them as your main transport.

3) There is next to nothing to do at night. Hope the area will have a multiplex cinema soon! Admittedly some points of Point Cook can look quite ghetto-ish thanks to the small minded, idiotic and rather bored graffiti 'taggers' (not even remotely artistic)

4) Restaurants are mainly found in the Town Centre and there's less than 8 and quality of their food is also rated at less than eight.

Despite all the cons, as a resident and owner, I think the Pros easily outweigh the cons and potential for growth (physical and land value) in Point Cook will be huge. It's only 24km from the CBD and the value of houses are still affordable. Once the area gets more built up and get the infrastructure and services in place, it really will be a slice of country, coast and city heaven.

Reading this it just shows how much some things have moved on since this review nearly 5 years ago.Hope you still enjoy living here and have seen the changes yourself too.
Sanctuary Lakes shopping centre was finished years ago and now we have another new one at Featherbrook Shopping centre off Boardwalk Boulevard and Soho off Sneydes road. There is also another shopping centre being planned for Saltwater,Point Cook.The area that was tagged around Palmers Road was 'adopted '2 years ago and now has been painted by the Community and paid for by Vic Roads. You would struggle to find any tagging at all now in this Suburb. As for restaurants they have exploded. There is a wide variety of choice being added to regularly check out Facebook pages Point Cook Dining and Eat West.
1. Traffic still a problem in some directions at Peak best to use the Sneydes road interchange to access the freeway.
2. Lots of additional buses were added a while ago and now operate into Sanctuary Lakes and Saltwater Coast. We do want more though and more direct services to Werribee.I think the new railway station at Williams Landing just on the edge of Point Cook opened after this review too.
3.No cinema yet sadly.The one in Pacific Werribee was expanded dramatically recently. Still talk of one coming but just that at the moment. A few more places to go at night but still could do with more-Craft beer shop/bar and restaurants with live music at the weekends. You would struggle to find any tagging in our area now.
4.Lots of restaurant options now just shows how far we have developed.
It is a great place to live.
Not perfect no but i don't think anywhere is.

"It's good but..."

"Point Cook - A great place to live!"

Moved to Point Cook two years ago and it has never disappointed. It is closer to CBD and connectivity by road is set to get better when the WestGate tunnel is operational.

I was amazed by the number of beautiful gardens and green open spaces Point Cook have. For example the list below and dozens of other gardens,
- Point Cook Coastal Park
- Crocodile Park
- Sanctuary Lakes South Boulevard Park
- Pirate ship park (Bayview park)
- Boardwalk Boulevard wetlands
- Horace St Playground
- Waterhaven Blvd Park
- Hargrave park
- Alamanda wetland park
- Jamieson Way Reserve etc.

The other notable places in Point Cook are,
- Point Cooke Marine Sanctuary
- RAAF museum
- Cheetham Wetlands Observation Tower
- Skeleton Creek trail
- The 100 Steps of Federation (in Altona Meadows)

The crowd is quite good and friendly too. I had visited quite a few suburb before I zeroed in on Point Cook. Point Cook has a positive vibe and it is one of the good suburbs in outer west/north-west of Melbourne. Also, if you want to get something in eastern or south eastern suburbs in the budget of Point Cook, you will have to go very very far from the CBD.

Also in one of the reviews, somebody mentioned about police helicopter every night. Lol.. Seriously, what do you smoke? I don't remember when was the last time I heard of Police helicopter around.

"Great place for everything"

I was surprised to see Point Cook having a low rating compared to other western suburbs. Point Cook has more parks, more and better schools, more entertainment places, compared to other suburbs like Truganina and Tarneit.

"Brighton of the east and a lot more"

Easy to get around, mature trees everywhere, access to beach, good new roads to western freeway and access to 3 trains stations! everything you need is here and more - especially for young families and professionals who work in CBD.

"Great family friendly suburb"

Point Cook has grown dramatically in the 10 years I’ve lived here. It is a diverse community with many young families. There are many playgrounds and neighbourhood parks although the suburb is lacking in trees compared with many in the east. There are great zones primary schools. Public transport is ok - there are buses to the nearby Hoppers Crossing, Williams Landing, Aircraft and Laverton station. Pre-COVID accessing the freeway or train stations could be difficult due to trqffic congestion, particularly via Point Cook Rd. There are some good cafes, restaurants, and shopping options. I’ve always felt safe here and found the community to be friendly.

"Upcoming suburb with the problems of an upcoming suburb"

Point cook is growing at a pace which is not matched by its infra growth, especially the arterial roads resulting in frustrating traffic jams at peak hours.

One of the school is good but it is until k-9 (hopefully will expand as a secondary) and is no match to the public schools in the east.

Add to that the suburb is becoming more expensive making us think of moving our family out.

"Overly priced, poor transport"

So we came to Melbourne 3 years before and since all my friends were in point cook alamanda zone.. i was happy to rent and eventually i invested coz of school, since we dont want to pay much for rentals. The city connectivity is horrible..

About school, they do not have any restriction on number of students, classrooms are full with kids, studies are ok..i dint see much difference from other schools. Dont know y people gaga about here. We are stuck coz of property anx my kids are adjusted flr school.

"Family friendly suburb but highly overrated"

Used to live there for 3 years.
Good location with increasing multicultural community and accessibility to shopping malls, Altona beach, Geelong and average schools.
Transportation is really bad with train which takes 40 minutes to Flinders station though hard to find free parking around station and a free seat unless leaving home around 6:00 to 6:30 am, any faulty train is a disaster as there is only one line runs through this area.
As usual for the west commuting with car is not recommended unless U leave home before 6:30 in the morning and get home early before 3:00pm or after 6:00 specially as PC depends on the M1 as the main highway.
Rent is average and consistent with the west.
Got really busy during the last 3 years with new developments and houses which put a huge pressure on infrastructures.
Buying is not recommended if looking for a capital gain as it hits the top already and little potential for growth now.

"Family Friendly Suburb"

Point Cook has a lovely family friendly feel about the suburb. Many young families are moving into the area everyday as it has good size blocks of land to build your DREAM HOME on and affordable properties to purchase.
There are great Schools, Day Care Centres, Parklands, Walking Tracks, plus Point Cook has even more to offer
There is a great sense of Community support in the area where residents come together and help each other out either being a community event or supporting one another.
Point Cook has great Cafe's where you can grab a coffee or go down to the local Town Centre at one of the lovely eateries to have lunch or dinner.
If you are wanting to head to the beach it is just a short drive to either Werribee South Beach, Altona Beach or if you are wanting to go for a day trip it is only 45 minutes to Geelong.
I highly recommend Point Cook if you are looking for that place to call home.

"An excellent area in the West of Melbourne"

"OVER DEVELOPED"

Been living here since 2006 & seen a lot of change, for the most the people are ok but the Point Cook Town Centre has become a hangout full of dropkick students. The area has become full of renters & the shops aren't anything special how they survive is beyond me. Roads have improved somewhat but the congestion on the freeway city bound is on another level. It may improve once the tunnel roadworks open up. Point Cook definitely requires a Police Station as crime is on the increase. You will hear a Police helicopter almost every night. The council has let too many people live here making it feel congested, it's a pity as it had the making of being great suburb. If you had to live in the West Williamstown, Newport,Altona are the places to live & Point Cook you'll settle for if finances were a problem. Schools are nothing special, transport nothing special, parks are adequate, the huge bonus is that it's close to Geelong. Probably live here for a couple of more years & sell. Far too many renters & it ain't a good look.

"Most affordable good Suburbs"

Cheapest good suburb in Melbourne. Best thing about Point Cook is that very nice people live in here. Very peaceful, respectful and educated bunch are in Point Cook. Which is amazing. Point Cook is the best.

"Stay Away"

Lived here for 8 years, probably 7 years too long. Live in the Alamanda Estate, which when l moved in was and still is charging over $900 a year body corporate fees.
This fee was for the funding of the community centre, which included the use of the gym, pool and tennis courts, to financially support the Alamanda cafe, cover the cost of the estate security and pay for the maintenance of the estate. The amazing thing for a number of years, is that people who had no association with Alamanda estate, so paid no corporate body fee, were using the gym, pool and tennis courts because friends, who were residents, were letting them use their access cards to get into the facilities!! Finally this has changed, with now finger print technology used to let you into the facilities now, many years too late.
Also now the estate security is no more, and the estate now looks like government housing in some parts because we have next to no maintenance done in the estate. Currently we have over hanging trees on nature strips, graffiti sprawled across fences, street drains clogged with tree branches and leaves, the list goes on. Strangely enough we are still getting charged over $900 per year, yet we have less services, a joke!, thanks to
OWNERS CORPORATION MANAGER - MICM.....w**kers!
Also the place is a wind tunnel, it won't be a breath of wind in anyother suburb, yet here it will be blowing a gale, majority of the time...
Thank god now l can afford to move, and can't wait to get back to the east....

"If you are driving to the CBD don't even think about it"

It takes crazy long to just get to the point cook road from my home. Therefore, I would highly recommend looking for a nearby suburb if you are planning to drive to the city.

"Amazing Suburb - Point Cook"

I moved here 2 years ago and I can say that the Point Cook is really making progress. With the extension of Palmers road with having dedicated bus lanes would be a game changer. The people are also amazing here, very well educated, polite and forward thinking professionals. The place has several retail areas, cafes and supermarkets.

"Possibly the best in the west burbs!"

I've lived in & visited quite a few western suburbs before moving to Point Cook.
One of the first things you realize is, that this is a large burb! Landscape and general layout of the
area stand out and might be the best in the west (after Caroline Springs).
A lot of shopping areas and community centers around, Stockland town center notably splendid.

I find the community here is very vibrant, polite and friendly. A lot of families and professionals
have moved it recently. Point Cook also hosts one of the best public schools in the west, another plus
for families with kids. You have many parks and lakes here. Point Cook also has it's very own beach!

Road infrastructure is slowing improving, however, getting in and out of some of the
areas in Point Cook can be a struggle.

The area could use a cinema!! other than that, it's awesome living here!

"Horrible internet service"

I’ve been living in point cook for almost 10 months now. Let me tell you, the traffic is horrible. It took me 1 1/2 to 2 hrs to commute to and from the city for work. That was roughly 3 1/2 to 4 hours per day wasted in traffic. If you’re relying on public transportation you can forget about that. There are a lack of buses and not a train station in point cook. The internet service is horrible, my phone provider has 5 cell towers in this area and only one of them reaches me. I can’t make or receive calls 50% of the time. Same goes for my home internet.

