Best suburbs to buy in SA under $350,000

Our choice for what we believe to be the best buy under $350,000 in the North East of Adelaide.

1. Mawson Lakes. For under $350,000 you have a choice of apartments, cottages, warehouses & small townhouses. You can buy off the plan or recently established. Rental returns are good for the investors. Great for the first home buyers as most of the properties under $350,000 are easy care with very little to spend. Walk to Uni-SA, the Mawson Lakes Transport Hub, plenty of shops, several cafes & walking trails. The suburb has seen good growth and good yields.

I believe one of the best suburbs to buy in under $350K is Craigmore - its a great family area, close to schools and shops, especially Munno Para Shopping City. You get great value for money, getting good quality homes as young as 6 months old on big established allotments with the re-sale value high. Rental returns are also good for investors and first home buyers can buy an near new well established home with not much to do for under $350K.

Smithfield has great homes for under $300,000. You can purchase a 3-4 bedroom home approx. 25 years with all mod cons, great garden care, ensuite, carport under main roof, approx 600+sqm blocks, council rates $750 - $900. Access to all relevant services either public transport, walking, driving. 20 min to Barossa, 40 min to Adelaide by car. Schools surrounding area. New homes from $260k - $400k, rents vary $170 - $290 a week.

Great suburbs for under $350,000 include Hallett Cove, Sheidow Park, Trott Park, Reynella. All of these are around 20 - 40 minutes from the city and you can find fairly new homes, with good access to facilities, including transport, shopping and a leisurly drive to some stunning beaches further south.

I agree with Brock Harcourts that Mawson Lakes is a great place to buy. It is a secure investment that is not too far from the city in a new suburb. I would also suggest that Walkley Heights also is a great place to buy yoo, but is not as prestigious as Mawson Lakes.

What about Andrews Farm you can purchase a brand new house built for mid to high 200's

I heard Smithfield has had issues with crime in the past, is this still the case? What about places like Munno Para and Andrews Farm are these safe areas to reside?

Northfield. Close to the city, good value for money and has a bit of character. Next to suburbs like Oakden. You can still get a proper backyard for that kind of money too, unlike Mawson Lakes.

That said, Mawson Lakes is OK if you like your suburbs plasticky and somewhat artificial. Anything north of Mawson Lakes tends to be a bogan infested toilet. There's a reason why houses in places like Craigmore and Smithfield are so cheap.

I say Ingle Farm and Valley View - close to the city, transport, shops, schools, parks and easily even sub $300k if you want a do-er-upper! $400k gets you a brand new place in old suburbs that don't make you feel like you're packed in like sardines (sorry Mawson Lakes but that feeling and the known drug issues there turned me off it a looooong time ago!)

Willowtea, what are the drug issues in Mawson Lakes, ive heard things to this effect, bikie owned homes.... is this the case? (i live in ML and have some suspicions about a few homes near us lol!)

I can't remember exactly who told me, but they were in the know, so to speak. We were talking about crime rates and break ins and they were telling me that there are a few 'known elements' in the area. I personally remember there being several news stories about labs in Mawson Lakes. Just doing a quick google for ML and drugs will bring up a wave of raids in 2009/2010. It may have changed and sure, all areas have problems. But for me, it was all just a little too much and there's better value and buying closer to services without the estate feel and the issues it's been having with transport etc. A shame, because I think the overall idea was good and it was only empty paddocks and a remote Uni prior to that.
