"A small suburb tucked away"

Buying in Lynbrook ticked all the boxes when it came to buying a house that was affordable but not lacking quality. My partner and I were looking for a home to live in and settle down for quite some time, the inner city suburbs were far too expensive, while the outer suburbs with a lower price tag were too far from the city centre. We looked far and wide for an area that was easily accessible to the city, but didn’t have the mega high price tag.

Convenience: Coming across lynbrook was a dream come true, as it is a short drive to the south Gippsland freeway which is a short drive onto the M1 and around 35 minutes run to the city from home.

Aesthetics: Lynbrook also ticked the box of being a green leafy suburb with lots of green spaces like banjo Patterson reserve, which was a high priority as there’s nothing worse than living in a gray dry landscape.

Amenities: Lynbrook is the cream of the crop when it comes to accessibility to everything you could need, you have Lynbrook village shops, lynbrook hotel, and many more eateries close by. You have Cranbourne home centre which is a 5-10 minute drive down the south Gippsland highway, fountaingate shopping centre is no more than 10 minutes away, you have a huge selection of furniture shops and electronic stores in Dandenong south which is 5-10 minutes away. You have 2 train stations near by which run on the Cranbourne and pakenham line, which means that you have Hallam station and Lynbrook station to pick from if there was any issues on the Cranbourne/ pakenham line.

Development: You have nice houses on nice size blocks in a relatively small suburb with finite space, which means that there will be less single driveway townhouse developments available for big developers to purchase and over populate the area.

To sum it all up, Lynbrook is an area That would suit couples, families and professionals alike, with a wide array of amenities, green spaces, and all the convenience you could need in a small suburb tucked away.

Looking for a home in Lynbrook?

"Country feel suburb with good amenities close by"

I moved from Hampton Park to Lynbrook, basically just the other side of the road. For such a small move you'd never think the impact and feel could change so much. A great community vibe, people regularly wave and greet me while I water the front garden, there's great amenities within walking distance such as a shopping centre with all the essentials, train station and banjo Paterson park.

"Place to be"

It has its own train station plus less than 10 minutes drive away from Hallam station-which means if Cranbourne line stuffs up you have easy option B-Pakenham line. Bus brings people to Dandy, Hallam station and Fountain gate sc.
Walking along beautiful and charming park surrounding Banjo lake is one thing all residents love to do on weekends. Very safe and quiet place. Friendly people in this suburb look after each other. zero crime case I’ve seen or heard. Only one issue i experienced was loss of internet connection recently. Lovely place to grow kids; plenty childcare options and primary school. Coles, local post office and nice coffee place in Lynbrook Sc also medical centre. Its been growing solid and stable. Lynbrookean knows what to do if South Gippsland is heavy use Northy Road.

"Perfect for CBD train commuters- affordable with lovely village feel."

We moved here from Mordialloc (which we loved but couldn't afford to buy in) a year ago.
We love:
- the space, size and quality house we could get for our money
- the friendly people (see the Lynbrook Residents Association website for the awesome community events, usually at Banjo Paterson Reserve, and the Lynbrook Social Facebook page)
- the convenience of walking through beautiful parks and past the lake to the train station, a lovely way to start the day, or easy car parking if it's raining.
- the safety of the train station and area in general
- the schools - excellent primary schools in Lynbrook and lots of local low fee private schools for great high school options. Also the local state high schools seem to be improving.
- plenty of choice for childcare, great kindergarten, parks and play equipment
- we had heard there might be a smell from the Hampton Park tip sometimes, but it's been much better than we expected... Only a very slight smell when there's a strong easterly wind, which happens about once every couple of months, usually for a couple of days in a row, then no smell again for ages. Surprisingly it's much better than the seaweed smell from the beach and Clayton tip smell we used to get in Parkdale/Mordialloc.
- Fountain Gate is almost as good as Southland (Cheltenham) for shopping... I'm missing Country Road and David Jones, but that's all ;)
- in Lynbrook we get a local Melbourne landline number, e.g. 03 9.... Rather than the annoying 03 59... In some parts of Lyndhurst and all of Cranbourne I think?
- the new community centre that just opened at Lynbrook Village shops
- Lynbrook Pizza and Pasta do awesome pizza and the charcoal chicken place do Gluten Free chips. Suburban Grind cafe also does fantastic food and drinks. Shame they're not allowed to open in evenings.
- the huge, grand, old, protected gum trees. Apparently the area used to be an aboriginal settlement. They're maintained by Casey Council.