"A lovely neighbourly suburb with room to grow"

I've lived in Point Cook for 9 months now and have enjoyed it thoroughly although like any Melbourne suburb it comes with both its pros and cons. Previously lived in the North and South East of Melbourne.

Pros:
- Very family friendly neighborhood with community vibes. Go for a stroll with your dog and you'll notice families with young kids out playing on playgrounds. Passers by are happy to say hello and it feels like a very relaxed and safe atmosphere which I did not experience in other parts of Melbourne I lived.

- Open spaces. Enough free public sporting grounds including basketball courts, netball courts etc. and parks as well as playgrounds for families.

- Access to the freeway has improved dramatically with four entry/exit points. To this day people are still shocked to hear I live in Point Cook when it's 'one road in, one road out'. That's just not true anymore.

- Shopping facilities aren't bad and will certainly cater to your general necessities such as grocery shopping.

- Located close to Pacific Werribee for your cinema needs, Altona for the lovely beach and not too far to Geelong if you want to visit. It is also 30-40min drive to the CBD in non peak traffic.

Cons:
- Public transport. I can't see this improving anytime soon but I would not recommend living here if you do not have a car. Point Cook does not have it's own train station and buses to Hoppers or Williams Landing are far and few in between.

- Travel to CBD by car. Unfortunately with only one main freeway to the city if there is an accident or lane closure you are in for a world of hurt. I chose to live here partly because I knew I didn't work in the CBD and would never face this problem.

- Distance to CBD could be an issue depending on what you are used to. It's about 30km but as I used to live about 17km from the city it was a bit of an adjustment and I find it slightly on the far but not unreasonable side of things when I do need to visit.

- Nightlife. Not a lot of nice bars or late night places to hang out at so you spend most of your time at home or going into the city for this requirement.

Overall the pros outweigh the cons and I think Point Cook is a lovely place to live with more room to grow. Starr Point Market has recently been given the green light so soon we will have our own fresh fruit and vegetable market in the area. I don't have kids so can't comment on the schools side of things although from what I've seen there seems to be plenty of options. Hoping the East Werribee Employment Precinct will get a go ahead soon which will help Point Cook experience a big boom along with it.

"Great Suburb for the young and old!!"

i personally love the feeling you get of driving into Point Cook. i have just listed a beautiful townhouse for lease in the gorgeous Saratoga Estate, the parks, bikes tracks and the brand new indoor swimming pool and gym are simply stunning. The Point Cook town centre is great to shop in and it really does have a very family friendly appeal. Great restaurants and so easy to get around..

"Traffic, not enough public transport, no solutions"

Still living here. Have to drive to the station and park in a ditch since there is not enough parking spots. From the ditch, walk 1km to the station. Not enough buses during peak times. Peak hour trains get packed like sardines by Williams landing. Sometimes trains are cancelled. Cannot drive over Westgate as it is blocked from point cook onwards. If in inner point cook, it will take at least 30 minutes just to reach m1 on-ramp. But land is still being released. Don't buy in point cook. Stay in the east. Regretting the move from the east. Now no choice but to live with it.

"Point Cook showed great potential, lacking infrastructure and community"

Featherbrook Estate
We originally moved to Point Cook and spent two years in the Featherbrook estate across from the green space (park). Majority of residents were Asians or Indians and all were friendly with greets on walks however no socialising outside of that. Internet speed was ADSL2 however talk of fibre rollout in future plans.

Saratoga Estate
We moved to Saratoga Estate and was there for over a year and it was advertised as a resort style estate with a swimming pool and club rooms to come as per https://www.sjb.com.au/projects/saratoga-estate.

Didn't eventuate and instead people being sent pay up notices for collection bins or 1 or 2 weeds being visible from the road. Now an abundant of buildings that look like shipping containers piled on top of each other and talk that these were for low income shortages. Only positive for Saratoga estate is the Internet Speed using fibre network to each house and being furthest away from the M1 Freeway.

Playgrounds
Plenty of playgrounds in all estates accommodating different year levels however none have shading for summer days ans some established playgrounds have trees.

Schools
Plenty of primary schools through various and teenage son went to Point Cook College being a great school, and staff were friendly. New primary schools in Featherbrook Estate (2 years old) and Saltwater Estate in 2019.

Public Transport/Train stations
Plentiful of buses going through most estates and some dedicated bus lanes to Williams Landing train station however roughly 20 minutes from Featherbrook Estate and arrival/departure times do no match up with trains.

To drive to the nearest train stations (Hoppers Crossing and Williams Landing) was 10-15 minutes however the risk at Hoppers Crossing train station was you would be wondering If you would have fuel, tyres, or car upon return and Williams Landing train station was free parking availability non existent after 7am.

Once you got to the train station it would be a comfortable trip in standing up for 40 minutes as all seats were taken unless a train was cancelled at which you would either miss the next train (10 minutes later) due to overcrowding or would have to a total of 20 minutes for the train to take you into the city. On the way home the process would repeat however would have more cancellations.

M1 Princes Freeway
4 roads coming in and out of Point Cook to the M1 Freeway and very slow during peak. Driving from Point Cook outside of peak (can not recall If this exists anymore) would be around 30-40 minutes driving to city centre and during peak could range up to 1 - 1 1/2 hrs as there are normally accidents that will slow the commute or just life in Melbourne.

From when we started living in Point Cook we had no Issues or never heard of violence occurring until our departure the dynamics had changed and appeared to be a spillover from neighbouring suburbs with constant news of home invasions and increased violence.

"Excellent facilities with great schools"

I moved from a rental house in east to Point Cook. Can't complain as this place is having lot to offer. Good schools, (my kids go to Featherbrook P9), excellent parks and shopping center. The coastal park is a great attraction for picnics.

"Family friendly suburb"

Been living in Sanctuary Lakes (Point Cook) for the past 5 years and its been an absolute delight. Apart from a few roads (Point Cook Road and Palmers, which is currently being upgraded, to name a few) which suffer from serious traffic congestion during peak times and a lack of schools (saying that, there is two new schools being built) its an excellent suburb to raise a family in with arange of different shopping options, good access to public transport and safe. Couldn't be happier here and with the current/future projects that is in sight for the area, it can only get better!

"Love living here!"

Been living here for 6 years now with my family and we love it here. I just can’t believe how much have changed since we first started living here. When we first came here, there was no Featherbrook Shopping Centre yet and now they already have a stage 2 of this centre and we can’t be happier. Traffic is a lot better now that freeway from Sneydes road were constructed years ago and there are decent cafes and shops around. New schools were built too and we are lucky that it’s close to our home just a 5 minite walk. As for safety we feel generally safe but we’ve always been cautious at all times anyway. We have relatives from overseas who came to visit us and they were happy with the facilities and people in general.

A family oriented, clean and modern area with good schools, growing reputation and has rapidly expanded over the last decade. You can find the convenience of numerous quality shopping centers and restaurants located within the suburb. According to official ABS stats, the suburb has a very high percentage of professional residents of well above average incomes. The new freeway interchange has significantly improved the traffic situation as well. The increasing prices are a reflection of all the above with more development to occur.

"The best suburb near water in the west"

I live been living in the Featherbrook estate for the last 3 years and I must say this place has a lot of offer. Great community and friendly neighbourhood with people from diverse backgrounds. Good schools as well. The recently opened Featherbrook P9 school is potentially the next Alamanda of the area. My kids go to Featherbrook P9. The area has malls, gardens, cycle tracks, great infrastructure.

If you are a professional, please avoid Point Cook. The infrastructure is extremely poor as it does not accomodate the population. Its always a headache to get to the freeway during peak hours. No train stations. Stupid bus frequencies. The only decent thing about the place is the shopping centres

Depends where you are heading the peak hours are the same as across Melbourne. There are lots of reasons why Point Cook is one of the fastest growing suburbs in Victoria because it is a great place to live. To the City it would be very busy from 6.45-8.45am which is the same as most areas. The train station is just next to Point Cook at Williams Landing. Some people from Point Cook use Laverton /Aircraft or leave from Hoppers Crossing train stations too. Point Cook Road is heavy in the morning but I travel down it daily in the morning and it adds about 10 -15 mins on my journey at Peak. Sneydes road interchange and Boardwalk boulevard are usually clear to the Freeway.Unless there is an accident on the Freeway. The buses depend on where you live some estates are well serviced other areas less so. The PTV app shows these options. Point Cook has one of the highest level of educated people of the Melbourne suburbs according to the recent census reports.

"Okay if you want to stay in your house"

If you need to actually leave point cook, prepare for an epic travel time. The traffic is ridiculous, the buses don't line up with the trains and the roads are like epic, bumpy, pothole filled rollercoasters.
Don't be fooled into thinking it's close to the CBD, it's not. it's a big, curvy drive around the bay to get into town.

Agree with you POintcOOkL sounds very like a review last month and I don't think they live here either. Traffic isn't great at peak but is no different than the East of Melbourne and if you look at the top ten congested spots we don't feature. http://www.thecourier.com.au/story/4582580/the-worst-melbourne-suburbs-to-live-in-at-peak-hour/?cs=3968 .Under 30 mins to the CBD off peak. I love being this close to the CBD but also the Great Ocean Road. Best of both worlds. Where looks like a ghetto in Point Cook?

I totally agree with cassiem2. I lived in PC for 6 years and decided it was too stressful to get to work especially when you start at 8.30am. Point Cook does not even have their own train station amd have to use Williams landing. Getting to the station is the worst and driving to the city is the worst. There are mini towncentres but if you need a shopping centre for ok food or browse shops, you need to go to Hoppers or Highpoint. May as well buy in Hopper Crossing.

"Would not recommend"

I lived in Point Cook with my husband and kids until we could no longer tolerate the traffic, lack of infrastructure and difficulties in getting into schools due to the number of kids living in the area. There are too many people living in PC and it's getting worse on a daily basis with estate after estate being built. The roads, shops, schools are not coping. Also isn't a neighbourly suburb with most people keeping to themselves. There is also a high crime rate which the papers always mentioning break ins. It's not green either with barely any trees. It's only good for those with no money as the houses are dirt cheap. However once you buy there it will be hard to leave as resale value is very bad.

