Sunshine, Sunshine West and Sunshine North? Which is the more desirable location and why?

What are the main differences between the suburbs of Sunshine, Sunshine West and Sunshine North? Which is the more desirable location and why?

Sunshine is always the best one as it is close to Sunshine Station and all activities in Sunshine Central, especially Sunshine Central, Matthews Hills, still under price IMO
Sunshine North was a premium spot in Sunshine with rectangular street and beautiful spot along the valley, Halong drive and alike, now with the rise of Sunshine Station and Sunshine Central, Sunshine just overtake Sunshine North in price, but Sunshine North has a premium spot near Quang Minh Buddhist Temple.
Sunshine West has more industrial building and things but now go up in price very fast as well, it has access to different highways so not as great like the other two but very easy in accessing.

Sunshine is the obvious choice out of the 3. But sunshine west is much better for familys and has better access to freeways, grieve parade and Fitzgerald rd. Cbd is only 12km from wright st, sunshine west. Sunshine college has re developed the west campus into a state of the art 7-12 campus worth 37 million.

Sunshine North is more like leafy eastern suburbs. It's premium spot than the other 2. There's a pocket of Sunshine north with many schools, daycares and parks. But Sunshine has the station and the market

I think Sunshine West is a winner in terms of convenience. It is a safe pocket with almost every street having city views. New sunshine college 7-12 super campus located in lachlan rd. Better than any other school in sunshine. 40million to build.

Not to mention grieve parade and Fitzgerald road freeway access.
Renovated street scape on glengala shops and voted the best for primary school access which is equivalent to Lalor and Thomastown.
