"Amenities galore, great views, and good family vibe"

I've just bought a house in Glenorchy. It's a very pleasant suburb, about 8km from Hobart CBD, and an easy/short drive there.

The suburb is fantastic for ammenities - many shopping centres, cafes, and parks all add up to, yep, you guessed it, a very family-oriented neighbourhood. This is a good thing, you feel quite safe walking around and a real sense of 'community'. In fact, my neighbours threw a street party a couple months back! I haven't heard of those since the 80s (being from Sydney this was really quite pleasently surprisingly to see!'

Hobart is a small city so pretty much everywhere is 'accessible' by Sydney standards, but Glenorchy/Montrose/Derwent Park just have a nice 'vibe' to them. Definately suburbs on the up...

Hi I am thinking to move and settle in Tasmania (most likely around Hobart) I was wondering as I can see you took the big step already of moving there , what are the steps to take that you would recommend for making the move easier? Any pro and cons, General advice or personal experiences are more than welcome. Oh almost forgot to say that Ill be coming from Nsw too. I hope I wont take much of your time asking! :)

If you are looking at Glenorchy then I'd consider the Paris end of Glenorchy which is Rosetta. As a long time resident here I can say Rosetta is a much nicer area then Glenorchy itself.

Mount Druitt

"Definately an untapped investment resource"

You might have noticed the little blue boxes I filled in - some of them come up as average and others as excellent, yet I've given Mount Druitt overall 5 stars.

Why is this so?

Well, Mount Druitt is far from a 'perfect' suburb, and to be honest, to buy a place to LIVE in, you could do much better.

But, as an investment suburb, if cash-flow positive and immediate yield make your eyes widen, then read on...

Do some basic research on this site; look at what units are going for and compare it with rental rates in the 'Rent' section, you'll see that it adds up on paper!

Now for the negative... I'd think that buying houses with the ambition to build capital over time might be a little fruitless, as land values remain quite flat over time, but i think for units and maybe villas/townhouses, it's a great investment suburb.

It's well connected for transport, shopping, schools and work. Yes there are some undesirables there, but this won't be forever. Increasingly young families are moving in, reducing crime rates as the housing commission and unsavoury types are moved further outwards/onwards.

Worth a look in my book....

Birrong

"On the Investment 'Up'"

Birrong is a suburb in the middle ring of Sydney.
Pleasant suburb and like other commentators have observed; a country town 'vibe' to it.
There are some less than pleasant folks moving into the suburb which will begin to tarnish the suburb.
It's well placed for transport proximity to the city and to Parramatta, so it's likely one of the suburbs to watch in 2010...
