"Living it up, Frankston Style!"

My partner and I recently made the decision to move in together after living separately for 5 years. He was living in Frankston and I in Mornington and my only condition regarding this transition was to remain close to my work and family in Mornington's Main Street. I didn't mind what era the house was and whether we only had one bedroom and bathroom, I felt like I could never leave my home town and especially sacrifice my self respect by moving to the 'more affordable' Frankston area... What an attitude adjustment I've had! Upon closer inspection, particularly in the rental market, all you're paying for is position in Mornington and we were looking at very close quarters anywhere even near Main Street, let alone beachside! I was disappointed that to rent in my beloved town was going to cost more than my wage, and between us we would be living on rations with no gym membership or dinners out on the town, etc. Then along came Frankston, the suburb that gave us hope! We inspected so many beautiful properties once I'd had my reality checked and knew what the lifestyle could offer, but at such competitive prices?! We were shocked, and the choice was then made for us - I am ashamed that I disregarded Frankston right off the bat and now enjoy a comfortable routine only 15 minutes from work in a lovely, quiet street with no qualms... We know it's only going to improve from here and they're doing so many great things in and around where we call home now. We are now proud to call ourselves converts and would love nothing more but to renew out lease in 12 months and continue enjoying this amazing town!

Looking for a home in Frankston?

"A great place to start or finish"

After many years of renting in Toorak after relocating from interstate, I came across Frankston North. After a bit of googling on forums such as this i was almost deterred from the stereotypical attitudes and blatent labeling of the residents in the immediate and greater area. I was pleasantly surprised when i attended the open home on how friendly the neighbors and local residents were, the area encompasses a mixed bag of elderly long term residents who have raised their families and stayed on in their family homes, Tenants and owner occupy.

After spending some time in the area on various days and nights, weekends and weeknights, we mad the jump and purchased in the area, at this time housing in the area was at a low demand and the price was a result of this also which was rather attractive from our prospective.

I have heard many stories and most are awful about antisocial behavior, hoons, murders, drugs and anything else anyone who wishes to slander an area could say and frankly most of it is based on urban legend or past visits. the frankston i have had the pleasure to meet is an up beat coastal town on the verge of an economic boom, friendly locals and great facilities such as shopping strips, shopping centres, transport, pools and parks and of course the beautiful beach that is now on the map as one of the finest in Melbourne.

In conclusion for those looking to grow capital, wanting a beachside property under $1m or those wanting to start out, I cannot recommend Frankston enough. The shear diversity of people from varied ethnic backgrounds, price options for real estate from $200 - $3m (on a 3km line of sight) and the opportunity for significant positive growth encompassing the fact that its the last bayside suburb in melbourne to have the opportunity to purchase in for the forseeable future and somewhere where the opportunities are set to achieve great heights.

At the end of the day this is but 1 opinion, I am an estate agent here and also a homeowner (in fairness my opinion is based on my professional knowledge and from my own conceptions of the area as a resident) - read and visit yourself and make an educated decision.

"Get In While You Still Can"

I recently purchased a house in Frankston (central) 6 months ago and I have absolved loved living here. The suburb is amazing, with so much to offer with shops, walks, transport, beaches, access to MP etc - more and more younger people and families are moving into the area making it a great vibe. It's only a matter of time until the house prices begin to sky in the suburb - its already begun.
Awesome suburb, what a gem! Get in while you still can.

Frankston is an exciting emerging city

a ecclectic mix of retirees, hipsters, young people, professionals, students

Nice people that are down to earth people that are not pretentious

entertainment venues, clubs, pubs, cafes

you can enjoy the nightlife or the quiet life beach lifestyle

the hospital there needs major changes in patient care, there are many younger nurses and doctors that have no experience or bedside manner towards patient care

the mature nurses & doctors were very caring and were experienced and highly trained and gave a high level of patient care.

in comparison to the younger generation of health care professionals, that were inexperienced, and incompetent to care for patients.

Pennisula Health should be Renamed
"Pennisula Wealth"

the goverment needs to have more mature experienced & courteous health professionals that have a passion for patient care-

instead of young incompetant, ill mannered health professionals that only have a passion for a paycheck.

Frankston is a great place for all

"Great place but full of wood smoke"

We moved down to frankston from inner city Melbourne to free up capital. House prices are almost half the inner city. U really do get a lot for your money. Everything seemed great at first. Great places to walk and ride bikes. Good freeway connections. Beach close by. But what we didn't notice or take into account was all the wood fire chimneys bristling on every other roof top. And not to mention the fire pits hidden in back gardens.

If you are asthmatic or have an aversion to pollution, frankston or the surrounding suburbs are not for you.

For 5-6 months of the year u become a prisoner trapped in your own home due to the pollution. And even then your not totally free of the insidious stench. On still days the smell seeps through cracks and crevices no amount of cash can fix and keep out. The smell in frankston really is dire. I could write pages, of 3m high pit fires in back gardens. Or of walking the dog from the smell of one chimney stack to another, until you've basically walked constantly in the stuff. Ditto going for a bike ride. The pollution negates the exercise.

I have written to state and fed reps twice each. The council and the mayor. Nobody seems interested in tackling the pollution issue. I'm scathing of the state and fed reps. They're happy to dole out the fridge magnets with welcoming letters when u first move in. Saying don't hesitate to call. They are at your service. But that couldn't be further from the truth. A complete waste of tax payers money if u ask me.

So we have no other choice but to move. Money would be lost in a quick sale of the house, so a plan has been devised to take a number of years to renovate to maximise capital gain. We will head north over the worst of the months to the fresh air of queensland. Coming back in summer. To finally sell to some other sucker fooled by frankston low prices.

Just to be fare....frankston is no better or worse than any other suburb. It has a lot going for it. If the pollution from wood fires don't affect you, you'll be more than happy. But it has made me resentful of the place and I'll be glad to see the back of it.

