"Beautiful and peaceful life with convenience."

Baulkham Hills is expensive but it is a fantastic suburb if you want beautiful green open spaces and a peaceful life but also want the convenience of transport, shopping and schools. We moved here from the lower north shore and can't believe we didn't move here sooner.

Houses and land sizes are so much bigger and the well maintained tree lined streets make it always very pleasant walking around the suburb. There are lots of reserves, parks and open spaces and playgrounds for kids to play and to go walking or cycling.

The transport is actually much better than a lot of north shore and inner city suburbs because of the M2, M7 and the city express buses.
On top of that, the new Metro Norwest Line makes it even better. We live within walking distance to the Norwest Metro station so it takes me 26 mins to Chatswood. They're extending the line to CBD and beyond so you can get to the city in 35 minutes which will be amazing. When it comes to shopping and dining options with Castle Towers, Castle Hill Trading Zone, Norwest, Bella Vista and Baulkham Hills shopping centres all within minutes.

Most importantly for us, all the best primary and secondary schools are in Baulkham Hills as well as the other top private schools nearby in the Hills area.

Oh, I forgot the beautiful birds, fresh air and peace and quiet that makes you feel like you're in the countryside!

Looking for a home in Baulkham Hills?

"Quiet life still close to the CBD"

Moved here from the inner west after getting married. How much quieter it is makes life more peaceful.
Great place to live as it’s within 40 mins bus ride to the city for work but when you’re home it feels like a world away without traffic noise and overcrowding.
Would recommend for anyone.

"Spacious suburb with Brush Turkey's"

I like the fact that Parramatta is 15 minutes away and Sydney is 40 minutes away by bus. And the M2 and M7 is right at our door step to take us all around greater Sydney

"Excellent suburb"

The best suburb for young families, particularly if you have school aged kids. The suburb has good schools, convenient to Norwest business park, Bella Vista waters, Parramatta and the CBD by metro and bus, large house blocks and lots of green spaces and parks. Safe suburb with a good community vibe.

"Close enough to the city but still peaceful"

We have been living in Baulkham hills for 2 years. We absolutely adore the suburb. Commute via the buses on M2 to the city takes about 45 minutes. Plenty of shopping centres with Stockland and Castle towers nearby. The schools are first class. Diverse Demographics gives it a great feeling.

"The Hills District"

Baulkham Hills is a great place for families and has a lot to offer. It forms part of the The Hills District. Situated over a very large area on both sides of Windsor Rd. Some of Baulkham Hills was renamed Norwest and Bella Vista by the local Council, The Hills Shire. Waves our local swimming pool, located off Roxborough Park, close to the Alfred Henry Whaling Memorial Reserve is being refurbished and will be good for young and old. Great sporting event location for school swimming carnivals. There are many choices of Primary and High schools, Colleges, TAFE and childcare facilities within Baulkham Hills. Great shopping and entertainment, restaurants and cafes. Bus transport to local areas and City Bus along M2. Then there is the new Metro, choice of Norwest Metro, Castle Hill Metro and Bella Vista Metro all closeby. It has a great community atmosphere. Diane Witney, LREA Hills North West 0402 026 695

"Fantastic suburb if you work in the Hills"

Baulkham Hills is truly a beautiful suburb with large blocks, big green lawns, and an excellent local shopping centre. The area also has some quality primary schools. The people are generally very friendly and courteous, although this has changed somewhat as a large portion of property is being sold to mainland Chinese buyers. The new residents are still assimilating and seem to consider spitting and pushing in lines normal behaviour :-(

The biggest downside to the area as others have mentioned is quite poor access to public transport. Unfortunately, Baulkham Hills doesn’t have a Sydney Trains station or a metro station. The metro stations are not that far away, however they have only a small quality of parking available. Also, the trip to the city is currently quite slow as the metro stops at Chatswood and then you change over to the real trains (eventually it will continue all the way.) At the moment the best way to get to city comfortably is to drive to Seven Hills Station with over 2000 parking spaces and trains to the city every couple of minutes with a journey time of only 33 minutes.

Youre completely ignoring the M2 express buses into the city which from the Windsor rd ramp can be done in as little as 28 minutes!