I am very surprised and shocked by your review. I have lived here now for 6 years and I don't recognise the place from your review. With State schools there is automatic enrolment so not sure how anyone would struggle to get in a school. The State schools are pretty big with the exception of the newly opened Featherbrook College and they are all zoned. In an enrolment zone you get in that school. There are also three Catholic primaries in Point Cook but acceptance there does depend on whether they have places.It is an amazingly Community minded suburb with a vast range of Community groups and activities run out of the numerous Community centres or online.. It is one of the most Social Media connected Communities in Melbourne.There are now so many shopping centres with another one being built soon in Saltwater Coast, Point Cook so not sure how shops aren't coping! .Most people actually comment on how neighbourly this suburb is especially having lived in other areas of Melbourne. How the houses are good for people with no money when Point Cook has some of the most expensive land in Melbourne just doesn't add up.One of my friends recently sold her home for just under $1.9m her in Point Cook. Most new land I have heard from developers is being bought by people from Point Cook who don't want to leave.

At 7am and 5pm driving you would still hit traffic both ways.Those times would be the start of when the traffic would be picking up on the freeway. The drive in the morning at 7am to the freeway i think would be quite heavy but still moving.At night at that time come off the freeway exit at Boardwalk,Palmers or Sneydes road interchange in Point Cook.Point Cook Road would be very slow until about 6.30pm Mon-Fri.

Suemac, I doubt very much that you lived in point cook by how little you know about our suburb. Traffic is the same, if not better than s.eastern suburbs (I lived there so I know). Train station is close-by. As for your comment on resale value, you couldn't be further from the truth . I purchased my 1st house in point cook & made $160k in 2years. Some houses have gone up $400k in 3.5years. Please don't trash talk our suburb with your limited & made up information.

"Liked the suburb until an attempted burglary"

i loved this suburb when moved from sydney. Been here for 3 months only and noticed an attemted burglary on front door with screws door loose and wood chips damaged with some sharp object in an attempt to force oen the doors. thinking of moving into apartments now.

otherwise, i fell in love with this suburb with all facilities nearby and its 25mins drive to city (in good traffic conditions).

Only takes 3-5 mins to get on Freeway via new interchange. A lot better now compared to couple of years ago in traffic.
Alamanda college and Point Cook P-9 are doing pretty well. New school in Featherbrook will do good job too. Multiple shopping options with new featherbrook shopping centres and extended sanctuary shopping centre. Internet is very fast in most of areas which was pretty bad before. improved and still improving now. House prices still affordable and close to CBD.

"Great access to the freeway"

Point Cook must surely now shrug off the myth that has surrounded it with regard to poor freeway access. With the all new diamond interchange completion and a proposed upgrade to the Forsyth road bridge, the future for Point Cook residents getting to and from the city looks bright. I'd be keen to hear your views on the new diamond interchange but in my mind, this is the best road upgrade so far.

The diamond interchange should of been built on Palmers Road at the beginning and Palmers Road should of been two-three lanes wide incorporating a bus lane in peak hour traffic. Sneydes Rd interchange is too far out of the way for 80% of Pt Cook residents. Another example of Vic Roads not thinking ahead.

"nice and peaceful"

Nice and beautiful place, great parks, wetlands, shops, schools, coastal beaches, reserve areas and natural open spaces. I have been living here for over 15 years and never regret, its community and infrastructure keep growing and improving, Town Center just opened a big Woolworth head to head with Coles there. peak hours traffic is the only problem left for now, but RRL has helped a lot for the train access from Williamslanding and should be getting better after new bus lane on Palmers road and the third big FW access bridge on Sneydes Rd. For living, suggest to choose those well established estates around Town Center such as Boardwalk, Point Cook Garden and Willowgreen etc, which coming with large land block, tree coverage and infrastructures.

ok, 2 years past and about time to update the review. The most meaningful thing, transport, has been improved a lot! a new comprehensive diamond interchange bridge across M1 HW on Sneydes road, a dedicated bus lane on Palmers road and a new car park next to Williams landing train station pedestrian bridge over-across highway are some of the key infrastructures for helping, plus more bus services during the peak hours. Now my everyday travel, driving from home (living around the cross of Sneydes and Lennon) to WL station around 7 am, well less than 15 minutes, I am already on the 7.11 am or 7.17 am train with almost a guaranteed seat, really an enjoyable start of a workday!
For other things, have to say, love the suburb more and more, on top of the things mentioned in the last review, it also getting greener, maturer and thriving-er. Without any surprise, the land and property have been experiencing a significant jump in value during the perioid. but also, bad from its success and populartiy, if getting to be a bit over populated here is my new concern.

"Great suburb still growing but has come a long way."

Lived South East all my life and then Cairns for 4 years prior to moving here in 2008. The only thing I feel Point Cook lacks is a leisure centre/pool. Apart from that, I find Point Cook a great place to live. Although some of the blocks are small, there are lots of open spaces - parklands and wetlands. I doubt I would find a better house with views of wetlands anywhere else for the price.

"A Surprise in the West!"

I have lived in Point Cook for 18 months and I love it. Growing up in Melbourne's inner east, I moved to Point Cook after a 10 year stint in Sydney and overseas and wouldn't consider shifting back over the bridge to the East.

Whilst there are certain things that could be added to the suburb, the positives definitely outweigh the negatives. Point Cook has lots of beautiful homes with people taking pride in their gardens, clean graffiti free streets and where neighbours actually talk to each other.

There is a sense of community in Point Cook which lacks in a lot of other suburbs today. There are walking paths, plenty of parks, a Golf Course, Werribee Mansion and Zoo down the road. The Town Centre and Sanctuary Lakes Shopping Centre have various shopping options and funky restaurant and cafes are beginning to become more common. A cinema, a recreation centre with courts and a pool and it's own police station wouldn't go astray.

"Been here for 12 years with no regrets"

We bought our 710sqm block back in 2001 for $83,000. It was a spur of the moment decision that has paid off. Now we're in our 30's, have paid off our mortgage and the increase in our property value has allowed us to buy more.

If you're after a large back yard you should stick to the older estates in Point Cook, like Point Cook Gardens, Newminster, Willowgreen and Boardwalk. In my opinion all the homes on the other side of Sneydes Rd (to the south) are on top of each other because they are on tiny blocks.

Some people complain about the lack of infrastructure but I think its terrific. We didn't even have a shopping centre when we first moved here now there are 3 with another being built. Traffic is an issue if you work in the city during business hours but we don't so this isnt an issue for us.

Also we got our internet put in many years ago before the lack of ports was an issue.

There are no scumbags or bogans - seriously!

Werribee Plaza is 10 minutes away which has cinemas and myer and every other store imaginable - but lots of bogans!

My only complaint is that I wish they would stop releasing tiny blocks of land. Take a drive down the streets in the Salt Water Coast estate and you'll get the picture. Large homes are being built on 300sqm blocks and it looks horrible. This is seen all over Melbourne however, as property developers and governments are getting greedy.

My advice is to buy close to the town centre where there is a diversity on the style of homes you will see and it doesn't look like a ghetto.

"Nice quiet town"

great place for family. I have lived in point cook for 5 years and never regret my decision. I bought my house for 330k and just sold for 120k above the price, since I need to move to adelaide for personal reason. 35% value increase within 5 years is not bad. However, not all houses in point cook would have that good ROI.

Overall, its a great suburb: nice friendly people, low density, great shopping experience at Sanctury lake SC and Point cook town centre: Target, big W, coles, pumpkin patch, Masters, etc. dozens of restaurants (aussie, chinese, indian, vienamese, tai, bar and grill) to choose from, cheap bowling club, arcade games, mini golf, 8km bicycle track around the town, 7 day cares, gym facility and swimming pool, free entry to aircraft museum, point cook coastal park, and of course the golf course and lake, and small artificial beach beside the lake. Seabrook primary school, point cook primary school are good school for your kids, and sanctuary lakes primary school is under construction. 10 minutes drive to altona beach and werribee south beach which is still under construction.

Among all estates of point cook, Sanctuary lakes resort is the best, probably one of the most beautiful residential estates in victoria. 18 holes golf course lays and large gorgeous lake across Sanctuary lakes. The resort is very quiet and disconnected with main road, no parking spots for outsider and no parking allowed on the side of street, 100% clean and 24 hours security. however, you get what you pay for - the housing price in Sanctuary lakes is not that affordable for young couples. The average house there would costs 500k -600k. Salt water estate is after Sanctuary lakes. Alamanda is the most affordable but with highest density and minimum facility. Point cook has 30% non-anglo population, which is great for someone like me who is not anglo background to quickly fit in. 5 years ago, internet access could be a problem for some houses, but now its all been sorted out.

Traffic on point cook road in the morning during workday is bad especially after 8:00am. You need to get up a bit eariler. At 7:00am, there is few to zero traffic; at 7:30am the traffic is still good. However, from that point, the traffic will get worse and worse until 9am. Alternatively, I drove to william landing train station and took the train every morning and never had a problem.

"A great place...only if infrastructure improves"

Most of my besties live in Point Cook and my family travels up there almost every weekend. This place is like our second home. It has nice clean environment, very modern and has lots of shops and good restaurants. It will be a marvellous place to live in if you do not need to travel out to city for work. The usual complaints are always about the stagnant traffic every workday mornings. Getting out of Point Cook is just frustrating and it is the same heading back in that direction from Westgate. The existing infrastructure is not ready for the quick population growth. What is worse… there are a lot more new developments in Point Cook, hence this spells more Jam and Congestion. It is bearable by tweaking the work hours or work from home, but the ultimate white flag is the lack Secondary Schools… so… they are moving.

"Was a great place 7-8 years ago, but the resale value and traffic not so great"

Moved here in 2003, was great as a kid with the shopping centre near by and schools close too, lived in 2 homes in SL. However, once I became an adult and got a job in the city, from around 2009 traffic was an absolute nightmare. Capital Growth was another bummer, if you looking to make decent equity on a property, point cook ain't for you, with the capital growth averaging just 3.41 % in the last 3 years. It ranks in the bottom half in Australia. That being said if your retired or well off, and just wanna live in a nice area, point cook is for you.

"Good & quiet area"

if you stay at the right pockets, it's very pleasant, safe and quiet. Internet is not a problem for us. Currently with ADSL2 with good speeds. Driving to CBD during weekdays can be a nightmare at certain hours. If you leave home around after 8.30, traffic is much better.

"Some great stuff and some not so great stuff..."

We love Point Cook for the reasons that it is close to the city, it has a wonderful community spirit and it's very family friendly. Everything you need is close by with shops, doctors, etc. It can be noisy with dogs barking, kids screaming, teenage hoons, etc. We have lived in Alamanda and Off of Boardwalk Blvd on Miles Franklin - both had noise and hoons. Stay away from houses near parks - teens often hang out there after dark and make a lot of unwanted noise.

