"Picturesque"

I drive through this place from time to time and really don't know a lot about it but this whole area is just what it is. Sparsely populated and a country lovers paradise but only a short drive to the big smoke. There can't be much to dislike about the place because there isn't much here.
If it was a suburb, it would be too far out but it is really a home in the gum-trees and you wouldn't move here unless that's what you want.
In my opinion, slightly undervalued and really, anywhere like this with acres close to the coast (let alone Brisbane and Gold Coast) can only be worth big dollars in the near future. I think argument to the contrary would defy logic. If you like the bush, 5 stars

Avoca Beach

"Paradise"

I grew up around this area but not in Avoca. It is hard to come up with very many negatives about this place or any of the beachside suburbs near here.
It's hilly and you really have to drive everywhere but it's not far at all to everything. It puzzles me a little bit that Avoca is described as Greater Sydney on this website since it belongs to the Gosford shire and is 40 minutes drive to the nearest suburb of sydney.
If you can afford to buy and live here, i am a bit jealous. Check it out yourself.

How is it to commute from Avoca Beach to the city a few days a week? Is it really busy on the roads?

I have the same question but would commute every day to CBD. Currently, rent in Wollstonecraft. A small 2 bedroom here would buy a nice small house in and around Avoca. Hope somebody can comment

Hi- I dont do the CBD commute from Avoca. I hear train is not too bad - about an hour. In my opinion the ideal would be to telecommute part of the week. If you are in Wollstonecraft now your commute is pretty easy and short in comparison to commuting from Central Coast.

The commute from Avoca to the CBD would be pretty horrible. Once you get to Gosford the trains are very frequent during rush hour. Its probably 35 Mins to get to the Freeway and then between 1 and 2 hours to the CBD.

"It will grow on you"

I only spend a few nights every fortnight here but if I was to move to the coast I would carefully consider buying in Pac Pines.
Well located and handy to everything (driving). A very high proportion of the residents here are our very good Kiwi friends.
Shopping is basic with woolworths and the essentials being about it but some of the best shopping in the country is minutes away.
Straight down Smith street, you will be at the Broadwater in 15 min worst case but normally less!
The tavern has better than average Pub food and good specials. The school is huge and has a very good reputation in general.
the Gold Coast Airport is a breeze and, outside of the usual traffic problem times, Brisbane Airport is not bad either,, Taking around 50 min
The housing styles range from 90's federation style brick and tile right through to ultra-modern homes.
The suburb has taken a bit more of a hit than most with the flat market but will recover well. The astute buyer will do well right now.
Contrary to one review below, I don't know about all areas of Pac Pines but, High speed internet is still not available everywhere. From the information obtainable, the local exchange is still not equipped for ADSL2+. Won't be long though because it's the last exchange in the area that's not.

  • Some people just drive way too fast here

"The most undervalued town in Australia"

This place is surrounded by breathtaking beaches and wilderness. It still has a strong farming community which makes for a very friendly and welcoming atmosphere. There is a solid indigenous community which adds a great mix of culture to the area. this place has an absolutely excellent State school which is now second to none and is right in the centre of town. There are not too many places left with the character of Bowraville and it really is extreme value.
10 minutes to Macksville and 40 minutes to Coffs Harbour, how could you go wrong with the price of acres here.
The truth of the matter is that prices are low in town because certain people are judgmental of the indigenous people who live here. The upside of this is that the town has fewer racist people than average and housing is a dead set bargain.
A great, clean and friendly town close to the nicest beaches on the east coast, if not in the country.