"Living in Franskton"

Frankston is definitely improving, especially in infrastructure development. I have been a full time resident for approximately 8 years, living just outside the Frankston CBD and have thoroughly enjoyed the many things Frankston has to offer. Frankston offers beautiful beaches, a great shopping mall with cinemas and game arcades, beauty salons, loads of gyms and a large, newly built recreational centre. The area continues to offer convenience with heaps of public transport and a huge variety of restaurants, bars, pubs and clubs that will sort out a lovely family dine in at a local restaurant and your nightlife cravings. The best thing about Frankston is how close everything is to each other and how convenient it is to access it, regardless of your choice in transport whether it would be by car or public transport. Unfortunately, the area still struggles with homelessness, troubled youths, hoons and drugs, especially around the station and other areas outside the CBD like Frankston North. Hopefully in time these issues will be fixed but it is nothing different to what other suburbs struggle with. Other than the negatives, Frankston has been pretty peaceful, safe, convenient and beautiful area to live in.

"Shopping in Frankston"

I live about 20 kms from Frankston and rarely shop there. Today I went to specifically buy from a shop in Frankston Quayside/Bayside. The shop I wanted to visit was under renovations ..... so obviously closed. I couldn't find the information booth. It is a badly organised centre. Will definitely not go there again. And do definitely not recommend. I spent an hour walking on 2 different levels using my GPS to locate the shop. Couldn't find an information booth to locate the store I wanted and ended up asking 3 stores to help me. Franskton shopping is a joke. Go to Fountain Gate or Westfield in Cheltenam.........Cranbourne Plaza is even better

"Karingal"

I have been lived in Karingal for 11 years. Moved to Langwarrin due to opportunity. There are very little suburbs in Australia where within 2 mins you get 6 ovals, I mean seriously, the walkability (is this a word, haha?) behind McClelland College is massive. In parks. So much green space. One of the best part of this area is Ballan Park, especially if you have children. We spent endless afternoons and weekends just walking walking kids and our dog and playing with them in nature, an absolutely lovely 15-20 minutes walk to the park from our place. The friendliness of people, usually people with kids or dog owners is amazing. I see this suburb skyrocketing at some point, there's been a few knock-down and rebuilt. It is a suburb where a lot of really nice people live: teachers, nurses, principals. Not much high class, but there are some isolated families. I never heard of crimes, shooting, burn outs, stealing or drugs, but I did see drug dealing at Frankston station. From where we lived we had Karingal Hub 20 mins walking distance and Coles convenience store about 25 mins walking, both 4 mins drive, car engine doesn't even get warmed up before you arrive. Frankston City has everything you need, you literally don't have to go to the city for anything, and perhaps the best part is the beach. Bayside Shopping Centre, 9 mins drive from our place, that has everything you could ever ask. Frankston City improved so much! Peninsula Link Fwy and Eastlink (3 mins from our place) and Frankston Power Centre it's all just added bonus. If you are a buyer you should hurry up buying now whilst the price is still affordable, the buyers activity is increasing. If you are a seller I would probably say wait 2 - 4 years to maximise your profit.

"Location, location, location!"

When location is everything, Frankston has it all. Shops, transport, and fantastic schools. The PARC Aquatic centre is brilliant and is an excellent place to take the kids of a weekend. The shopping is great and we have some of the best coffee here! I would highly recommend Frankston as a suburb, particularly for those looking for a family-friendly suburb, that is close to everything!

"Blacktown and Dandenong is a lot better than Frankston!"

Frankston has a reputation for being the most hated outer suburb in Melbourne and I can see why. It's full of trashed and wasted morons in the area along with a high presence of welfare bludgers. It's basically not a place for tolerance or peace since a majority of the suburb is predominantly white and homogeneous which means you can be judged over your background. People say Dandenong is worse because of it's area filled with African crime gangs and people coming from war torn countries. However Frankston is a lot worst in picture since that place has faced more problems regarding the social aspects.

"Far enough and near enough"

This place has everything we need & want close at hand. We're far enough from the city not to be caught up in its downsides, but close enough if we want to go there (which is only occasionally). But we are close to the beach, the bush, the peninsula, not far from the surf beaches, and nowhere near the flight approach to any airport. Others have commented on Franny's bad rep, but seriously, most of that was from Sam Newman having it in for Dermott Brereton. (I'd rather have people who pay attention to Sam stay away for here!) We struck gold sending all of our children to McClelland College, where they got an excellent education. The worst thing about the place is the council's lack of attention to the care and orderliness of residential streets (e.g. letting people dump their junk on nature strips). All told, that's a pretty good "worst"! The darkest cloud on Franny's horizon is the big developers wanting to make it look like Surfers Paradise by erecting buildings oversized for the area to be able to handle.

Frankston has improved so much over the past 10 years. The entire area seems optimistic, friendly and safe! The new station has really cleaned things up and the beachside areas are simply beautiful. Great place!

"Frankston going backwards"

I HAVE LIVED HERE FOR 10 YEARS WAS BETTER WHEN FIRST COME TO FRANKSTON HAD AT LEAST 2 HOURS PARKING NO EYE SORE BUILDING BLOCKING THE WHOLE BAY LOOKS LIKE A PRISON BRICK WALL REFERRING TO THE SOUTH EAST WATER THAT SHOULD HAVE BEEN BUILT IN INDUSTRIAL AREA TAKEN ALL THE GOOD LAND WOULD RATHER SEEN APARTMENTS GO UP WHERE PEOPLE COULD ENJOY THE VIEW AND ON TOP I DONT SHOP IN FRANKSTON AT ALL CAUSE OF PARKING AND BEING CHARGED AT SHOPPING CENTRE WALKED AROUND FRANKSTON LAST ABOUT 2 MONTHS AGO ALL THE SHOPS ARE CLOSING

"23 year Karingal resident"

Frankston is a big area with very different classes of people.Frankston South is the hilly expensive part with elite schools,close to beach & some grand houses with big blocks.Frankston central where the station & CBD area get a lot of blow ins which can cause trouble but generally speaking during the day it's OK.I avoid the area because of parking not because of safety issues.A new Frankston train station is being built soon as well as the metro train line extension.Frankston East,Karingal area is the middle class area with Karingal Hub shopping centre & cinemas & good new freeway links.Frankston North is the old housing commission area which is cheap but OK.All the Frankston areas are undervalued for what they are so if you're a buyer get in as quick as you can & if your a seller wait 5 years.Frankston of old has been getting transformed over the past 15 years or so & is continuing to be.Compared to 15 years ago the riff raff are being priced out of the market.Most of the problems are from blow ins.Graffitti is an issue & petty vandalism.Drugs I haven't seen much around.Lots of parkland & beach to walk your dog or take your kids to playground or go for a bike ride.Climate is 4 degrees cooler in Summer than the rest of Melbourne due to seabreeze.Council is always finding ways to make life difficult for people with dog bans & beach parking restrictions & in CBD & they wonder why people won't start a businesses or shop there.Never really had an intelligent business friendly council in my 23 years here.Becoming a more multi cultural area.People who live in Frankston are generally down to earth.