We have many friends and acquaintances who had their homes and cars broken into, vandalised, etc. Crime rates seem to be rising as of late. Internet is hit or miss depending on the area you live in. Saltwater Coast is really dodgy for internet, Alamanda is all Fibre Optic, the non-estate, older areas of Point Cook are really unreliable whether you can get access or not, as is Sanctuary Lakes. Always ask the current owners/tenants about internet if it is important to you.

We love Point Cook because of the community spirit and it's closeness to everything and my hubby's work. Plus we have made lots of friends here. It is a hugely multi-cultural suburb made up of expats from many, many nations. On our one street we had Aussies, Americans, British, South Africans,Germans, Italians, Greeks, Indians, Koreans, Chinese, Dutch, French… we love it! It brings such a colourful, diverse cross section of people into one area and makes life interesting and fun.

You mentioned "Crime rates are going up considerably as of late - unfortunately". However, crime rates actually declined in 2011/13. Statewide, the 2012/13 crime rate per 100,000 population was 7157.1, an increase of 1.6% compared with 2011/12. However in Wyndham (the local govt area for point cook) the 2012/13 crime rate per 100,000 population was 6,741, and decreased by nearly 10% compared with 2011/12. I personally know 4 people in Point Cook who have had their homes broken into (one house was broken into TWICE!) & 6 others who had their cars broken into or vandalised - all in the last year. I have personally had my car vandalised, I had two of my tyres ruined by someone wedging glass bottles under my rear tyres whilst I was at the Chemist Warehouse off Boardwalk Blvd. Considering that I only know around 30 people in Point Cook, I would say those are some pretty scary numbers. There is crime everywhere of course, but I have heard of more crime living in Point Cook than I have anywhere else I've lived in Australia, that is just my experience. I am no expert and do not claim to be. I am merely stating my personal experience and knowledge gathered from statistics.

On that same token, we moved from Geelong to Point Cook and our premiums went UP by $400/year! We hear so much about the crime and suspicious activity from friends and also on the Facebook PC Residents page. There were at least 3 suspected pedophile incidents in the area within 6 months - One was at Saltwater Coast where a school girl waiting for a bus and was chased down the road by one or two men, one where a man at the end of our street in Alamanda on Magnetic Ave tried to get our little boy neighbour into his car when he was walking to school and another on Jamieson way where there was a white sedan following behind kids who were walking to school on several occasions. Like I said - I did not post this to engage in an argument with people, I am stating my experiences and those of others that I KNOW personally of.

We may hear more about incidents having a stronger connection to the community, Facebook/social media & kids in school, whereas in other communities, we don't hear as much of the stuff that goes on if you're not socially connected.

"Nice Pocket"

I have been living in point cook since 2006 and it has definitely changed alot. It has gotten alot busier, work still needs to be done with infrastructure or better still stop releasing more land. Point Cook is a great area that is close to the cbd and close to the beaches. I do believe the area could look so much better if people would up keep their gardens, a little pride would not go astray. We also need more trendy cafes in the area. But overall great place.

"Attracting good people"

After a decade in Point Cook we had to leave. For those whom are not affected by overcrowded schools or an insane freeway run to the city five days a week, then it's all good. All the services are under constant pressure and those running these services have no hesitation letting you know. Yes the area is attracting good people, it's safe but if you are dealing with the above mentioned issues then in the long term it gets wearing.
Slowly they are building more infrastructure but for us it was just too slow, unless they slow down new developments I can't see that issue being rectified.

"Perfect family living"

A fantastic suburb for families. We live in Sanctuary Lakes which is just beautiful, safe, secure, welcoming and a great lifestyle. The down side is due to all the land development and the wind it is EXTREMELY dusty. Breathing in red dust all the time can't be to good for your health. So lock all doors and windows when the wind picks up as it is extreme.....
Other than the red dust SL is a great place to live... Dust will settle when new houses are built :)

"Near the coast and affordable"

Point cook is very close to werribee or altona beaches, the area is still very new.
Traffic to the city is a nightmare during peak hours but only take around 20 to 25 mins off peak.
it has quite a few options for dining but not enough yet.

I like the quiet and green look of point cook. It gives me the HOME feeling and the price is definitly sth to factor in. very good value imo.

"a new town with potential but a lot to catch up"

The area is quite new and clean but lacking infrastructure.
Give it some time and it should develop quite well as it has a large and growing population to make it happen.
At the moment, the supermarkets and basic needs are within walking distances. I would love to see more restaurants or a cinema would be nice.

Point cook has all the basic needs from shops to parks but not as many options as the east yet.
however given the price of the house, I wouldn't complain it (save me $300k for getting the same house at the same distance to City in the east)
The area is very peaceful and tidy, I love the parks and road design, very well organised.
Overall, it is a very good suburb.

"A brilliant investment for the future"

Where else can you buy a 600m2 large block, with a beautiful house, a backyard for the kids and the dogs to let loose in, you can sit outside at night, not hear the traffic and look up and see the stars clearly! Its a slice of the country 25mins from the Melbourne CBD! Its a brilliant location, our neighbors are fantastic! There are no hoons driving around doing burnouts, its a really choice location. You will never regret buying in Point Cook, and the value is skyrocketing every day, get in while its still affordable I say!

"A great value place for peace"

Point cook is very different to surronding subs (eg truganina, tarneit, hoppers, etc). It has its own shopping complex and much more well organised then the others.
I have been living here for 5+ years and I love the place. neighbours are very friendly and parks are nice and nearby to walk the dogs.
I never close my curtain but nothing has had happened to my place...so I think it is very safe place.
there are a lot (at least 3) big gyms in Point cook and quite a few restaurants to choose from. It also has easy access to werribee which you can find a bigger shopping centre and village cinema. and MORE food!


However, traffic and internet are the issues that you need to consider before moving in. Traffic to city is hopeless at the moment and you need to apply 50 times+ for an adsl connection in most places in pt cook.

"A suburb with great potential"

I moved to PC nearly 2 years ago and the pro's of living here far outweigh the cons.... PC is still developing but I am really excited about the future. I love the town centre and can't wait for the nearby marina to be ready... I do wish it would have better nightlife and I could get to the CBD faster but there's no way I would trade my beautiful house for those two!

"Easy access off the fwy"

It wasn't long ago Point Cook was a dustbowl with a few very skinny sheep standing around looking for a tree so it's certainly improved over the past few years, but there is an empty feel to Point Cook still, certainly plenty of new looking homes, landscaping ect, but there is no warm community feeling here, it's as if everyone in Point Cook have another destination in mind so don't put anything into the one the're in at present.

Hi, there are many wonderful houses to rent in Point Cook. Anywhere near point cook town center will be good. There are grocery shops (Coles, IGA, Aldi, Vege shops) and other bigger shops like Target, ect. Also look out for Alamanda and Santuary Lakes, these places are near and simply looks beautiful. Both these places offer gym membership and there is a pool to have a dip on hot days. Point cook is a beautiful suburb with quality!

Hi, I noticed a few people commented about internet and mobile reception being some of the cons for Point Cook. Is the internet connection really very bad to the point of getting disconnected frequently etc etc, or just not as fast as the connection available in other suburbs?

Hi Emilee, I wanted to answer your question as we were really shocked at how bad the internet and mobile reception is. It is really really bad to the point of being disconnected or just being so slow pages time out...and this was with Telstra...apparently one of the "good" providers in Point Cook. We were with 3 when we first moved, we ended up going to the Ombudsman to have the contract cancelled and even a rep from 3/Vodaphone said that it's very common for people to have problems there as the supply can't keep with demand. There are some good things about living in Point Cook, but the biggest negatives are the amount of break in's (especially in Alamanda where the police actually doorknocked telling us to get alarms as they have 2-3 every single day) and the internet. Be prepared to pay a high cost for a very very poor service.

I have had the opposite experience... I moved to Point Cook a few years ago from the Eastern suburbs. I have excellent mobile range with Telstra and I have the new broadband fibre optic internet (which is the fastest in the country). In fact Point Cook has a very low crime rate although it sounds like Alamanda might be a problem spot at the moment.

Not sure where you are getting your information from Not_a_fan. I have lived in Alamanda for over 12 months and know a lot of people in the area, nobody has ever complained about the crime rate??? there is 24hour security around Alamanda and the parks/playgrounds are grafitti free and very well maintained. The internet is fantastic through fibre optic, only mobile coverage is still an issue.

Where i got my information from? I lived there! On fongeo drive and we had the Police door knock on all the houses to tell us that there are multiple break in's at Alamanda alone. Two of our neighbours were broken into. yes the playgrounds are graffiti free but I didn't live on a park bench.

I live in Alamanda and there are still a number of break ins each day! This is information that I have got from our online community. Its got a lovely feel in my opinion and there is a sense of community within our estate however they crime is a concern as are the hoons.

"Excellent Family Suburb With Nearly Everything You Need!"

We first moved to Point Cook in 2010, from the first time we arrived in Point Cook we have loved the suburb, we bough out home in Sanctuary Lakes off Luke Saville at RPM Real Estate, it couldn't have been a smoother and stress free process. I would recommend families and elderly people to Point Cook in a heartbeat, it is a quiet yet vibrant suburb and only 20 minutes to the city. We have made great friends through childcare and our children and have never been happier. Five stars for Point Cook!

I am on the gold coast in Queensland its far too expensive and there are too many tourists, I originally come from vic but have only driven through point cook and had a quick look at the shops ,Its frustrating hearing good and bad things but I guess people have experienced different things

we very nearly went to the gold coast before we came back to london, had a rental set up and everything, just as we were ready to go all the floods took place and although it didn't hit the gold coast i had second thoughts and cancelled everything. I think it is hard when you haven't lived somewhere to listen to others judgements but you just have to go with your gut feeling. only 7 weeks now and i will be back in beautiful melbourne. being a pom and coming back to the uk has made me appreciate oz even more. good luck with whatever you choose angelboy.

Point cook is a growing and expanding town. Over the past few years infrastcture and facilities have continued to grow to keep pace with the demand. More and more families are choosing to live in Point Cook as it offers easy access to Melbourne CDB via the freeway. There are 2 main shopping centres within Point Cook (1. Point Cook town centre & sanctuary lakes shopping centre). Both and continuing to expand and provide great options for people.
Sanctuary lakes locaked within point cook is an exclusive estate originally designed by Greg Norman. This estate has a man made lake which is twice the size of albert park lake. There are 10 islands located within the main lake. All islands have architecturally designed houses uild on the land. The resort offers gym, pool, sauna and golf facilities. There is a fantastic club house as well as quest apartments for people choosing to hand a golfing holiday. The golf course is a fantastic course which is extremely well maintained. The lake is cleaned regularly to ensure that a high standard is maintained.