  • Some roads could and should be improved

"What a wonderful place"

Victoria Point is a beautiful Bayside Suburb with limited amenities, all of which are a trip in the car unless you live right near the shopping centre.
The bay is beautiful if you are lucky enough to live anywhere near it. Shopping is limited to Bunnings, supermarkets and the usual specialty shops you would find in a small mall. Any real shopping is a hike. There is plenty of lovely trees.
Public transport is a real problem lagging way behind the other fringe shires like Pine Rivers, Logan or even Caboulture.
The shortest route to brisbane is 45 minutes, so, in peak traffic, it could take any amount of time. If you work in Brisbane then, Vicky point is just not an option. There really is limited job opportunities in the area so unless you own a business here or are retired, I don't know how it might work.
The people in the area are lovely and mostly aged with the remainder of the population being largely at either end of the income scale.
This suburb is absolutely fantastic but even better if you have nothing to do, have lots of money or love to drive.
A lovely spot indeed but as a place to live for the average working person (which represents most people) It would be hard to recommend buying here when there are such great suburbs of Brisbane with similar prices and better potential for capital growth (unless you own a water-front).
I absolutely love the place but as far as great buying goes, unfortunately Victoria point gets one star....no...two

well golfers you dont know what your talking about this is the best part of brisbane i would rather be here than new farm or coorparoo any day i drive a truck all over brisbane every day and when i drive down boundary rd i feel like i am on holidays every day i have lived here all my life sorry to knock your opinion but here gets 5 stars for me

"Love it"

Doorey street, Pearse street and the other awesome streets on the northern side of the train line are really on their own when it comes to desirability.
Their is some train noise but it's not annoying and if you hear it, you can beat it to the train station. Massive park with terrific new play equipment, a dog park and BBQ's.
Another few steps and there is Dallas Pde with Doctors, dentist, Spar-mart, Take-away, Hair-dresser, Butcher, Physiotherapist, Music store, Chemist, News-agent, and more.
Take a few steps in the opposite direction and you are at the Golf Club. Stroll for 10 minutes, through the westside sports fields and you are at Arana Hills which has everything you could really need.
It really is fantastic and I don't know anyone who lives here who wouldn't agree. Houses for sale are a little harder to come by and you might pay a little more for what you get but it's worth it and you will get it all back if you ever sell. Keep your eyes open and pick up one of the bargains that come up from time to time.
I can't rate it highly enough.

Fantastic family friendly street. It is considered the dress circle of Keperra and is becoming very hard to buy into as it ticks every box. I didn't ever notice the train when I lived there, but used it a lot when out on the town or when traveling to work.

"Lets be honest"

It's a great place to live especially if you have growing children. My children have been able to walk to school from day one and now that they are teenagers, they are able to get around almost exclusively without help from me. The two train stations in the suburb are walking distance from almost anywhere and the city is 25 min stopping all stations. The easterly end of the suburb is the most convenient place to live but it is also the older part with fewer large homes. Growth has been good over the past 12 years if you own a home in the right area. My house, for instance, i purchased in 2000 for $165k and even in this downturn would still sell for $420k which is 154% and I haven't renovated. If you renovate an older home at the eastern side of the suburb you will live in the most convenient place and do very well with capital growth (in the long run, probably better than the 90's brick and tile on the other side).
I have lived here for 12 years and, yes, there is a growing traffic problem with Samford road but this effects everyone in the north west, not just Keperra residents. If you are worried about traffic, you are still better off at Keperra than Everton Park or most of the northern suburbs for that matter. To compare transit times to the city with transit times from Logan, as one user has done, is somewhat ridiculous. Outside of peak hour traffic, Spring Hill is 13 minutes. It takes ten minutes to get from Logan Central to Springwood! I drive all over Brisbane and SEQ for work and during peak hour traffic, nowhere is good, the Pacific Motor-way is absolute Hell and when its bad can literally be a car-park for up to an hour at a time.
One user made a comment about it being a 'bugger of a place if you want to get to the Airport...Unless you are used to living at Clayfeild, this is nonsense. The Airport is reliably 25 minutes away.
Another user made the comment that the suburb is over priced, this is also nonsense. Keperra is almost $100k cheaper than Mitchelton for the same type of property. The reason for this is simply the Housing commission stigma which remains attached to Keperra regardless of the fact that it's really no longer a problem. For these reasons, keperra represents excellent value because it has to catch up to the prices of surrounding suburbs which, of course, is inevitable in the near future. If you are a young couple planning to have children or already have children and don't have $600 000 for a house, buy in Keperra now or weep when you see the price in 2-5 years.
There will always be negative people who, undeterred by facts, will run something down because it doesn't suit them. If you have a positive outlook, Keperra is the place for you. If you like Logan, move to Logan. (not having a go at you OLLYGT but peak hour is peak hour and thats part of living in the inner suburbs regardless of which side of town you live)

