"Amenities galore, great views, and good family vibe"

I've just bought a house in Glenorchy. It's a very pleasant suburb, about 8km from Hobart CBD, and an easy/short drive there.

The suburb is fantastic for ammenities - many shopping centres, cafes, and parks all add up to, yep, you guessed it, a very family-oriented neighbourhood. This is a good thing, you feel quite safe walking around and a real sense of 'community'. In fact, my neighbours threw a street party a couple months back! I haven't heard of those since the 80s (being from Sydney this was really quite pleasently surprisingly to see!'

Hobart is a small city so pretty much everywhere is 'accessible' by Sydney standards, but Glenorchy/Montrose/Derwent Park just have a nice 'vibe' to them. Definately suburbs on the up...

Hi I am thinking to move and settle in Tasmania (most likely around Hobart) I was wondering as I can see you took the big step already of moving there , what are the steps to take that you would recommend for making the move easier? Any pro and cons, General advice or personal experiences are more than welcome. Oh almost forgot to say that Ill be coming from Nsw too. I hope I wont take much of your time asking! :)

If you are looking at Glenorchy then I'd consider the Paris end of Glenorchy which is Rosetta. As a long time resident here I can say Rosetta is a much nicer area then Glenorchy itself.

Looking for a home in Glenorchy?

13th April 2023

"Good area for the Hustle & Bustle of Hobart!"

I love Glenorchy'! It's close to Hobart via the highway and getting into cbd is quick but can sometimes difficult getting into the traffic just because of the roads in Glenorchy making it quite hit or miss. Over the years, it has experienced significant changes in terms of the quality, making it an increasingly attractive place to live with some older homes being a good option for renovation.

In the past, Glenorchy had a reputation for being a bogan area with alot of crazy kids running around graffitiing everything they could with some areas being more desirable than others. However, in recent years, the median house price for a three-bedroom property has surged by $120,000 making it quite unaffordable to purchase in the area considering the actual quality of the area, Ive since ended up moving to Rosetta due to the fact that the area has less traffic and better views but if your looking for a home in the middle of the bustle and love the noise and the quick access to the highway then Glenorchy might just be the right place for you!

"Lived here since 2003 - bought a house in 2014"

Glenorchy in the early 00's was known for being hit and miss, I have lived in Hobart all my life and Glenorchy in the past has good parts and rough parts. The Median house price of a 3br in Glenorchy has gone up 100k in 3 years along with rent rising a lot as well. The point being that I have noticed Glenorchy changing over the recent 5 years and its turning into a very sought after place to live with less and less bogans.

I would highly recommend Glenorchy to anyone who wants a quiet lifestyle close to the CBD.

Rentals in Glenorchy

"Poor, but close to everything."

Glenorchy is well know for being quite rough, although there are some lovely streets. The Municipality is one of the most disadvantaged in the Greater Hobart area. People are mostly very friendly though: plenty of retirees. Down side is that there are also a lot of bogans and scary people, especially in the bus mall area.
On the up side it is very very affordable and is only 15/20 minutes to the Hobart CBD. Plenty of services including the large Northgate shopping centre.

Great for

  • Northgate Shopping Centre
  • Affordable housing

Not great for

  • Bogans
  • Hoons

"Glenorchy has far more to offer than most suburbs in Tas !"

Glenorchy is a great place to raise kids and live within a reasonable budget. Near where I live there are a massive amount of amenities - (a short walk away from me)- the Showgrounds (+market) KGV footy ground, Soccer Ground, YMCA, Swimming pool, Skate Ring, Waterfront boardwalk, Elwick Racecourse, Derwent Entertainment centre, really good shopping centres , doctors, really good meat and veg. wholesalers (yes some bogans hang out near Macdonalds) ... all great leisure and fun stuff to do. MONA has brought sophistication into the Glenorchy Region and the Bike Track running through the centre of the suburbs is great. If you want affordable housing and good sport and rec. Glenorchy is one of the best suburbs.

Great for

  • Sport and Red.
  • Affordable housing
  • Neighbours mind their own business
  • Bus Mall
  • Northgate and Big W

Not great for

  • Hoodies
  • Not enough police of security

I certainley agree, this is a breeding ground for bogans. It really should be fenced off from the rest of Hobart...

"Bogan Central"

Where do I start... Glenorchy is a very unsafe place to be.

The best times to be out in Glenorchy is during school times because that's when all the ferral school kids aren't around, except for the ones that wag school.

Do no access Northgate by McDonalds because there is always a group of teenagers hanging around the door having a cigarette.

In the past 10 years Glenorchy's rating has fallen. The neighborhood isn't a friendly place. I wouldn't want to be walking the streets in the dark.

The only good thing is the shopping, the bus mall (minus the scary bogans), and being close to Hobart CBD.

Great for

  • Northgate and Big W
  • Bus Mall

Not great for

  • Not enough police of security
  • ALOT of bogans
  • Unsafe

"A quiet escape minutes from Hobart"

Next to the beautiful Tolosa park, at the feet of Mount Wellington and surrounded by nature.

Merton is less than five minutes from the busy shopping district in Glenorchy and only just over ten minutes to the city via Kalang avenue and through Lenah Valley.

Merton is predominantly a new homes area, with many homes enjoying water views on two sides with the reservoir at Tolosa park and views down to the Derwent.

Dominic College offers a brand new childcare facility (built 2009) and schooling from kindergarten to year 10 on expansive grounds.

Tolosa street offers regular buses into the bus interchange at Glenorchy. Tolosa st has light traffic once you are past barossa road, and very quiet once you are past Dominic into Merton.

Hi, I am also looking to move into a place near Tolosa park, but find so many conflicting comments on this suburb...
With all of the negative comments on Glenorchy, I am surprised that you find Glenorchy safe... is it because this particular area near Tolosa park is safe? Which street/part of Glenorchy should be avoid?
Thanks for your help!