"Not a great place to live long term"

We live in Alamanda and no longer feel safe here. We had a visit from the police 3 weeks ago to tell us to buy security systems as they are getting up to 3 break in's a day just in this estate and our neighbours had been burgled.

We are often woken in the middle of the night by hoons doing burnouts and racing around the streets. We live in constant fear that they will miss a corner and drive straight into our home.

When we moved here we were pleased to be told that a future school would be built near our home...nothing ever happened and apparently it's not going too - even though the schools are over capacitated (as told to us by the school) and it's only going to get worse as development continues. We currently have to walk to school and back each day - it takes 2 hours a day

The public transport is terrible. The traffic is congested sometimes taking half an hour just to get to a main road.

Internet and phone reception is unbelievably bad, we have tried 3, Vodaphone, Optus and Telstra and they are all the same...terrible :(

Buying an investment property out here is a big risk, in the 12 months we have been here we have seen houses that were renting for $370 a week when we moved in being advertised again for only $330. Because there is such an overabundance of rentals (sometimes as many as 300 in this suburb alone) and we see many houses in Alamanda sitting empty with for lease signs for many months.

I understand some people love it here, there are some great things about Point Cook - there are bulk billing medical centres, there are shops (although a lot are closing down) and a fantastic library.

Personally I think there too many cons outweighing the pro's and it's just not a nice place to live.

It's also a little bit ugly - sorry if that offends anyone.

I drove through Alamanda a few weeks ago and yeah it is very very new with little to offer yet in terms of amenities within walking distance and public transport, but in time I think this will change. Its just one of the downfalls with living in a newly developed suburb.

Phone reception is bad but they are building reception towers at the moment so hopefully this fixes the problem.

I am surprised you are saying some parts are a ghetto, I have driven all over and find that PC has a decent mix of people comparable to many other Melbourne suburbs. I like the mix of the people moving there, lots of foreigners but the right kind if I can say that without sounding racist.

Lastly Rent/Property prices are going down pretty much everywhere, this is not specific to Point Cook. The current climate is very unstable and yes many businesses are shutting down but again not specific just to Point Cook. It's just not a good time to sell a house or start a business.

I can't agree more with you. I think the house prices and rentals are affected everywhere. I moved from Glen Waverly a year ago, where I paid a rental of 420 a week when I was staying there ( the house is old, the insulation is horrible and I use to let the tap water run for a few minutes until it turns from rusty brown to clear water). The same house is now being leased for 380 a week, yet there are no takers. In short, the current dip in house prices has affected most areas in Melbourne.

I think point Cook is a lovely suburb, it has all amenities nearby, unlike other more established places. The only thing I would miss are the trees. The more established suburbs are green but that again, point cook is relatively new so please give it a few more years to catch up.

Having said this, I wish the schools here are better. I hope in time to come it will fare well and make its mark.

I like the community, I am a migrant myself and have love being in the mother's group which is made up of a few local Aussie, a Chinese and South African. My son will soon turn two and we still meet regularly!

"Those who cant live here wish they could!"

We moved in 10 years ago and boy have we seen the change! Especially in the value of our property! It nearly trebled in price. I feel sorry for all those who can't get a piece of the Point Cook lifestyle and have to purchase in the surrounding suburbs advertising they are within close proximity of Point Cook!

"Lived her happily for over 6 years"

It took me a long time to find Point Cook - had been house hunting on and off (unsuccessfully for years), done the Brighton thing, St Kilda, Brunswick all the fashionable arears. People wondered why Point Cook - the smell from Werribee and all the usual preconceptions. Loved my plot and bought within 5 minutes, built our own home and not regretted it for a moment.
Point Cook has coastline (Wyndham Council) take note it needs a tidy up. Werribee Mansion is glorious the open range zoo, heaps of fun for family day trips.
Shopping - we are getting there, the soon to be completed sports fields, the place is booming. I just wonder where everyone comes from?

"Not much bang for your hard earned bucks"

Having lived there for over 3 years,Finally sold up & moved on...the body corp fees are a joke, you dont get much bang for your buck.."security" ??? Well i had to call them once at night and my call was answered by a very rude & gruff man who made me feel like i interrupted his nap.. Gardening/landscaping leaves a lot to be desired. Many people i came across who live there are 2 bob snobs. I got out just in the nick of time, lucky to sell our property for a lot more than it was worth, again people have this perception that SL is some magical placs just a facade. Our agent now tells us the prices have dropped around 10-12% . What a relief I am out of there. Save your hard earned $$ - I am saving $270 per month just in fees! There are so many nice areas in Pt Cook which are comparable, closer to amenities and a lot cheaper.

Re. the drop in house prices: that's happening around the country (and around the world for that matter).
Real estate prices fluctuate, that's pretty normal.
Our land alone in SL is valued at 500,000.00 by the council plus the house and their valuation is usually very much below the market prices.
I find the body corporate fees reasonable, especially considering four people in my household get access to the gym, pool and other amenities. I used to pay more just for a gym membership for two people so I think it's relative, if you don't use the gym and don't mind living somewhere else, then you will be saving a few hundred dollars a month.
It really depends what is valuable to each individual.
I absolutely love both SL and PC suburbs and, as others pointed out in their comments, we are becoming spoilt for choice and also looking forward to the Werribee South Marina and the new suburb Williams Landing to take off, the prices will skyrocket in both these areas. As yet they are still pretty much undiscovered but that's changing fast.
I predict average house prices in PC and SL are going to hit a million dollar mark in the next property boom.

"Peaceful and Friendly Atmosphere"

Having stayed in Sanctuary Lakes for 7 years now I must say that I still can't wait to come home every day. The manicured masterplanning of this estate, the golf course once patronised by the former President of the USA - Bill Clinton, the sports & recreation facilities, the restaurants and the friendly residents have come together as a wonderful 'package'. Moreover google map (streets) has no access here thus security is a plus point.

It's lucky you can't wait to come home each way as that is mainly what residents of SL do. Wait. On the freeway, on Point Cook Road. Getting in or out during the peak hours (6am-9am and 3.30pm-6.30pm) is a nightmare. The train service has recently improved significantly but patronage has also grown and you would be lucky to get a parking space after 7.45 at either Aircraft or Laverton. Which is rather unfortunate, as the bus service is DIRE.

The gym is a filthy apology for a facility and the restaurants are a joke! The reference to Google maps is also ridiculous... Just use www.nearmap.com.au!

All up, the above post gives a very rosey tinted view of life in Sanctuary Lakes. It is, without a doubt, lovely to look at but living there is isolating and dull. Every adult would need a car of their own to function with any autonomy or, look out parents, you will spend your life in the car driving family members, friends and relatives in and out of the suburb.

The suburb is great for stay-at-home parents of very young children, those who are able to work from home or anyone who doesn't need to work. For anyone else, be warned!

As there is only one way in and out, you can easily add an extra 25 minutes to your journey. Don't be fooled by the "as the crow flies" quotes of how close you might be to the city!

Oh yes, there's a great big Maccas on the corner IMMEDIATELY outside the entrance, which is where all the children over 10 swarm after school because the walk home is so daunting and both parents are at work to pay for the over-priced, over rated, cardboard houses that are starting to subside because they are built on a salt lake.

cherry is that just SL because we are moving to point cook well hoping to in December and it sounds like it has so many ups and downs its starting to confuse me ,we are flying down to look at the area next month so would you say it is better to get a house to rent out of an estate ? is it hard to get out of point cook all together transport wise as I have a daughter who will most likely need to catch a bus to school cheers

@angelboy, why PC? There are no good public secondaryschools around, n SL is a dissapointment, not family friendly (2 of my friends live there n havebeen complaining). Just a suggestion, why not choose suburbs that have good public secondary schools? If the schools are good, most likely the neighbourhood are nice, family friendly and healthy too, such as south east suburbs. That's what I did, and happy I made the right choice for my kids and family. Good luck!

Yes you have a very good point Happyascanbe ,the reason why we are looking at point cook is because we are moving interstate and want to be near people that we know and we have family in werribee and hoppers crossing just though point cook was close to them and looked more quiet are there any suburbs near there you can suggest because with south ease etc I will be totally honest I am dumb sorry have no sense of direction ,thanks so much for giving me the advice I really appreciate it ,And I did notice the schools had not much to offer

"Sanctuary Lakes - The new East side pocket in the West."

It is the place to be and much more affordable than places on the East side this is the new 'East' side pocket in the west. Really is well kept and quiet and not far from the city, there is bus transport on the outside, the buses do not run through here, which is not a bad thing, would you want a bus going past your house in the morning...

Residents have free access to the gym and small lap pool and there is great walking pathways and parks for the kids, you could also have a barbeque there too. There is a golf course which provides the clubs and a place to buy accessories you need. A cafe and restaurant which both look on to the water and golf course.

There are body cooperate fees but i don't mind, it is what keeps the area clean and maintained.

Shopping is very close, there is one just outside the front of sanctuary lakes or if you travel less then 5 minutes to the point cook town center there is a number of different retailers, fruit and veg shops there.

Rentals don't have to pay a body corporate fee but they are entitled to use all the facilities as they are residents. The landlords are responsible for the body corporate fees.
It is ideal for families, it is a safe and relaxed community, there is no drive-through traffic, lots of walking and bycicle tracks around the lake and golf courses. Also several primary and secondary schools incl a catholic school in Point Cook and Altona Meadows. Most people living here are young families.

Brave... You need a reality check! Property values in SL have plummeted and are not likely to rise any time soon as urban planning starts to re-focus on the city end of the freeway.

The "scarcity" you refer to has meant that the property developers have now sold off the land at the front side of the lake and sub-divided. So the poor buggers who bought land and built across the road 10 years ago will now have ugly townhouses to look at instead of the (useless) lake!

Again, I reiterate that SL is NOT close to the city and you would not be able to get there in 20 minutes without getting a speeding ticket - even if you were lucky enough to get a straight run!

I have driven drom PC (Town centre) to the city (Kingsway turnoff) in 13 minutes (I timed it). Was not even doing 100km/h all the way due to slight traffic, and I never speed as I need license for work and use my speed limiter.

I agree in heavy traffic you will be crawling. However traffic jams are not specific to Point Cook.

"Over-hyped western suburb"

Some residents are so embarrassed at having to live in the western suburbs that they have to refer to this place as a 'resort' or call it 'inner west', both descriptions are complete BS.