He gave 4 stars under shopping options, baha ha, at Victoria Point which has 5 times the shopping options, he gave 1 star, this is just a bias review, do yourself a favour, go and drive around in peak hour, try to park at the small shopping mall in Keperra and try talking to a few of the locals, and peak hour at this place is like pulling teeth, you will have to drive to Ferny to get a seat on the train and the values and prices are still coming down which is why erevyoe is so toughy about anyone writtig the truth about this area. Thise who do love it, could not care less because they dont want anymorem people coming in and adding to the congestion, this person is trying to sell a house, plain and simple. Do the leg work yourself, dont get sucked in by reviews, they are there to highlight personal experiences so you can keepm it in mind, they are done mostly by bias people moving out and very few people do it from an investment style approach without emotion, those that do tell it how it is, get attacked. See for yourself.

Well not really. the reason i think shopping at victoria point is not as good as keperra is convenience and proximity. in the time it takes to get form victoria point itself to the shopping centre at redland bay road, you could get from keperra to any number of suburbs with any number of shops but,hell, i didn't know this was a competition between the two.
secondly, if you ask the locals who have actually been to the shops you will find that there is actually an excess of parking at both the great western shops and the arana hills shops. the carpark directly outside the front door of both centres is usually busy but the remaining ACRES of carpark has plenty of space at the great western and is virtually unused at arana hills. You can't have been shopping at either place. strange indeed. No one has actually attacked you at all, just disagreed, and thats enough to send you into a frenzy. Just read your own profile.

Peak hour in the suburbs in the south and east at the same distance from the city centre are never as bad consistantly as here in the west. Purely due to very few arterials and surburban streets turned roads well outside their design capacity. Are suburbs around this area classified as inner suburbs? We might just be outside that area.

that might be true but not Logan. I am loosely applying the label of inner suburbs to the suburbs which belong to the Brisbane city Shire, which I think is fair enough given the size of greater brisbane.
Even though there is a total lack of Motorways and the like, you also have to remember that there is nothing much further out from ferny grove besides Samford. Go 9 kms south east and there is still the rest of the south east behind you.
Tuesday this week, I left home at 6.45 am and was on the riverside expressway heading south at 7.13 am. Keperra is about 9 kms from the city.
Wednesday last week, I left Cannon Hill at 6.50 am and was on Coronation Drive heading west at 7.20 am. Cannon hill is about 7.5 kms from the city. But, If you choose to leave either place at 8 am you are in for an extra 10 to 15 minutes.
I know the traffic can be bad but it is overstated by some people.

blahdeeblah you have ABSOLUTELY NO IDEA what your saying! You had a 2 week trial in a place and you think you know everything about it???? We moved from Sydney to Keperra and always comment on how friendly people are here. I think people shouldn't read your reviews as they are simply not true.

I am moving to Brisbane from Sydney and am looking for a good suburb for a family. Keperra seems to fit my bill however am concerned about the school for my daughter. How is Grovely state school? Naplan results are not very positive, however these results do not depict the real quality of school. Are there any other state schools in Keperra?
I will be taking public transport to QUT, gardens point. Appreciate your suggestions..

I recommend Ferny Grove state school or St Williams School....or Patrick's Road.
You will love it here.....not saying anything is wrong with Grovely but that's my recommendation.
A good reason is that Ferny grove High is great and so naturally all your kids friends will go there... all of this is within just a km or so. I also studied at QUT and live right near the train station. You won't regret it whatever you choose. I am originally from down your way and all I can say is.... welcome to a better life!

my boy goes to grovely, all I can say is we ADORE the principal! She's goes to rediculous lengths to help everybody out and know the student personally. Yes, the school struggles with behavior but that's what you get in this sort of area with the low-socio demographic. WE love it though, and it definitely suits our family and my boy is just loving prep. Also I would highly recomend patricks road state school if you have a car.