"Up and coming area - very pleased I moved here"

I'm sitting in my lounge room looking over a view of the bay that reaches from St Kilda to Queenscliff. Never in my wildest dreams did I think I could afford a sea view like this. I sold my weatherboard house in the mid eastern suburbs 4 years ago, bought this and had money left over to help fund my retirement. I'd lived in my old place 20+ years.

We are in a quiet, friendly court on a hill in Frankston full of quality homes. Only 5 minutes from the freeway, we can usually get into Melbourne city quicker than when we lived in Melbourne and we have easy access to open countryside and the rest of the Mornington Peninsula. We are surrounded by golf courses and a huge nature reserve. We have access to all the shops we need. Fast NBN internet is a real bonus.

I love going for walks along the boardwalk and having coffee at the beachside cafes or going a bit further to Mt Eliza and Mornington.

I don't have one regret about moving here. Eventually we'll move into a smaller place and Frankston will still be my choice.

As for the train station, are there any major stations that are completely safe at night these days? The few times I've used Frankston Station at night I saw no problems.

"The Truth about Frankston."

I am a youngish professional and commute to the city every day. I am married and have two kids. I bought in Frankston - Karingal back in 2008 with a view to live there for a couple of years then hold onto it as an investment property. 7 years later we are still here. The transformation of Frankston over this period has been profound. It is very family focused and the wife (stay home mum), never runs out things to do with the kids. Yes you do see the odd bare-shoe-shopper but these are certainly becoming rarer occurrences. The annual Christmas event, the foreshore festival, the aquatic centre, shopping centres are just great. I used to joke about "living in Frankston", but the perception is so far from the truth. It is such a shame. In 7 years we have not heard of one burglary or trouble in our neigbourhood. People talk about the train station at night which I can't comment on. We don't have a reason to go there at this time. Melbourne is rated as one of the most overvalued cities in the world. I choose not to be a victim of this. Frankston ticks all the boxes for us.

"On the Up and UP"

We have owned our 'renovator's delight' in Frankston central for six years now and have seen an amazing transformation occurring throughout the City. The infrastructure that is going up is incredible - HUGE state of the art Aquatic Centre, the renovation of the Quest building, new Yacht Club etc etc.

Prices are still so low compared to the rest of Melbourne, but it's obvious this won't last long.

Eventually, all suburbs along the bay will be worth more than those further inland, and once Frankston firmly cements itself as a thriving mini City by the bay, there will be no stopping it.

People who run it down are seriously ignorant. It's a great place to live.

"Happy With Frankston"

After the last 12 years of living in the heart of Sydney City, I've just bought a house on Queen St in East Frankston (for an absolute bargain, especially compared to Sydney and most of the other Bayside suburbs) and while it might not have the 24hr pulse of my former home and could certainly do with a bit more nightlife, I think the place is good.

I have the train station less than 1km from my front door, the beach less than a 1.5km walk, and it's a 40min drive from my house to the heart of Melbourne.

Within a week of moving into my house several of my neighbours had said hello and introduced themselves, and even when I walk my dog and say hi to the passers by, they're willing to return the greeting and now and again have a quick chat.

I wouldn't say that it's lifestyles of the rich and famous here, but the people (while there do seem to be a lot of bogans) are decent and friendly.

There's a cosmopolitan mesh of people in my area including my Indian neighbours, the Kiwi's across the road, an Italian lady around the corner and the old fellow from Belgrade a block over (and of course a load of good old Aussies) which tells me that while some of the locals might seem a little red-necked, there is obviously a very open minded attitude to people from different backgrounds in the area.

If I had a wife and kids, I'd have no concerns about their safety in this area.

My greatest disappointment however is how unfriendly Frankston Council seem to be towards dogs, with very few dog, very limited times for dogs on the beach and an absolute (and quite ridiculous) ban on dogs in the CBD.

Regardless: Yes there are many improvements to be made in Frankston, (and I've spent no time in North Frankston, so can't vouch for that), but since I was last here nearly 20 years ago, the area has improved beyond belief, and I'm glad that I've come back again!

"The future of beachside living is frankston"

Frankston is an amazing place. and for people who bag it out, you only have shallow minds, you stick to your Brighton are Tooraks.

If your a young family starting out, or an avid investor frankston certainly has changed and the stigma is well gone. There is so much to do in frankston its the major hub in the south and i definitely wouldnt live anywhere else.

as ive said to a few more people frankston is ahold now for sure!

Also in frankston whistlestop estate seems to be getting most of the boom due to the peninsula link, 5 years ago youd never buy there, now with peninsula link well and truely running that seems to be taking most of the boom.

as the saying goes "build it & they'll come" which is such a true statement. all this developments everywhere will make frankstons house price really soar

"Frankston is very diverse"

I always thought Frankston was somewhere to avoid but it is much cleaner than it used to be and well protected, especially the beach. During the day, we love to go to Frankston beach and playground. No I wouldn't hang around Frankston train station or Frankston Nth at night because there are some people who are homeless or struggling and unfortunately it can be scary. Saying that, I think it's important that we look after these people and don't turn a blind eye! Frankston South seems to be a more affluent area, bordering Mt. Eliza. Frankston South seems to be the complete opposite of Frankston Nth.

"Fantastic and great place"

Awesome infrastructure with new peninsula link adding to the already diverse facilities. Best sporting clubs in Victoria for the kids. Great schools. Beautiful beaches and of course it's on the wonderful Mornington Peninsula. Those that write poor articles probably need to assess their own decision making and choices. I'm a policeman who chooses to live here with my family as do a large contingent of my colleagues. I know Frankston better than most and can highly recommend it as a place to thrive with your family.

