Mooney Valley creek- do houses ever flood?

Hi! I'm thinking of buying on the valley side of Glenroy, backing in to the creek on Fran street. Just wondering- do the houses there ever flood? Is such a nice area, I'm hoping they don't! :)

I have never heard of Moonee Valley Creek floading. It's safe, lots of walking and cycling tracks and a family friendly location.

No. We have lived in the area over 50 years and it flooded once, however that was before they built the retarding basin. No dramas ever since then. Million dollar plus homes on the west side of the creek in Gowanbrae within 20 or so metres of the creek. No dramas.
The leafy valley area of Glenroy is unique because there are virtually no tacky, crowded cheapo apartments or units as it is too costly to build these on sloping land.
The valley and creek reserve is a unique natural asset; it is a priceless natural asset full of wildlife, wide expanses and greenery. It runs along for miles, it is safe family friendly and there always people cycling, walking etc. If you live in the valley area of Glenroy, it is virtually All Yours, in your backyard, and it's FREE!