The reality is that this is just an over-hyped western suburb full of McMansions. There is near zero public transport, the drive to the CBD is a nightmare, it took me 3 hours to get home by car one night recently.

The body corp fees are way too high and keep going up. The 'resort' facilities are a joke. The gym is such a dump that the local real estate agents will not take perspective buyers there to inspect it.

While Melbourne's property prices have boomed in the last 5-10 years many SL properties have barely increased in value. The surrounding housing in the 'non-prestigous' areas of Point Cook have actually had a better ROI.

If you come here you will be trapped for life - you will never be able to get back into the 'real' Melbourne market.

There is a bus route out the front of Sanctuary Lakes, or it's a 5-10 min drive to the local train station (depending on traffic).

I used to live in Chadstone on the south east side of Melbourne prior to moving to Sanctuary Lakes and the closest train station was even further than here! Further, some days it would take me 3 hours to get to work or home from there also.

The reality is that driving in Melbourne during peak hour time is a nightmare wherever you live these days. Further, public transportation is constantly unreliable. Just because you had a bad day getting into work one day, don't take it out on the suburb. Imagine the poor guys driving into the City from Geelong.

During off-peak time (incl weekends), it takes me 20 minutes to drive into the CBD.

We drove around Hawthorn a few weekends ago and it took 30 minutes to drive about 100 metres at one point. You don't experience that sort of traffic out our way, during off-peak time.

Body corporate fees are reasonable considering you get 24x7 monitored security, a tennis court, a gym (might look a bit tired, but has beautiful view of lake), landscaped surrounds/incl golf course and so on.. I think you should compare the body corp fees to high-rise/low rise apartment blocks and other areas before you cast judgement.

The 'real' Melbourne market? Sanctuary Lakes is less than 20 kms to the CBD. Regarding house prices, we've seen them appreciate. I think it's fair to say though, that the area is still a great investment for the quality of home you can buy here in such a beautiful location.

It takes 30 minutes to walk to the bus stop and if you just miss the bus don't worry - there'll be another one in one hour!

It is well known the Werribee line is the worst serviced rail line in Melbourne. You can't get a car park and the few train services are so full you might as well hang on to the outside of the train.

I have compared the body corp fees of the apartment blocks - they charge MUCH less for the basic admin fees. SL owners are being gouged. I don't pay high fees so that a bunch of tossers can play golf on their private course at my expense!

Why don't I move? - because I can't, I'm trapped here - I was stupid to buy here and now the Melbourne market has boomed and is out of reach. I'm stuck here. Other people should pay heed and not make the same mistake as me.

This site is about trying to sell your house so of course people try to make the place sound like paradise - it's all BS they just want out. I just wish I could go with them!

Having lived in S/L in 2004,renting, and now here again,since 2010, for just over a year....drive to work in Glen Iris, approximately 3hours plus a day on road..forget public transport unreliable,dirty, smelly ....adding even more time being on road,forget the facilites...best is the golf course open spaces whilst the petro chemical pollution isn't invading your nostrils especially at night just as you fall into deep sleep....add lake phosphors rising due to temp changes from the shallow lake as more pollutants invade you, it is so horribly sad to have lousy tap water- low pressure water, lack of clean fresh air and the golf course is heavily 'sedated' with chemicals so that all the bugs,insects including some real nasties invade your home...for good, you need a pressure hose to dislodge most of them from your walls...I guess it is a troubling scenario...and just now I heard a duck call...which made me realise how beautiful surroundings and serene the scenery really is when you care to forget for one moment all that man made crap that is limiting one's enjoyment of this place...as far as Real Estate... well some are nice enough homes...most are cheap builders blocks of concrete that inevitably crack and are sinking....due to the soil physics....something one should really invest in knowing before they buy... Real Estate here is supporting the golfing patrons...and they're decent enough not to disturb your peace and quiet....in summation renting is a far better option here, at least you can move ... and as for investment, well if you have tennants as good as us....you're on a high...too bad for some whose homes weren't exactly smelling like roses on inspections.For those of you who jumped from East to the West...all I got to say is "we moved backwards....and there's no turning back" as most of Melbourne is succumbing to low(er) class demographics....maybe I should take photos to better emphasise this fact....as it happens to confront me on a daily basis to and from work.

Wow sinking homes?! I can see a lawsuit coming on now. Now that you mention it I have noticed a few homes below the ground level. I'll buy a boat in case my house sinks one day. And here I was thinking that the load bearing of the local clay soils was actually pretty good!
I don't know what petro chemical smell hangs around your house but you better get onto the EPA! Most industries have EPA licences where they are not allowed to discharge pollutants beyond the boundaries of their properties. So if you believe that a petro chemical smell is being emitted you better notify the EPA so that they can investigate. Are you sure one of your neighbours is not running a backyard lab?
It amazes me how some people chose to live hours away from their work and then constantly complain about the commute. Poor choices.
Hint for the water pressure: there is a little filter in your taps - change it - worked for us.
Sorry the what? phosphors? due to temperature changes? hmm... well they could probably do something about minimising the nutrients entering the lake.
So why did you move back to SL?
Another hint: if you are not happy in SL then MOVE.

Jesus, there are NO petrochemical smells here! I know I work at the Altona Petrochemical complex. The prevailing winds are southerly, hence the smell is seawed from the bay/campbells beach area.
My water pressure is too high from the mains, over the rating for the hot water heater! Maybe the tap at the meter is no fully open or the pipes have been restricted/squashed?

There are no sinking homes, all over Melbourne the the dry weather (past 7 years) has caused subsidence. Most houses on the Islands are built on piles.

Let me get this right - you work in Glen Iris, rent in SL because...its closer than Geelong and YOU are calling people buttheads?!
Well if THEY are letting off pollutants at night (to avoid detection by the EPA right?) then the westerlies or easterlies will take care of them by the morning so that your lungs do not have to do the filtering and you won't get blastoma.

Houses sinking? Smells and pollutants? I've not seen or smelt any of this!!! I have smelt them in Altona though. The only smell I've encountered is from the bay and that's hardly unpleasant. Our house is 10 years old and rendered all over - there isn't one crack in it.
It might take you 30 minutes to walk to the bus-stop, but it takes me less than 10 minutes. Your distance to the bus-stop is dependent on where you chose to buy/build in Sanctuary Lakes. It is a very large estate.
If you work in Glen Iris, then you are mad to live in Sanctuary Lakes. Similar to a person who lives in Glen Iris and chooses to drive to Point Cook everyday. This is not a reason to take it out on the suburb.
I still believe the body corporate fees are reasonable for what we get, having said that though the owners will be taking over the body corporate management in the next couple of months from the developer, so the fees will be under more scrutiny then.
All I know, is that most people who have commented on Sanctuary Lakes have given it an excellent review as have and I hope that's what readers consider.

I'm assuming its because you know you can get a very large home here for a cheap rental compared to what you would pay in Glen Iris or surrounding suburbs. Plus as a renter you enjoy all of the facilities, without having to pay any body corporate fees. Stop moaning.

S/Lks ....quiet and clean....it stinks on most days in summer and is ok in winter.... has far too many substandard built homes....hardly worth looking at....as for amenities...I wouldn't ...golf links are great....pool and gym are dirty... rather use my own pool....because of work renting is a far better option as it is cheap enough...wouldn't live in the outlying areas of this side of the bridge....and as for transport and roadways....public transport is dirty and the hwy in peak hour is a grizzly slug .... the best place to be ....is certainly not in Melbourne !

Miremax, transport is the same wherever you go, traffic is the same too, so I don't think anyone that wants to live close to the city is going to find a place that doesn't really get peak hour traffic... its not going to go away. Unless you move to the rural areas.

Apart from peak hour traffic it is a 15-20 minute drive to the city, we often find that the actual drive to the city is quick and stress free and that the traffic jams are apparent once you are in the city because a short distance of a few km's will take you much longer then the 20km drive from Sanctuary Lakes or Point Cook.

Both Point Cook and Sanctuary Lakes are lovely and relaxed communities full of professional couples and young families. The new Point Cook Town Center caters to all your retail and health needs.

Close proximity to the future Werribee South Marina and a stones throw from the new suburb Williams Landing which will provide endless dinning, entertainment, retail, fashion and recreational options and will incorporate a new train station which will be easily accessible to both point cook and Sanctuary Lakes residents.

Some of us who own properties here consider our selves very lucky that this amazing suburb is not yet discovered and consequently that the prices are not YET over inflated and unaffordable, saying that, an average size block of land in Point Cook (around 600sqm) cost around $95,000 ten years ago and now days you expect to pay anything between $300,000-$400,000 for a similar block in the same area. That's an increase of around 300% in land value. Cant think of better returns or a better suburb to invest or live then right here in Point Cook or Sanctuary Lakes.

P.S. and since you mentioned 'substandard build homes' I have done research and checked out many properties in some of the most popular and most expensive suburbs in Melbourne and most of them are only fit to be pulled down and the others are out dated with non functional floor plan, lack of parking space on very small blocks of land and in narrow streets.

Do not post such ignorant comments, I have worked in the Altona Petrochemical complex for more than 35 years in a Laboratory. NO pollutants are let of at night! If there are any odours in your home they are most likely source is from inside the house.

Katherine, I agree with most of what you're saying and I guess it all boils down to one's likes and dislikes..have lived in many other parts of Australia and overseas, not just here in Melbourne where I purposefully chose to live in the west, for all those reasons you have mentioned and more but I have realised that ....the invisible is the ultimate hazard often maligned by apathy and greed.

Being in Melbourne solely because of work makes me quite 'unemotional about this place'... I look at it as it is and not because I 'must be here'....I am observing the trends that have long before taken a toll on many other developments around the world...it is not a joy to impose my views on the domain of others...

Sanctuary Lakes isn't the only estate in Point Cook.... I live in Innisfail and love it! Much easier o get on to the freeway, prob closer to the new marina & the towncentre and no body corporate! When we were buying we felt SL was a rip off and having spoken to a few residents I am glad we didn't buy there... Everyone bagging PC, please give the rest of the suburb a go... We love it and you will too :)

"A totally unique lifestyle so close to the CBD"

We have lived in Sanctuary Lakes for about four years and would never move anywhere else. With the lake and golf course surrounds it is so beautiful and well kept. People have built some absolutely beautiful and unique homes around the lake and golf course and throughout the rest of the estate. Another reviewer wrote that this area is the Toorak of the West and I must agree in terms of what is on offer and how this area is viewed locally. Great location if you want to meet new people and immerse yourself in the local community, or if you prefer to keep to yourself you can do this too as the estate is massive. One big highlight of the estate is the golf course for us and all of our family now plays. The La Broque academy offer a great junior golf academy for kids and both of our kids practice regularly at the driving range. Needless to say this is a great place to bring up kids.