"Not for Students...trust me I know"

Unsafe and dangerous at night time, avoid beach at night times unless you want to be attack by drunk males. Never go anywhere alone, especially if your a girl. People need to be careful, i've had one too many bad experiences, tried to study here but my and my friends were continuously harassed.

Having knowledge well beyond your limited exposure to what life sets upon us, I feel it necessary to inform you, that the experiences you described would have wholly been derived though poor decision making on your part. Being 50 years of age and having raised a family here, neither me, my wife , nor my 5 children ever experienced what you so diligently and publicly portray. I have always raised my children to understand that there are consequences for your own actions in every scenario and what you experience is of your own making. I further encourage my children to accept responsibility and not blame others for their predicaments. You cloud a whole suburb because you are incapable of making the right decisions.

It's always useful to hear about people's experiences and how that impacts upon their view of a particular location. That being said, it's almost impossible to support the claims through evidence, police statistics amongst much statistical data. The reality is that those "undesirables" at school times....they are students from a number of schools....teenagers......,loud and messy from my experience raising them.
Stabbed?? Was this reported? At what location did the stabbing happen? Yes there are always improvements to be made...here and in any city or suburb, if you are simply perpetuating myths, rolling out the same old stuff then maybe you may attract some questions about the validity of your statements.

"Location is important."

I've had nothing but good experiences in my 8 years in Frankston South. Good neighbours, house prices have increased. Great beach and parks, and your half way between the surf beachs, and the city. whats important though when looking at Frankston due to its size, is what part of Frankston you're looking at living in. Frankston really is 5 different suburbs. SOUTH IS GREAT. Good to see the council is incouraging big industries like South East Water to move to the CAD.

"Great beaches"

Frankston is improving every week. The shopping centre is great, and the Peninsula Centre is being redeveloped. There is a great University, Hospital and schools. The beaches are great as is Kananook Creek. Frankston South and Mt Eliza are particularly nice. We love living here.

"Frankston- beautiful place except one thing"

I was a visitor to Frankston, I have to say,Frankston is such a lovely place to live, beachside, eastlink, highway, shopping centers...
just one thing: safety. especially around frankston railway station. and it's not safe to go out in the evening.too many troublemakers.
and Nepean HWY is too narrow, it needs a duplication.
Nepean HWY is also a disaster to me, I got fined many times around seaford,because of speeding, just 65KM/H. the limit is 60 KM/H.
There are many buses in front of railway station, some bus, like 911? or 901? even connected to Dandenong, Ringwood, and it's incredibly, finally the terminal is Melbouren International Airport. How good it is. but, sometimes, many teenagers just smoke in the bus, and driver didn't do anything to stop them.
everything else is just beautiful, the house price is definitelly undervalued,and I reckon the safety issue is one of the concern.
Compared to other similar surburbs, like Cranbourne, or Pakenham, they are all located south-east of melbourne,house prices have no big differences. but, Frankston, I believe, is better located and closer to beach and the city.
but the fact is, sadly, medium house price in Frankston is too low.it's undervalued due to safety issue.

and last, supposed it is safety issue, we just can't believe that in August, 2011, the house price in Frankston even dropped to $235000. that's a crazy price. I think $400000 is a reasonable house price in Frankson, $320000 in Cranbourne and Pakenham. but, I just can't understand why the house price in Frankson is at such a low level.

great, I was doing some research on Frankston and Geelong because I`m moving next year to study in Australia. I have to choose between 2 institues one is in Geelong and one in Frankston.After reading the last comment of jimtony1 I`m not sure it`s gonna be Frankston....My wife and dazghter are coming with me so I don`t want to take any risks.On th einternet the city of Frankston seems like heaven but as I can see the reallity is something else :( too bad.... Now I can understand why renting is so cheap compared to other similiar cities...

Frankston is a touch and go place. Try Frankston South -usually safe. Avoid Frankston North and the Pines area. Sensiable practice- avoid train station at night- bcos its end of the train line- mixture of lot of people. There are pockets of commission houses in Frankston and at time some mental health facilities. When you are renting, have a look at the neighbour- if lawn are mowed, clean etc. The beach side of franskton (not along Nepean Highway) is a good start!

"Amazing what is on your doorstep!"

This is one of the most amazing locations, with all facilities, infrastructure, lifestyle and community elements so close to home. Stunning beaches and parks, brilliant schools, community centres and sporting facilities others envy and all within either a short walk or trip in the car.
Frankston South enjoys leafy streets and people know their neighbours, they are the friendly people that stop and have a chat if you have time otherwise give you a wave.

"A very liveable suburb"

*Per comments made by Alexandra & Janeliveshere* Frankston as a whole is a HUGE suburb and cannot be generalized based on any one small troublesome area! Certainly there are rough areas ie. Frankston North where the homes are a litte cheaper because of the Hoons, etc. generally you should research appropriately a good street before choosing a home. But for the most part there are some really pretty areas - I personally have not experienced trouble since living here. I have no freeway noise, lovely neighbours, access to great shopping centres, parks, restaurants & the peninsula. It only takes me 45 mins to drive home from the city. In my view it is a very liveable suburb. The only way to know is to see it and decide for yourself!

"It has improved? - how?"

I fail to see how Frankston has "improved" within the past 20 years. Everything is still exactly the same as it was 20 years ago. I do not feel safe, my children do not feel safe - escpecially near the train station after school.

There is much work needed to improve this area, certainly will not happen any time soon. The young mayor keeps meeting locals, but really, this area needs help from someone with lots of experience, it is a tough suburb.

Im sure parts are nice, but do not kid yourself to believe it is as "fantastic" as other reviewer's have implied.

There have been many changes since 20 years ago in the CBD area alone.
Lots more shops and cafes, and improved parking.The foreshore is another example. And then there's EastLink.
Stations in many other suburbs can feel unsafe too, so it's unfair to single out Frankston in this case.
For example, try Reservoir or Footscray station to see what unsafe is like!