To say best way into the city is drive to seven hills train station and catch train is dead wrong

The express buses in peak take OVER AN HOUR on average to the city. The most comfortable and convenient commute is by using the real train (not metro) at Seven Hills. Drive to Seven Hills (10 mins) > walk to train (3 mins) train to city with a comfortable seat (32/33 mins) = total 45 min commute. That's why the carpark is full of Bella Vista and Baulkham Hills residents! Your comment "as little as 28 minutes is a misleading lie". The only time this may be possible is on the weekend (still doubtful though)

Peter I have lived in both Baulkham hills and seven hills and I would have to say I found living in seven hills more conveniently located to amenities ,with probably one of the best train stations in Sydney with over 2000+ parking spots .It is better priced and a better location than Baulkham hills .Honestly for the price difference I would chose seven hills without question.Stockland mall is very small compare to Blacktown West Point for shopping and no trains to parramatta the second biggest city from Baulkham hills or the closest metro ,would be a deal breaker for many .

"Beautiful area"

Grew up here and lived here half my life. I love the mix of people here and the housing is fantastic. Great access to transport, shops and schools. The metro has improved the area. Very family friendly. The only thing I dislike is Model Farms High School which has extremely low NSW school ranking. I recall they used to accept students from the Blacktown area which completely degraded the school rated and reputation - and it hasn't recovered since. I would suggest Baulkham Hills Selective High, Crestwood High or a private school.

The M2 is still an absolute carpark as of Jan '20! Honestly, the only way to get from Baulkham Hills > City in 30 minutes is by helicopter. BH is pretty but it is genuinely a commuters worst nightmare...nothing is worse than catching a packed bus home everyday. We moved and we are much happier and less stressed now.

I live in Nth Baulkham Hills and the bus from Nth Rocks stop on the M2 to the city even on a bad day during peak in around 30min. Pretty happy with this peak hour commute!

"Nice place with terrible transport...slow buses stuck in traffic"

Baulkham Hills is a beautiful suburb if you're lucky enough to work from home. However, if you need to commute - avoid the place as there is no train line and the packed, slow buses are the worst! We moved to Seven Hills and couldn't be happier.

Also, Baulkham Hills doesnt have a train line I think youre confused. There is a slow metro to Chatswood every 10 mins though. Is that what you mean?

The buses are great. Every 5-10 minutes. It's much better than my current area where there's one every hour.

Since Metro opened M2 is much less packed . Buses can get into city during work days in half an hour from Windsor Rd on ramp

I have lived in Baulkham hills and Seven hills and would much rather seven hills for its location .I couldnt find anything that is better in Baulkham hills over Seven hills to be honest .

"Quiet, Near shopping mall, direct bus to city"

I work at city so usually leave house at 7:00am and arrive around Wynyard station at 7:45-ish as the bus takes M2, without much stops.

Shopping is convenient as there are Castle Tower nearby or Stockland mall for Coles, Wollies and Aldi.

Very quiet most of the time. It's a very safe and family friendly area so I would recommend families with kids.

I am hoping that the North Connex Tunnel and newly being built train lines would ease the morning traffic then I might choose to drive.

There are less variety in terms of eating out compared to city but we usually cook at home because eating out is expensive. There are some nice restaurants around though, just need to explore.

House price recently has eased down which would be good for people looking for a place.
I like to do DIY work and there are Bunnings, Tradelinks etc. nearby which makes my life easier.

I don't have a child so won't be able to comment on schools.

Air quality is good compared to city.

My main reason for living here is because my parents-in-law lives nearby so it makes it easy to visit them.

"Great community spirit and neighbours who will be friends for life"

Love the community spirit of this neighbourhood. People are really friendly and accepting. It's a great place to raise kids with lots of great local schools and parklands. With the M2, buses into the city take 30-40 mins. It's nice and quiet and very safe place to live.

"From inner west to baulkham hills"

We recently moved from the inner west into Baulkham Hills. It was completly unexpected and unplanned. We had been searching in the inner west and eastern suburbs for a while and were completly disheartened at the ridiculous prices. We had accepted that we would be living in a unit.
I then did a search on baulkham hills and was impressed with the price value. We could basically live in a unit for 800k in the inner west/eastern suburbs or get a decent family home in the hills for the same price. Once we made the decision to move to baulkham hills, we found a house immediately. At 800k we now have a home which is 720 sqm - 6 bedrooms and sitting on a reserve. The area is so tranquil and beautiful. My two kids aged 4 and 2 love it. People are lovely and the area is in close proximity to all the major retail stores. I shop at stocklands - the woollies there is massive and they also have Harris farm. The only drawback for me is the distance to the beach. But seeing the kids free and happy puts everything Into perspective. Whilst I love love love the beach lifestyle, it's just not affordable for families. We lived in a unit with the kids prior to moving to the hills and I have to say the change I have seen in my son has made me accept that this was the right move.

"Best place for my children"

Have been living in Baulkham Hills for just over 3 years and it is the best 3 years for our family.
Both my husband and I work in the city and are very happy taking the train from Seven Hill station.
We love our safe and friendly neighbourhood and our children are happy in both school and social activity. Moving to Baulkam Hills from the inner west suburb is the best decision we'd made.