"Fantastic place for families"

I moved to point cook in 2008 and the growth here has been amazing. We have 3 children and they love all the parks and open spaces. Traffic is getting worse and my husband takes 1 hr to reach the city in the morning but we love living here so much we put up with it. The shopping is improving and so are eating out options. Overall I would recommend the area for affordability and safe, family living.

"point cook is a big disappointment !!"

i was so disappoint after living 7 years in point cook. in the morning it just a parking lot at westgate freeway. had to leave before 7 to avoid it just to get to city. after that it took me more than 1 hours just to get to city. also the water quality is not drinkable. it taste odd. the air quality is not too clean. somehow it smells like in the factory. the landscape is also boring. flat all around. better stay way from this. and if you have kids in secondary, there is no good public school around, not like in the east melbourne. not mention having a pest as your pet. be careful, it used to be a swamp and next to water treatment area.

"Choose carefully"

After living in point cook since January 2009 to December 2010, the changes to the suburb are substantial. Towards the late part of 2010 I had to leave at least 30 minutes earlier to get to work at the same time that I did in 2009! And no I didn't drive into the city. Depending on where you chose to live be mindful of the woeful internet connection problems you may have - however Alamada estate (where I lived) had fiber optic cabelling for paytv and internet plus your own club house (pool and gym) if you wanted to pay the extra fees per year. Point Cook road and Palmers to a certain extent can turn into carparks which can add up to many minutes to your trip - again this is dependent on when you leave home and where you live in the suburb. In my opinion there are some parts of PC that can be a bit ''ghetto'' with unkept front lawns, poorly parked cars etc - but this can happen anywhere I guess. The town centre is great - everything you need with a short trip to Werribee / Hoppers if you need anything more.
The post office can be a hit and miss sometimes - queues out the door and others very quiet. There is a waiting list of 30 to get a PO box mind you.
Lots of parks, walk ways, child care centres and schools. Housing affordability in comparison to other major cities great. However, I would hate to think what it will be like in 5 years time if the infrastructure is not upgraded ASAP.

"Great people, great place"

One of the first places I have lived in where I can honestly say I really get along well with everyone in my street! Whether it is BBQs on a sunday, or the kids playing over at the nieghbour's place, weekends and evenings couldn't be better.

Great gym and cafe too. Love the Pot and Parma night at the club.

"Great place to raise a family"

I have lived in Sanctuary Lakes for about 2 years and I absolutely love this place.
You really notice the lake, maintained nature strips, parks and beaches. The suburb is great for families with plenty of child care centres and nearby schools. The kids love playing on the beaches around the lake and in the parks. There are good choices with medical centres and dentists and there are a few good restaurants around. The restaurant and cafe in the suburb serve fairly decent food as well.
The body corporate at first seemed a bit expensive but I no longer need to pay to go to the gym. There is also free use of the swimming pool and tennis courts! The free security is great and it gives us great peace of mind when we go away. It’s great to know that someone will be out within a few minutes (we even get a phone call if our smoke alarm goes off when we burn the toast!).
There is also a discount on the council rates. Being such a safe suburb we got a discount on our house insurance. So overall the body corporate is great value.
I guess the local supermarket can be a little pricy for fruit and vegies but there are plenty of other choices within a short drive.
I can’t speak for everyone but we have great friendly neighbours and a lovely quiet street.

"Live and work in Point Cook"

My partner and I have been living on Point Cook for the past 3 years. In that short amount of time, this area has developed so fast its unbelievable. We own and operate the busiest cafe in the area and its great meeting all the locals. Everyone here is very laid back and relaxed and loves a good chat. The community spirit is wonderfull and families with young or even teenage kids would love it here. Great schools, great big open parks, bike tracks to Williamstown. Theres something here for everybody. What we love the most is the accessability to everywhere. Its only 20 minutes to the heart of the city, 10 minutes to the beach, 20 minutes to both tullamarine and avalon airports and great restaurants in the area and more options 10 minutes down the road to Williamstown or Yarraville. Geelong and the Great Ocean Road is not far either for a weekend getaway. I have read previous comments about a sewrage smell in the area. In the 3 years we have lived here, not once have we smelt anything.

"Lovely family area, great friendly atmosphere."

Even though I have said it is a great place for families, I think singles would find it pretty good too, lots of restaurants now and close to city. Affordable rents, great parks for excercise or running.
Lots of schools, especially the new point cook north the kids are very well cared for and I know they have a great tuckshop with yummy menus all year round cos I work there.
Emmanual college (catholic) has a great reputation in the area.
There is so much happening in this area why not join us ?

"Build your dream home"

I looked at the overall rating for this suburb a few months ago, and it was 78/100. For some reason, the rating goes down to 64/100, and I guess the main reason for people who are not satisfied with this suburb is because of the poor traffic condition or mobile reception etc.

I have also checked the suburb data trend/profile on the websites, looking at the demand/supply of housing and the trend of the housing price. It shows on DOMAINS that the median prices increased more than 10% from last year. The demands of housing are exceeding the supply...

From my point of view, I <3 PC.
Because I kinda believe that my connection to this suburb is my own fate. My parents, my cousin&brother in law (new immigrants-young couple), my boyfriend's family, and his cousins' are all purchasing houses at Point Cook! Just to have a look at the display houses, you will have a desire to build your new homes here. If more people are moving here, better infrastructures and facilities will be provided is that right? Well, to be frank, the environment and atmosphere around the area is just fresh+young+have unpredictable potentials.

As an international student doing Environments at the University of Melbourne, on my Mapping Environments lecture last week, the lecturer presented the map of Point Cook today with comparison to the one was made not long ago. We can clearly see from the maps, how a piece of empty land are gradually filled with loooooots of new homes.

Obviously, the majority of people currently living here are young couples with young kids. Just keep the theme, develop the young suburb as we young people fighting for our lives with our dreams!

"Very Happy - Open Spaces"

Just moved in here this year from inner city area. With a young family & a great house I feel this area is just the right mix. Being only 20k from the city is fantastic for me. Journey at 6.30am usually takes 30 mins. My daughter has just started school here, which is walking distance. Just hope the area doesnt get too big!

"3 years in Point Cook and no regrets."

I have lived in Point Cook for 3 years now and there are pros and cons. There are plenty of schools, a good shopping centre, plenty of medical facilities including several dentists, opticians and doctors, there is a nearby fire station and ambulance station. There are now plenty of places to eat out at the food court and restaurants at Point Cook Town centre. The neighbours are fantastic and it is as quiet as living in the country (according to our visitors and family). We have a free tennis court within 400m and a safe bike track within 1km which goes all the way along the coast to Williamstown 25km away. It takes just 15 mins to the beach at Williamstown, 20 mins to Avalon airport, 45 mins to Geelong. We have Werribee mansion, Point Cook Air Museum, Shadowfax winery, coastal parks, Werribee shopping centre and the country with vegetable growing farms only 10 mins away. I have never smelt anything from the Werribee sewerage plant. I also has a very multi-cultural family feel with lots of Indian and Asian families. I also like the variety of housing giving the area character and many houses are very desireable for the average Australian, being mostly single storey, on good plots of land and with plenty of room for families.

The cons are that traffic on the freeway to the city can be bad between 6.30 and 9am and between 4pm and 6.30pm when it can take 40 mins to an hour to get to the city. If you avoid those times it will take 25 mins to the city. We have a bus at the end of the street which links up to the train stations, but it is zone 2, so most people will drive to Laverton, which is zone 1 and much cheaper. It will still take over an hour to get to the city. A new station will be built at Williams Landing and with the future investment in public transport, it is expected to improve.
There are no pubs and no sports centres, although there are footie ovals and sports clubs. Internet is by wireless only, which is variable but usually not too bad for normal use, it is not impractical to download 100mb files if you are prepared to walk away for 1/2hr. We do get too many power cuts at two or three a year, I only had one power cut in ten years in Caulfield. There has been one break-in in our street, and we do hear the hoons at night, but this happens everywhere now.

The council is good and allow you to book two hard rubbish collections a year, the rates are reasonable considering the vast investment in infrastructure and as a booming suburb, there is a dynamic and happening atmosphere as new houses, roads and facilities spring up all the time. Some of the suburbs like Tarneit and Wyndham Vale seem to be poor relations with endless streets of houses with few parks or facilties.

Overall it beats living in a tiny flat in an expensive area close to the city and we like the lifestyle which is quiet, peaceful and healthy. Also land costs are now increasing pushing up the house prices as the suburbs become mature and house sales are less common pushing up demand. I believe this is one of the better new suburbs having looked at suburbs such as Caroline Springs and Tarneit.

It is worth noting though that if you took the bus from anywhere in Point Cook, it would be Zone 2 but your Metcard or myki will then be good for the train.

"great place for young families"

We have recently bought a home in Point Cook, and have found the transition to the 'burb's' most enjoyable. I am a stay at home mum, and I have everything at my fingertips here. I hardly use my car as we were selective in where in Point Cook we wanted to live. We are just off Dunnings Rd in a very quiet dead end street, close to the town centre. My husband drives into the city for work, and has found the commute time reasonable, comparable to when we lived in Altona. Yes, it is a new suburb and the trees are still small, but, they will grow as will the atmosphere and infrastructure. If you are a young family and want a safe, clean place to raise your brood, do have a look around Point Cook, you will definately find a home to suit your needs. Keep in mind where you choose to live in Point Cook and what access you require to the motorway.

"Good and Bad"

Have been living on Fairbridge Rd for a year now and it hasn't been that bad. Friendly neighbourhood, nice and quite, town centre provides most things you would need without the need to travel far.

However, I have had constant problems with mobile reception and the non-ending conversations with Telstra about getting decent internet which in the end was not possible unless it is wireless which goes back to the bad reception = very slow. I wouldn't recommend living here if you don't drive as public transport is unreliable and buses are 40 minutes apart that is if they show up.

It is definitely a great neighbourhood to invest in as I'm sure it will improve in the not so soon future, also good for families to build their own house as plenty of land space available with competitive prices.

"Very Disappointed"

I'm currently renting (lucky I haven't buy one) in this area, but I'm planning to move now.

Yes, in peak hour the traffic is always blocked. The fwy is another terrible, there is busy and very dangerous (Too many big truck). Moreover, lack of public transport, and the Laverton station parking area always full.

If you working in the City (at least 1-1.5hrs to city during peak), please don't think this suburb.