I suggest every area has it's 'undesirables' - including South Yarra and Toorak (where I lived for many years)

railway station surroundings is a trouble area. On the tram departing frankston, teenagers are smoking in the tram. in the evenings, drunks, troublemakers everywhere in frankston.

yes i agree i have only been going back for visits since i left there over 25 yrs ago, and still just last visit 2 yrs ago, i was sitting waiting on a taxi outside of the station, i watched the tatoo parlor opposite, play host to lots of teenagers some in school uniform and saw a drug deal go across the street crossing in view of everyone and no one cared!

"Get out of Frankston!!"

I've had so many problems living here - in 6 months I've been mugged 3 times - twice in broad daylight. House been broken into twice, my car stolen, often finding used syringes in my front yard. Noise has always been a problem - drag racing cars, drunk teenagers, domestics, etc etc. I'm moving out of here!!

You probably live with the bogans in Frankston North - in which case yes do get out! I can't say the same for the rest of Frankston though. I live here blissfully with none of the aforementioned problems. Might I say I have also lived in Brighton and there was a gang of teenagers constantly stirring trouble ie. smashing windows, throwing rubbish around and stealing things. You should always choose carefully the street you live on as every suburb has their nuisances! : )

Your experience does not represent the whole suburb of Frankston. I lived there for over 30 years and never saw anything you describe. I agree with Citysister - maybe you are just in a bad street, which could happen in any suburb.
Perhaps you should have just reviewed your own street rather than condemn the whole suburb?

Frankston is/has been good to me.

Frankston has all anyone needs (high quality Education and public health/leisure facilities, pubs, cafes, restaurants and way more)

Frankston's diverse past resulted that it has some of the best/most effectively active Police in Melbourne and they are cleaning up North Frankston (famously filthy pines)

Frankston is not finished getting better, all the wackos are leaving and hard working decent folk are the dominant ratio/majority. (the criminals are scared and only wonder out if they need something (pop out to shops..otherwise I dont know where they all are...I have tried to spot them but where are they?)

Frankston is 25 mins from hastings/dromana/Flinders/Rye/Rosebud, etc which are breathtakingly beautiful places which I often take my friends and family who visit (they all comment on how lucky I am to be right here (im 25 and I own a house with big front and back yards...big carport and nice interior 2 bed room)

Frankston Is not too close to the City (melbourne) so none of the Friday/saturday night hooligans spill out to frankston (probs less than 1%), and as previously stated the Police here can manage the small amount of night life that does exist in Frankston Central.

Frankston is SO awesome that I dont want to relocate...I will have to stay.

Frankston will go up in value so good place to find a good street and play your part in the further advancement of the already high quality of living and price of property in Frankston.

Frankston : dont let the rumors fool you, see it for yourself...Frankston Beach is great and relaxing (makes me feel great to walk there)

@ Citysister - I live in Frankston North and have done so for just over 3 years after relocating from Toorak (Renting in Toorak and purchased in FN), and your stereotypical attitude towards its residents is clearly based on you lack of knowledge in the area, I'm certainly not a bogan, I am employed in a white collar position and have been for over 13 years, I drive a late model European car and am married and quite happy to live and stay in the area. Whilst this "tar with the same brush" approach is common in Frankston North, I feel that perhaps the stigma associated with the "lower economic" region of the municipality that it was previously renown for and in part this is subject to the Governments initiative in the 60/70's to placing all commission housing in the same areas - not exclusive to Frankston - this occurred in every state of Australia and was a disaster. The median price for the area has excelled year on year and with an average sale price of $300,000 this is indicative of a 100% increase in under 10 years, from an investment perspective - a no brainer.

In conclusion, perhaps re-educate yourself before making an unfounded and incorrect analysis on the area prior to making unfounded statements.

"Something for everyone"

Frankston has improved on what it used to be. There's a huge choice of good-value housing options, everything from 1-bed flats, to prestige period homes with bay views, and everything in between. And of course it's right on the beach.
The older areas near the town centre are seeing new development, with quality units and renovations happening.
Karingal, an original AVJennings estate developed from the late 1960s is a good place for first home buyers. The homes were built well, and lend themselves to updating. Some of the original display homes were on Karingal Drive, Ashleigh Av and in Plover Cl, the entire court was a display village in the '70s. Karingal has family essentials such as schools, kinders and parks and sporting clubs, as well as the Karingal Hub shopping centre with its cinemas and restaurants. The Hub is all on one level, making it easy to navigate.
Lakewood is another nice estate in the southern part, with more modern homes and good size blocks. At it's heart is a pretty little lake with an island and resident ducks on Shaxton Circle. It is also within easy reach of schools, kinders and parks and has a small shopping strip near the lake.
The most prestige area of Frankston is along Olivers Hill, with homes looking out to the bay.
Frankston town centre has undergone many changes, and there's plenty of good shopping, a large Myer, and good cafes, pubs and restaurants. The next part of the commercial area to be redeveloped is probably between Nepean Hwy and the Kananook Creek. The Peninsula Centre, the tall building on Nepean Hwy has been empty for many years and at one stage was going to be turned into apartments.
Frankston also benefits from good public transport (although be careful around the station late at night) and the Eastlink freeway. Its also only a short trip to the attractions of the Mornington Peninsula.
It has hospitals, a university and the beach foreshore and pier are popular attractions.
Some people have (rather outdated) negative views of Frankston - usually they have never even been there, or last visited many years ago. See it for yourself - it has changed a lot, and will continue to improve with so much going for it.

"We LOVE Frankston!"

We were first home buyers and purchased a three bedroom house in Frankston/Karingal area in April 2010. What can I say but WOW how happy we are to be here. I remember telling a work associate about our purchase and the nasty women said "why would you want to live in Karingal?" hmm she lives in Cranbourne..look who is laughing now with the valuations of property rising and living Bayside!

We rented in Cheltenham prior to our purchase and paid $425 a week for a 3 bedroom townhouse with no back yard and a busy main road so no where really for our three children to play and we were there for four years!! I still work around the area of Cheltenham and down as far as St Kilda Road and South Yarra and it's funny when I tell people where I live and they say ohhhhhh that is so far away! Well guess what it's not! With the eastlink/citylink (yes it is expensive but time to me = money) it takes me 1/2 hr to get to South Yarra and no stress of stopping/starting on lovely Nepean Highway (the way I used to go).