We we haven't loved:
- the traffic on the South Gippsland Hwy in peak hour... We take the train into town so it only effects us when not working and needing to go out at those times
- the single line train track between Dandenong and Cranbourne. So even with the upgrade in the train lines, the number of trains cannot increase very much. The local Greens MP has it on his agenda to duplicate the track at least... Who knows!
- at the moment we can only get ADSL 2+ internet which is slower than what we were used to from other areas where we had cable internet.
- the Lynbrook hotel and local restaurants are the only nightlife.
- the council rates are higher than Kingston, Frankston and Bayside in my experience. We pay $1800pa inc green waste, and we have a 15yo 3bed2bath house on 700sqm.

General Notes:
We have found that using the Western Port Hwy then coming off at Northey Rd exit is a great way to avoid the South Gippsland Hwy madness.
Marriott Waters in Lyndhurst has a great Woolworths and other shopping options (great Gluten Free butcher and Aldi).

There are heaps of buses which will be handy when the kids are teenagers... To Fountain Gate or the newly renovated Cranbourne Park Shopping Centre which has good places to eat now too.
We love our new area and we love having a bigger block of land than what we could get for the same price with a house and land package much further out, away from the city in Berwick or Cranbourne East etc... Also, I don't think those areas would have as nice a community village feel as we do here :) ??

"A great place to grow your family :)"

My wife and I purchased in Lynbrook in 2004, since then we've had 2 children, are locally involved with the community and I commute to the CBD daily (combination by monash fwy & the train). What can I say, it has everything you could want. 10 years on and we're not looking elsewhere. Maybe need to upsize the home, but the next home will be here in Lynbrook! Lots of similar young families, community events by the LRA (amazing people) and leading edge schools, medical facilities and great assortment of shopping and food! Wouldn't want to live anywhere else!

"Lynbrook-Victoria"

Lynbrook definitely a great place to be living, the first concern for community of course is Safety as priority, as far myself is staying in this surburb our safe is being secured. Yet, in term of facilities and public transport station is getting developing well in Lynbrook area, very convenient for both services. The others thing the "night time", peace & quiet surburb, this is might be nearby had an Aged care services, therefore, is good for senior person staying quietly at the night time. Lastly i believe price of land is rising significantly in Lynbrook !

"Lynbrookian"

It's an area that lets you feel welcome by the fact that every where you go you or your children run into people you know, and more importantly like. Everyone helps each other out, never asking for help if it isn't needed , and never asking for thanks if you receive help. The best example is the Lynbrook residential association. Everyone on the board does not receive any money, but what they get is great events organised for there community.

"Great Suburb with facilities...."

Lynbrook is a upcoming suburub in south eastern melbourne. It is soon becoming a sought after place to reside. With the new train station daily commutation to CBD has become quite easy. Travel by car is also convienient. It is just 10 minutes drive and you are on M1. Great place to stay if you are working in dandenong / hallam /Cranbourne areas. Good primary school, decent shopping center to cater to daily needs, childcare, extended medical center facility makes living a treat. Friendly place with neighbours caring for each other. It is surely the next hot spot in 2-3 years. A good place to buy decent house for first home buyers / young families.....

"A surprising little pocket."

There's a lot of obvious things to like about Lynbrook such as the good parks, the new train station, the quiet safe streets. What isn't obvious is some of the outstanding features such as the bicycle paths connecting all the schools, transport, and shops. That's the sort of thing which you don't normally see outside the inner suburbs.

The local shops provide all the essential services such as groceries, banking, doctors, and dentistry. The choice for dining and takeaway food could be better but what is there is decent. If you want to go just a bit further away there's a bicycle path which goes from the shops to the Lynbrook Hotel.

Being just one train station away from Dandenong means your a very easy car free trip away from more food and shopping options.

"Excellent and growing suburb!!"

Lynbrook is a fast growing suburb. From the shopping centre to the child care facilities this suburb offers you everything you need and the best thing is its all within a 5 minute drive of each other. Your next to the South Gippsland Hwy yet you cant hear a thing!! You have quick access to the M1, Western Port Hwy and the Eastlink. With the shopping centre expanding you barely have to leave the suburb which means you dont have to take long trips in traffic. There is enough parking for you and visitors to park throughout the suburb and the shopping centre parking is great with not only alot of parks available but they have allocated "mums with prams"and "wheelchair"parking availble also which is very handy, as Lynbrook has alot of small families. With the train station underway and a gym set to be built Lynbrook definately has alot to offer but hurry prices seem to be on the rise!!

"Avoid Town Houses in Court Location"

A nice place to be. All facilities and major roads near by.
I bought this home of average size. My friend bought town house in a court . He had difficulties in parking and friends coming to his place with no enough parking. It could even start some aggression between neighbours .So my advice avoid town house in court location.
Put some extra 20K and buy a home standing alone and worth in the long run with peace of mind and Price. Enjoy here with beautiful park ,Cricket ground ,Schools ,Station ,post office, fast foods the list goes on……

"Lynbrook Shines"

As everyone has stated Lynbrook is a great place to live in. Everything sounds good and great except that prices are soaring, it is a beautiful suburb to be living in. Hopefully, we all work to keeping Lynbrook clean and making it a great place to be living in.