"There is nothing like Baulkham Hills to live in"

There is nothing like BH to live in just like there is nothing like Australia to be. This is a quiet and safe place for people who always enjoy Australian famliy life.

You get everything for you to raise a young here with very nice neighbourhood. And also because Baulkham Hills is the convergence point of three main roads, the public transport is also good enough for people travel to City, Castle Hill and Parramatta (but not good enough for people who are working in Lower North Shore area).

You get the local shops in the stockland mall include Harris Farm, Green and Red Groceries (Coles and Woolworth) etc. It is very convinent for retiree do not want drive to shops.

And also the most important thing for young couples want raise a family here is the primary education is better than most subsurbs in Sydney area.

"A great place to live and raise young(&growing) children"

I have lived in Baulkham Hills for the last 15 years and truly I believe that there have been no better place than Baulkham Hills to raise my two daughters. (currently 14 and 11) This suburb has really good schools and parks and every amenities for children. I only realised this after I have seen some of my friends living in other suburbs which was a bit shocking. Now all of my husband's family and my family lives in Baulkham Hills.I think Baulkham Hills would be a pretty good place for older people too considering how my parents are also feeling very happy and secure here. Our neighbours are great and always willing to help. We bought our house at an auction 15years ago and I thank God for that.

Situated approximately 31km from Sydney and next door to Castle Hill, Baulkham Hills is situated in the Hills Shire, which in 2008 ranked 4th amongst all Local Government areas in terms of Quality of Life. "Family Friendly - Absolutely"

Baulkham Hills is a family friendly neighbourhood with a choice of excellent schools, hectares of beautiful reserves, has many kilometres of bush walks and cycleways, numerous shoppping centres and regular bus services to Parramatta and Sydney CBD's. Sporting Clubs include Baseball, Hockey, Netball, Soccer and Volleyball to name a few.Midway between Baulkham Hills and Castle Hill are the renowned Rose Gardens adjoined by Waves fitness centre, athletics field and swimming pools. A variety of housing is available from the modest 2 bedroom units in the "Windsor Gardens" through to luxury penthouse style apartments and from the ideal first home usually situated on approx 700sq.m of land up to some luxury residences still situated on small acreages. William Joyce, the first settler in the Shire, was given a grant of 30 acres in 1794 near today's Junction Road and Old Windsor Road. Andrew McDougall, a settler from Buckholm Hills, County of Roxburgh in Scotland, was given land in 1799, which he named Roxburgh Place. He was responsible for giving the district its present name as it reminded him of his homeland. The name was officially recognised in 1902. Anyone choosing to live in Baulkham Hills can be assured of a family lifestyle that will be the envy of many.

"Baulkham Hills"

Baulkham Hills is a suburb 31 kilometres north west of the Sydney CBD in the Hills District and is part of the Hills Shire.

It has a population of over 34,000, with 24.1% being 18 or under and 17% being over 60.

This area has been settled since 1794 when William Joyce was given a grant of 30 acres. The name was given to the suburb by a Scottish settler from Buckholm Hills in Scotland as the area reminded him of his home.

There is a major road junction in Baulkham Hills where Old Northern Road, Seven Hills Road and Windsor Road meet – a very busy intersection! The fastest way to get to an from the city is on the M2 Motorway which comes out on Windsor Road.

There is no train station at Baulkham Hills but there is an efficient bus service provided by the Westbus Company.

Baulkham Hills is in the “Bible Belt” of Sydney. There are 15 Christian churches in the suburb.

There is quite a good shopping centre providing supermarkets and specialty shops. There is however, not one single book shop! There are a number of private and government schools for the children of the suburb.

There is still quite a lot of bushland reserve in the suburb where it is possible to see native animals in the wild.

I would recommend Baulkham Hills as a suburb for families

"A nice and quiet neighbourhood"

Baulkham Hills is located about ten minutes north of Parramatta. This suburb is part of the Hills district and the only forms of public transport are buses. It is a nice and neat suburb with plenty of trees and nice houses around the area. However, getting into Baulkham Hills during peak hours can be a challenge many commuters pass through this suburb to get to the rest of the Hills district.

In the heart of the suburb, you can find supermarkets, cafes, restaurants and shops of all types and plenty of parking available. Many families move to Baulkham Hills in order to be close to the selective high school - Baulkham Hills High School. This school is located off Windsor Road and is consistently viewed as one of the better public schools in Sydney.

It is quite a safe neighbourhood with many families living around the area and I would recommend it ito families and couples.