What can I say about Frankston? We are here to stay! It is such a Friendly place. We have lived in Suburbs Port Melbourne & South Yarra, great for childless couples but not for Families! We have lovely parks here, great schools, Shopping Centre and the Cinema is around the corner with AMPLE parking uggh the days of heading to Southland looking for a car park are over!

Finally I just need to build my Bookkeeping business here in Frankston so I never have to leave it as I don't wont to be anywhere else :) !

"Half the price of the Peninsula and Twice the bang!"

2 years ago I left a run down shack on one acre in Mt Eliza [which is probably worth close to a million with the same shack now] How ironic as everything here is easier, schools, shops, transport, beach, restaurants, entertainment, like living in the city but quiet!
I moved from Dromana to Mt martha to Mt eliza to Frankston which was only in the low 4s...now i don't have traffic and am close to everything!
Why isn't this suburb worth more than those suburbs has got me?
I drove to Mt Martha not long ago and it felt like a holiday trip, i should have brought a cut lunch! Travelling to Portsea makes me feel like i should have taken a plane instead!
I have lived down that way for most of my life and still wonder why looking at the streams of cars travelling either down there or from there and ask myself why?
Did they build a new Disneyland down there and i missed it??? Only thing there we dont have is a few overcrowded wineries.
Sorry, i completely missed the attraction of "freeway action" must be a real thrill??...
I think Frankston & South Frankston will be THE high end place to be... unless they develop a teleportor in the near future.

"Out with the old & in with the new young professionals!"

I have recently purchased a home in Karingal. I spent 6 months looking all over Frankston & my partner and I really liked the street we looked at (previously lived beachside in East Brighton but that is out of our price range to buy for a house). It has lovely trees & has a lovely feel to the street. Close to the Peninsula Link & location cuts 10-15 minutes of our drive home from the city compared to Frankston South. Have lived here now for 3 months and LOVE it! So much to do and very liveable. How found everyone to be very friendly and that old stigma Frankston used to have when you mentioned the word is slowly turning around! People in the know usually have a higher opinion. I would highly recommend it!

"Vastly UNDERrated"

Our house is close to everything but not on a main road and very quiet. Living at the end of any court is brilliant for kids or pets. Great library, an arts centre that gets a lot of city shows (including shows from the comedy festival), and a bookshop of the same calibre as Readings. Tons of cinemas to choose from. Some parts of the older shopping centre are dated but it will soon be so cheap that a lot of developers will move in and bring it right up to speed. Parks everywhere, stunning parrots that like to steal almonds from our tree, and one night I had an owl staring at me from about 3 feet away. There are 3 parks within walking distance, and I'm close to sports centres and a small pool. The best news is that council finally has funding to build a modern aquatic centre which will give heaps of kids and families lots of fun times together. Eastlink has opened up the rest of the state to Frankston, and with the Mornington Peninsula Freeway in 2013 this will be the best base for a beach holiday anywhere on the Peninsula - assuming the new foreshore and boardwalk and sand sculpting and festivals are just not enough for you. 21 years with the acest neighbours, we hate having to leave for work reasons. Oh, I forgot to mention medical services, hospitals, and all the other important stuff - no having to travel 30 or 40 minutes in an emergency.
There are buses everywhere including an airport shuttle. The ONLY problem with public transport is the train so called service but hey, what suburb doesn't have the same problem? Don't worry - you'll find a job nearby.

I have lived in Frankston for 22 years, i have lived in Queen St for the past 6 years.
Would highly reccomend to the firdt time buyers, homes are good sizes on good blocks, very affordable and can be safe and friendly.

I love Frankstopn South. Wide, leafy streets and good large blocks mean that people are not just sitting on top of each other.
Hilly, and easy access in both directions from Frankston and the City or Mornington and beyond. What more could you want?

"Frankston is a great place to invest"

I bought my 3 bedroom house in Frankston 3 years ago for $230,000. We have done nothing to it in that time and it has just been valued so that we can sell it and buy a bigger home. The value now is $365,000. That is a huge percentage increase in 3 years. Frankston just gets better and better as time goes on. The shopping is great, the Eastlink freeway is fantastic, and Frankston's beautiful foreshore is world-class. My wife and I go to lots of the Frankston Arts Centre events and our little fella loves Frankston's parks and all the local activities for kids, many of which are free, such as the Teddy Bears Picnic in the George Pentland Botanical Gardens. A move to Frankston is a good move in anybody's book.

the amount of money being spent is enormous! it will help push what was called "scum" out and a new generation in..

i bought a 2 bedroom house (wb) on 600sqm for $260,000 about 9 months ago. Central Frankston, 20 minutes walk to beach, 2 minutes to the local (rsl and shops lol) Now whos laughing...

remember guys, St Kilda many years ago was considered scum too...

Adam, I think you have a bee in your bonnet about a comment a previous reviewer made and have let that taint your judgement. By your own admission you are not familiar with the Mornington Peninsula and I am guessing you are also not aware of the infrastructure plans and community investment from both the local council and state government for Frankston.

KareelaRd makes some very good points (in fact, many houses are already selling for over $1million in certain area and they're not off the mark at all) and all industry research as well as common sense points to Frankston as a boom suburb that has already begun its ascent. The doubling every 10 years is based on recent history and holds true for that. but KareelaRd didn't even claim that so I don't know why you brought it up. They are also referring to capital growth, not the 'value' of it now (as per your comment re Mt Eliza).

I understand you were probably offended by the other reviewer - he was a bit out of line and aggressive towards you - but don't take that out on an entire suburb, especially one you are not qualified to comment on. It's unprofessional and also a bit irresponsible to be honest, especially as you're posting here as a real estate agent.

And I'm going to give you the benefit of the doubt and assume this was a typo but fyi it's median price, not mediam.

Adam, you lonely poor little boy.. I feel sorry that such an experienced estate agent like yourself has the time to be commenting negatively on a certain suburb. It's funny with all you 'switched on' agents. You don't have time for a call back when something wrong with my rental, and are slow to catch on too things but have time to be on a forum criticizing Frankston.