On this note, one little word of advice - Pet owners please clean up behind your dogs. I have noticed that dogs been left to dirty, and people just ignore the fact and walk away. Let them dirty in your back yard if that does not concern you. Remember, the park, the lake and the road are being used by publice and we should always be considerate about others. Remember to work in the interest of everyone.

Spending time near the lake is very relaxing. Lynbrook is THE place to be living in. House prices will rise in this suburb.

Lynbrook is a great place to live! Except that people who take their pets out there for walks should learn to clean up after their dogs. It is ridiculous to watch people just leave their doggie pooh behind and just walk off. What respect to these people have for the society. What have they been taught in life and how can they be respected.

Please ! Please ! Remember other people use those walk paths. Kids are kicking their ball around, other cycle around the lak and some come there to have a barbeque or relax in a warm summer evening.

Respect them and clean up if your dog dirties. Otherwise let your pet dirty in your back yard.

Lynbrook is beautiful without a doubt and it is a lovely place to be living in. On the contrary, some people who take their dogs for a walk around the park do not clean up & leave their doggie pooh all over the place. I am sure they know it is not the right thing to be doing. At the park and the lake there are many children and families who come to just relax. It is sad to see that one has to be so careful of what they are going to step on.

Please these so called PET LOVERS - clean up behind your pet. Or let them dirty in your back yard if you do not mind the dirt.

"Excellent Living!!!!!"

We moved to lynbrook in 2008 so far I don't have any complaints, crime rate is zero. as a matter of fact we forgot to locked the door of our house several times but nothing happened. I liked the serenity , the freshness and really feels home. There are times when I don't feel like cooking I will just go to the restaurant and buy food. Very convenient and accessible. Coles is there, medical centre, shops , ANZ bank, ATM's. Huge parking area., schools, and the train station is coming soon. Even only 5 mins. drive to Merinda park sation and Hallam sattion. Closer also to some malls, bunnings, lynbrook hotel , public transportation,so many good features. Lynbrook is a gem! I would always recommend Lynbrook to anyone. Excellent living!!!!!

"The 3 F's.Friendly,Families and Fun."

Lynbrook is a fantastic place to get away from it all. It's friendly atmosphere is warm and welcoming. It is the only place where people still say "Hello" as you walk past each other. People are still real. Although the night life isn't fantastic (which is probably a good thing,it keeps violence out of the area) you can always count on the fantastic restaurants and cafes for a relaxed night out. The schools are fantastic, and provide the students with the best form of education and the latest technology. The train station will make the area that little bit more accessable, along with the bus services that already exsist. Lynrook is on the rise and is fast becoming the place eveyone wants to live in. It's a gem!

"A great place to live for working families."

We built a house in Lynbrook couple of years ago. We are really happy with the development of the place. It is close to all main freeways and east link. Roads are wider and well lit. The Railway station which is beginning this year is a fantastic news for local residents. We need post office ASAP. Another five years this place will be developing into a highly sorted suburb in Victoria. If your planning to move don't delay it anymore.

"A clean and safe area for familys"

I have moved from Tasmania to live in Lynbrook and I have found living here with my family a great area I have chosen. It took me 1 hr one way to go to Hobart to do my shopping and same if I wanted a pizza but now its a 3min walk. We have everything here that we need in Lynbrook, but one thing I have noticed that alot of people keep to themselves and wont even say hello including my neighbours where in Tassie it was the total opposite which I must say I miss. I let my children go to the park by themselves as I know that they will be safe as there is always familys and children playing there as well. The primary school is a great. If you choose to live here you will not be disappointed.

"Everything you need"

I am happily living for 5 years.With a shopping centre of own,parks and primary school,medical,coles,fish and chips,hotel......list goes on .All I miss is a Post Office as Railway station is on its way.With hampton park,cranbourne,dandenong is less than 8 km from here i don't feel its too close or too far.With major roads around lynbrook, you have so many options to drive.And being new suburb all homes are of new design and awesome landscaping.Love living here and my kids too

"A Great Family Suburb"

We are a relocation company who have moved lots of families to the Lynbrook area. Every single one of them have been happy and felt part of the community from day 1.
Crime is low, there is no graffitti, the school is excellent. The downside is that the area is in high demand and as soon as rental becomes available it is snapped up.
There are lots of community activities, carols by the lake, cricket, afl, fishing in the lake and much more.