I would just like to say that Victorian who thought the west in under priviledged and smells like sewage, all that sounds odd because i have lived in the area for 15 years and never have i smelt sewage and i think this person complaining about the smell of sewage is really smelling his wifes breathe when she talks to him. As for under priviledged it sounds like your uncle used to (play) and too friendly towards you when you were a young boy. We are always happy when clowns with no life like you leave our lovely area hope you sol your home and made no money on it.

"Dont Bother , Its a joke"

It’s the most unlivable, unsafe & stinky Victorian sewerage suburb ever. I have just sold my house and thank god I am out of here. In peak hour the traffic is horrendous. Without being rude i must say that it’s true that the western suburbs are indeed very under privileged and there are major infrastructure and general facilities required.

It literally stinks out here.

"Great Place for Kids"

We have lived in Point Cook for 4 years, and have seen to most incredible amount of change. From what was once farmland, it is now a thriving community. We have just completed building our dream home just a quick walk from the local primary school for our kids. Best thing is the close proximity to the fwy & city. We have moved from the southeast suburbs and are happy with our decision.

"Point Cook Is Still To Cheap"

I have been living in Seabrook since 1998 and working in the Point Cook area for the last 10 years, I have seen the area grow and the people movin in are just great people mixed with mny families, many people from overseas including U.K, China and India along with many families from surrounding suburbs looking for better street scapes, better quailty homes and great schools . Iook at areas like Altona North and Laverton they dont offer anything like Point Cook doesmto residents yet homes with 1 bathroom, no garage are selling for more.
I feel Point Cook will be an arae that will increase in value once all the land is sold out and all the critics who say Point Cook is not a nice area to live in or has nothing to offer will eat there words and all those who live and have invested in Point Cook will have a nice big smile on there face.

My sister moved here with her family 3 years ago, such a fabulous place for a young family. In was really happy to see my nephew making friends with other kids in the street and he could go and play with other kids on their bikes/scooters etc. safe enough not to lock your car! and soooo quiet. sefinately a great place to buy if you have a family. not if youre a single like me, no night life!!!

"Rather live in a developed area for the price."

By the prices these pretentious real estate developers are charging you would thing that the area is somewhere safe and nicer looking. Take away the shopping center which is empty most of the time and the place is just a normal looking area which really doesn't justify the exhorbitant prices on the land. It's farm country out here with shanty towns lining the coast and the smell coming into the residential areas on some nights you'd rather be some place else. The infrastructure or lack thereof is not conducive to the growth the area is attempting achieve within the next two years so if you're looking at residing in the area with an intention of driving in to the CBD then you might want to take a drive out here before buying.

We moved to Point Cook 2 years ago. So far very happy with the area. Enjoy the peace and quiet in the area, neighbours are very friendly, people in general are trying really hard to make their homes presentable and lovely. However, the council recently started to encourage multi-dwellings to be developed on the vacant sites, which is reducing the family dominated environment.

"Nothing going for it now but has got potential"

Point Cook was very different from the more established suburbs of the East, South and South-East. There isn't much going for it at the moment but what is has to offer is something no other estates within 20km of the region could offer, and that is the abundance of land and new housing estates to build your dream home.
However, the advantage could also work against the town with thousands of similar contemporary houses being built about the same time, offering very little in variety in terms of housing designs. With the abundance in land still to be built on and the general lack of public transport, it is more suitable for home owners rather than investors.
I think this suburb would attract a number of first home buyers to fulfill their dream of owning a sizeable house and I was tempted to move there too!

"Home sweet home"

We have lived in Point Cook for 6 years now, having built in a very quiet court on a large block of land. Anyone moving into the new estates would be lucky to secure a large block now, they're downsizing every release. We love the quiet court we live in... just like in the olden days - the kids go outside and ride their bikes and go in and out of friends' houses and we don't see them for a couple of hours! The backyard also keeps them entertained and we count our blessings that we have all this to offer our children. New school opening up next year which will be great, needed more choice in Point Cook. Yes, traffic is increasing, but that's to be expected with the population booming. There are options of ways to getting to places so it's not as if you HAVE to be stuck on a main, busy road. People shouldn't complain! I drove down High Street Prahran not long ago and was so grateful to be living in Point Cook. We have had no issues getting an ADSL line in either. 23 minutes to the city when there's no traffic on the Westgate, trips in to the city offpeak are a breeze. Will be great when they build the new station at Williams Landing. Shops are quite good now, bit more variety. Unfortunately Point Cook and Werribee still lacking the higher end stores such as Country Road, need to drive to Highpoint for those. There is a great community spirit in Point Cook, with all the new sporting clubs that have opened up, you find the parents are friendly and more willing to lend a hand to get things up and running. If the council would do something about fixing the naturestrips which many owners leave derelict and weedy, then the town of Point Cook would be a lot prettier. We love living in Point Cook and intend to live here til the kids move out!

We have lived in Point Cook for 7 years, since the days where we vacant blocks all around us and there was not a shop in sight. In that time the place has been transformed and there is absolutely everything we need at our doorstep. The new Point Cook Towncentre is fantastic and there are other smaller shopping areas cropping up all the time. So many schools, creches, parks, as a young family we are very happy in this area. The Point Cook Coastal Park/beach is also fabulous to have nearby and when the Werribee South marina is all completed things will boom even more. Highly recommend to anybody thinking about moving to the area!

"The best in the West!"

Sanctuary Lakes boasts a lot of green space due to it being maintained well. I have noticed many professional couples living there and the estate is a premium and quality outcome. The dining at the clubhouse is good with their Chicken Parmagiana Nights...

The view of water completes what an ideal place to live should be. This is definitely the Toorak of the West...

How far is it from the city by car

a) with traffic (eg. going to work at 8/8:30)
b) little/no traffic (if that's possible, these days)

Also, are there lots of people parking their cars on the streets? I've been to some estates and even though they have off street parking, they still have 4 cars per house and block up all the street scape by parking everywhere and anywhere....

"Point Cook - Alamanda Estate"

We're in a relatively new estate called Alamanda towards the south of Point Cook.

Since a lot of has changed since the previous reviews had been published I thought it we to post an update of sorts.

Several of the new estates contain fibre based internet connections (Saltwater Coast, Alamanda, Sanctuary Lakes), which has for the people in those estates resolved the major issues of obtaining ADSL connections.

The shopping experience has vastly improved due to the opening of the Point Cook Town Centre, which contains some of the major grocery chains as well as several specialities stores and restaurants.

The bad, well traffic is still bad down Point Cook road but it can be avoided using other roads now, so it is somewhat resolved (but not for those off Point Cook Road!).

The town centre is still being constructed so that is a short term bad thing but ultimately will turn into a positive once done.

The final thing Point Cook is missing is a great local pub/bar, we have The Brook down off Sneydes Road which is nice for a quick counter meal it just does not have that great bar type feeling.

It's rather depressing that the local council sanctioned the building of the Brook. Just what a new suburb absolutely doesn't need - a pokie joint. Such a shame. It is the nearest and only place to eat and drink for many along Sneydes Road. Do I want to take my family to a place with very mediocre food and slot machines? No thanks.

Agree 100% oneunder I hate those places, they have no life at all.

The Homestead in Point Cook is good for a 'pub' type meal and a bit of history while you are at it.

I saw a sign up pointing to the Alamanda Cafe website the other day, says that it will be doing Breakfast, Lunch and Dinner - which should be a nice boost for the local area.

Look forward to having a nice bacon and egg breakfast by the water!

Someone told me that Point Cook is call Mumbai West. I didn't know what this mean until I went to stay with another friend for a week. I took the train at Laverton to work and I knew what the first friend of mine commented. It is another Dandenong !

I have been following updates in PC and it is getting bad to worst...Here some reports in The Age..

Traffic gridlock, crowded schools and poor infrastructure are causing a backlash against government plans to speed up land releases in Melbourne's fastest growing suburbs.

The Baillieu government's efforts to make housing more affordable by accelerating plans for new estates were happening without accompanying, basic infrastructure, residents say.

Plans for a new suburb of 5800 people at Point Cook West will add to existing over-crowding in schools and on nearby roads.

''We are effectively 20 minutes from the city but sometimes it can take 40 minutes just to get out of the suburb,'' said Point Cook Action Group's Loren Bartley about the frequent peak-hour gridlock on the three roads that leave the suburb.

One school had 1200 students in a building designed for 600 and ''more portables than permanent classrooms'', Ms Bartley said.

There were also growing problems with vandalism and other anti-social behaviour because facilities such as a community leisure centre had not been built, she said.

The five to 15-year time frame for infrastructure funding in Point Cook West failed to cater for current needs, let alone the demands of more residents, she said. ''We've got bursting roads, infrastructure. The trains are at capacity.''

An extra exit onto Geelong Freeway at Sneydes Road will be built to ease congestion, Growth Areas Authority chief executive Peter Seamer said.

But there was no clear start date. ''The GAA is looking at ways the construction can be funded and started as quickly as possible,'' he said.

Detailed plans for seven new ''precincts'' on Melbourne's outskirts were finalised last year and another 21 were being worked on.

Other new suburbs would face similar problems, said RMIT planning professor Michael Buxton. ''Infrastructure just isn't keeping up virtually anywhere,'' he said.

The $650 million Epping rail extension to South Morang has taken more than a decade to get under way and was still not completed.

The state government has spent $21.8 million duplicating Plenty Road at South Morang to ease rapid development towards Whittlesea.

Mr Seamer said more than $35 million would be spent developing infrastructure for future residents of Point Cook West and the broader Point Cook community. That included $11 million for a sports reserve and facilities, $8 million for the Sneydes Road freeway interchange and $2.6 million for community facilities....
Poorly planned new housing estates on Melbourne's fringes are causing an outbreak of anxiety, diabetes and obesity among residents.

ONE wet Saturday morning, Loren Bartley bundled her three young children into their waterproof jackets and packed their towels and bathers into a bag. Despite the torrential rain, they were making a trip on public transport from their home in Point Cook, a growth suburb in Melbourne's outer west, to their nearest indoor public swimming pool.

A member of the Point Cook Residents Association, Bartley wanted to use the expedition to demonstrate to Wyndham Council the need for an aquatic leisure centre in her suburb, which the group says has a dearth of indoor recreation facilities.

Even her low expectations weren't met. The trip to the leisure centre in neighbouring Hoppers Crossing - a 15-minute car drive - took them almost 1½ hours. It included a 40-minute bus ride and a long walk in the rain carrying a grumpy toddler on her hip and shepherding the other children across two major roads.