Now clever boy, my father bought a property for $90,000 in Frankston 20 years ago. That property is now worth in excess of $700000. That's five zero's mate.

And that $260000 property I bought, has had an offer of $333000 3 months later. Prices are moving prettyquick mate

Well well Adam you need to be sure that your facts are correct before making statements as follows:

During 1998 I listed my property with a local agent [I still have the sale papers] due to ill health, and the thought of moving closer to my family in Brighton and Carnegie! The property was listed for sale at $81000.00 and I signed them with the Agent. 3 days later, during the cooling off period I cancelled the sale! In 2008 I had my properly valued by a certified valuer and have a copy of that paper also, value as $289000.00 for resale.

Your statements about Frankston are inaccurate and misleading. The market value of my property today is around $329000.00. [From a real estate valuer in April this year]

However Adam, I wish you saw Tuesday's Herald Sun.

Frankston and other 'Tollway/Freeway Hot Spots" such as Berwick, Dromana, Narre Warren, and a few Western suburbs have had over 20% growth in 2 years. Inner suburbs, 5% growth over the same period.

Today on ABC News24, house prices in the 300k to 600k price range are expected to 'Boom' while high end property's are to fall over the next 12 to 18 months.

Adam, it may seem like the whole world is against you, and thats probally because, well... They are.

But who are we to comment on a Local suburb. I mean, it is us who have seen the prices rise, new freeways, new foreshore, new shops, renovated schools. It is us who have seen the sale of the majority of old public housing to developers, who in turn build 2 town houses on each block.

I guess it is also us who have seen the vast majority of the bogans leave, move onto finer places such as Cranbourne. :)

But I do admit Adam, you have told us how your Sydneys brightest Real Estate Agent. So I better take your word on Frankston.

I know you have no local knowledge, and live 919.2km away (Your Office to Frankston) but I guess you are right... Arn't you?

I think I'll sell my place in Frankston, since your telling me its a bad investment. I know I only brought it 2 months ago and it a shame to sell already, But its only gone up $26k in that time... From sale price to estimated price from the banks "Independent Registed Valuer"... Hmmm

Adam, you are a real estate agent, not an economic nor a property forecaster. All due respect but you are not even close to the kind of professional I would seek advice from. I myself have written investment documents for multibillion dollar residential developments and still do not consider myself an expert. My contacts within the industry are some of the most highly regarded in Australia and my own family have invested millions throughout the country and have been involved in buying and selling property for decades. All of my advice (and I have sought alot and researched many areas in Victoria and Qld) points to Frankston as being an excellent investment with above average capital growth projections.

I appreciate you are trying to give advice however you are simply not giving good advice based on any sound research. Just be careful when you position yourself as an 'expert' that you are actually qualified as one (and while you may be brilliant at your job it is essentially a sales role with very few qualifications required). You are of course welcome to your opinion, I just don't think it's based on anything other than extremely casual observations.

Your statements regarding Frankston are insulting and inflammatory. I understand that you are giving us the benefit of your 15 years of "expert knowledge" but there are better ways to express yourself than dismissing what others [and in this case residents of Frankston] have experienced and observed over the past 20 years.

You dismissed my comments in a very disparaging manner in your reply.

The facts as I presented them to you regarding the sale of my property in 1998 and the valuation of my property in 2008 [by a LICENSED real estate valuer] and his report supported my view that my property has MORE THAN DOUBLED in the past 10 years.

I was refuting your claim that "i personally have NEVER witnessed one such case" which you stated your comments.

If I had any doubt as to the validity of my experience with my own property, I was also present at a sale of a home a few doors from mine in 1999 at $70,000.00 was sold on the day for $69,500.00. The same property has been bought and sold twice over the past eleven years, and I was present when it was auctioned in April this year, and sold for $ 420,000.00.

This is why I know that my property has appropriated over the years, and has MORE than doubled in value over the past 12 years. [In fact I am sure it has more than TRIPLED in value]

Regardless of all the above, you then comment on the residents of Frankston and state that "I think it speaks volumes of the about the residents of Frankston"

Is it necessary to disparage people who you do not agree with?

I have observed in your many comments a distinct lack of knowledge of spelling and grammar. Are we then to assume that based on YOUR judgement of the cost of properties in Frankston and your assessment of its Residents, that we can safely assume that all Real Estate Staff are uneducated and illiterate?

Adam, I hope you understand this is not intended as a personal attack and we can still have fun with this as a debate. You may very well be a fantastic guy but I do strongly disagree with your opinions.

You can pick apart my own experience until you're blue in the face but my experience is irrelevant. I'm not, and never have, claimed to be an expert. in fact, I made specific reference to the fact I am NOT an expert

(though I think you misunderstood what I was saying. For work I commission independent research from property consultant companies such as Charter Keck Kramer - hardly budget or unreliable. For my own, private research for a one off residential property I invested in I use basic stats such as median prices, capital growth figures etc that I can get from REIV and RP Data - my apologies if this was not clear.)

You have insinuated that you are in some way in a better position than the average person to comment on a suburb you are unfamiliar with because you are a real estate agent. I am merely saying being a real estate agent (who works in another state no less!!) is not a property forecaster or expert in property in general. You are a salesman - possibly a very good one but a salesman none the less.

You also seem to be missing the point most of us are making, which is that the capital growth potential in Frankston is fantastic. You are going on about values now which is an entirely different thing. You are also making statements about Frankston being a low socio economic area. We know that - you are hardly telling us something new and we're not denying it either. None of us are claiming Frankson is the new Toorak. We are simply saying Frankson is on the up and changing for the better. That is not only in the media and council plans but also easy to observe just living here and by checking out recent capital growth figures that exceeds the state average and has not plateaued.

Adam you are certainly entitled to your opinion but if I disagree I'll chime in. And your opinion happens to fly in the face of just about every other piece of information from property experts and forecasters so I have to question why. What do you have to back up your claims, Adam as they go against all common sense and available resources. Maybe you know something noone else does?

