Opening a Nightclub in Footscray - Looking for feedback and insights

There is an opportunity to open up a nightclub/bar in Footscray in the new development called Chambers District which runs off the central Nicholson Street Mall. I'm fairly new to Melbourne so am conducting some due diligence on the area.
Can any residents advise on the type of club/bar that would thrive in this area? Is there a "go to" that residents usually visit? etc