I also do feel you stepped over the line - you have asked for common decency but in the same breath you call me deceptive and insincere AND insulted the entire Frankston residency. I'm not surprised linela49 has taken offence as you really attacked their claims.

I also realise I am not going to 'win' against you, Adam and I don't think you'll change your opinion as you would look too foolish if you did now, but I at least want to ensure anyone considering investing in Frankston does not get your side only, especially given you really do imply you are qualified from a professional point of view to predict the area's future (at least we are all open about our bias - of course we like Frankston! We live here!)

Oh, and finally, prior to living in Frankston I lived in Portsea on the Mornington Peninsula and have had property there for over a decade and been visiting it as a holiday destination all of my life so please do not try and tell me about my own home ground. I would not ever suggest I knew yours better because I drove through it once and knew how to use google.

I understand it must feel like you against everyone else at the moment and you have to save face but it does seem odd that a real estate agent from Sydney has such a focus on a suburb thousand of kms away and such a strong opinion that is the opposite of what all industry experts say. It does point to a personal vendetta as opposed to a professional opinion to be honest.

"Trendy, Young & about to Boom!"

Having just brought in Frankston, I am so pleased we have got in now, before its too late! Frankston is going to boom in the next 3-5 years. The ONLY Bayside suburb in Melbourne that you can buy a house with a large block for under $350,000. Plenty of Schools, Doctors, Hospitals, Shops, you name it, Frankston has it!

So many young people like myself are buying or intend to buy in Frankston in the near future and I really can see the house prices in Frankston taking off to the $450,000+ Range within 3 to 5 years.

Some may scoff at that price, but with a heap of work by the council, state & federal Governments, and a "Trendy" view of the Suburb by under 30's, you will see, that $450,000 price may just be the start!

I have to somewhat agree with "Trendy, Young & about to Boom" but maybe I'm a bit biased because I own an investment property there. Frankston, in the past, had a reputation for being quite "rough" but this is changing. There is a lot of money being spent on infrastructure such as mariners and major roads linking to the city. Many business developments are also popping up too. We bought there when the prices were around the $200 mark which was less than only 3 years ago. So, I'd have to say that the capital growth has been great and I think there is plenty more to go. Cheers.

"A City by the Beach, what more could you ask for"

Frankston is an amazing area, I've only been here 10 years, but could never go back to the suburbs.

We are 45 min from the city, yet, so close to all the wineries, golf courses, great restaurants, night life, shopping centres, cinimas, university, tafe. All this is at our door step. Nothing beats walking to the beach with friends and walking along the sand from Mount Eliza, all the way through to Seaford, stopping on the way at sofias for a coffee and snack.

Life here is the best, but the whole family. Toorak college is down the road, one of Melbournes best private schools, Minimbah (junior camus of Woodliegh), another great private school, Haileybury (30 min away), Peninsula Private, another great private school and not to forget the Frankston High School, which is one of the top state schools in Victoria.

With the marina yet to be completed, the re-vamp of the old Peninsula centre, the turning around of the city landscape to face the bay, and future shops and and restaurants yet to be developed along there, the sky is definately the limit for this beautiful area.

Frankston has also won many awards for its clean beaches and I for one am very proud to call this suburb home. In my opinion it is very undervalued for where it is, what it has to offer and potentially where it will be in the next 5-10 years.

"Frankston has it all"

I have lived in Frankston off and on for over 20 years. The area in the past 5 years has really taken off, and there is plenty of further potential to come.
I believe that an investor cannot lose buying property in this area, there is alot of infrastructure happening now and in the future.
The Eastlink freeway has made Frankston much more easily accessable.

Frankston has everything, great parks, the beach, night life, great medical facilities and schools and is especially suited to families and retirees.
I give it two thumbs up.

I just bought a house in Karingal (Off Skye Road) and have been pleasantly surprised with the neighbourhood feel of the area. Haven't been able to find one negative to the area as of yet.

I'd gladly recommend this area to all.

"Fantastic value for money!"

I have been renting in Frankston with my small family for a little over a year & love it. Of course it isn't as 'Trendy' as some of the suburbs closer to the city, but for a beachside suburb it is very affordable. The major shoping centres (Bayside & Karingal) are easily accesible with lots of parking, there are many great parks all over, the beach is gorgeous (especially since the boardwalk has been completed), the freeways are good, the public transport is easily accesible and my few experiences with the Public Hospital were all positive. All in all, I am very happy living here and plan to buy a home here one day.

"a good place to live, low cost and only metres from the beach and bay!"

I have lived in Frankston for the past twenty years and have seen Frankston go from strength to strength. At times over the years we have had difficulties with vandalism and such, but I had much worse problems when living in Glen Waverley and East Bentleigh. Things have changed a lot in the past 5 years. We are now finding that a lot of young professionals are moving into the area and there are good facilities for shopping and recreational pursuits and the transport system is great as well as the added attraction of the beach [a leisurely stroll of 15 mins] All in all this is a great place to live and I highly recommend the lifestyle here!

Hi I am from Hobart and thinking to move to mel for good. And we are thinking to start a new food franchise business at karingal hub. Wondering any advice from local frankstonian? Heard many differ opinion on here. Some bad some good. I guess Hobart very similar to frankston where we Have beaches and bogan! Many ppl says about the drug issue bla bla. I guess everywhere has drug issue has bogan issue. I havent been to Frankston . From google view I find it Frankston is so much bigger than Hobart. Just that company advice we could get a store @ Frankston. Any advice guys? Or do you guys recommend any where else. I know karingal hub under 160m redevelopment. Would be good in future.

"Terrible experience"

That sounds like Frankston North - Monterey Boulevard etc. which is a very small part of frankston... Also not the part I would recommend as thats where all the derro's used to live that gave frankston a bad name! Although in time I have no doubt that will clean up a little as well!

Citysister - you should not assume the location bobby is refering to - in addition Karingal residents share the rest of Frankston with Frankston North - it's the same suburb. We rate cities on what they are now, NOT what they might be in the future.
I grew up in Karingal in Frankston. I moved away due to the safety factor of going to the local shops, my car being stollen/broken into numerous times and I would never want my children to attend a Frankston school or be exposed to the problems that plague Frankston youths.
