"Hidden gem"

We have lived in Moorooka for 12 years and have loved it for many reasons - toohey forest for bike riding and running, community hub, local coffee shop, community vibe , multicultural food and community, great school within walking distance and safe. 10 min drive to and 15 min bus to Southbank and surrounds

Looking for a home in Moorooka?

"A suburb full of surprises"

I bought an apartment in May 2022 in the area between Beaudesert Rd and Ipswich Rd, and didn't really know what to expect, having never lived in Moorooka before. It's a wonderful, friendly, neighbourly suburb, with great parks, beautiful, big trees, and a strong sense of community. The houses are all unique and have their own style, with a lot of older homes and Queenslanders, pretty gardens, and lush tree-lined streets. Moorooka is incredibly convenient, so close to South Bank and Brisbane City on the train and bus, which makes for a stress-free commute. The people in Moorooka are the best! Everyone says hello. So many great places are in close proximity, such as the shops and supermarket on Beaudesert Rd, schools and child care facilities, other nice suburbs like Sherwood and Yeronga, Oxley Creek Common and Toohey Forest for long walks, Rocklea Markets for fruit and veg, and Moorooka Clubhouse which is family friendly and fun. There is public transport connectivity to Garden City, Indooroopilly, and South Bank, the City and Fortitude Valley. This suburb just keeps surprising me. Thanks to the cross-river rail project, the train station will be refurbished and made accessible soon. The prices in Moorooka are still quite low given how close it is to the city. I feel like I've made a very good investment in buying here.

"Honestly - It just feels like "Home""

Moorooka is no longer an up and coming Brisbane suburb - It's Here! It has come a long way in the past 5 years!!

With a fantastic multicultural hub in the centre, lots of greenspace, super friendly community and situated in easy access West, South and The City. Living closer to Ipswich Rd you tend to hear a few sirens.

"Great lil sub"

This a great place to live. Everyone is friendly here!

There are some pretty cafes like andonis; which is great quality service and good value for money!

World gym is close and the people there treat you like family, it’s so amazing!

"Best Value For Money"

Moorooka is definitely the best value for money in a 7km radius to the city. My partner was very hesitant with the idea of buying in this area but 5 months later we couldn’t be happier. Best decision we ever made. Similar houses in Yeerongpilly and Tarragindi sold for $200k more. People are renovating a lot of the older properties in the area and its developing very fast.

Great little cafes around that could give Coorparoo and West end a run for their money. I will advise anyone to buy in Moorooka now while the prices as till reasonable.

Rentals in Moorooka

"Affordable location close to CBD"

Moved into the area in June 2020 after searching in Tarragindi, Yeronga and Amberley and realising we were completely priced out of theSe areas unless you live on a main road.

My tip is to get a map showing the topography of the area before looking for houses. Quite a few roads have amazing views of the city or south of Brisbane. The houses are in large plots but still very affordable.

Plenty of families and professionals are moving into the area and are doing extensive work to renovate houses. This suburb is up and coming. Get away from the Beaudesert and Ipswich road areas and look near the border with tarragindi. You will be pleasantly surprised.

"Location, Location, Location..."

We bought our first home here in October 2019 and moved into it in January 2020 after the tenants moved out. The things that attracted to this property were mainly LOCATION, transport and value. My partner and I both work in South Bank, so the train is the best way for us to commute - a 12 minute journey and we're there. Love it. On weekends and evenings, a drive into the CBD or South Bank is only 15 minutes. Other things we've discovered since moving here are:

*Fresh produce every Saturday at the Rocklea markets (3 min drive)
*Bulk billing docs, health food store, butchers, produce, Chemist Warehouse also at Rocklea (3 min drive)
*Bunnings Rocklea just a 3 minute drive away
*Oxley Common - beautiful walking tracks in nature, dogs permitted on leash, farmland with cute cows and goats... 5 minute drive
*Graceville and Sherwood, 7 minute drive for cafe culture and quaint boutiques
*Oxley, 7 minute drive also - JB Hifi,The Good Guys, furniture stores, pet stores and a range of other shopping

Yes, the Woolworths on Beaudesert Rd isn't great - but there are so many other options nearby. For large shopping centres - take your pick: Indooroopilly is so close! Mt Gravatt also and I'm told Carindale is also an option although haven't tried it yet. Annerley, Greenslopes and Yeronga are all within reach and each has its own plethora of conveniences to offer.

People who live here are diverse... There are other cultures, social housing etc. But after living in Melbourne and experiencing true diversity, that didn't bother us - it actually is one of the things we liked about Moorooka. There are also families, young professionals and retirees living here. The streets are wide, tree-lined with views to the city skyline. People jog and walk their dogs, just like anywhere else. Don't kid yourself - you aren't buying into Oxlade Drive, New Farm... or Racecourse Road, Hamilton. Buying into Moorooka you are getting a fantastic location at a fantastic price.

For us as first home buyers who wanted to be close to the city, have space for us and our dog and cat, and keep to our budget. Moorooka was perfect for that.

"Noisy. Noisy. Noisy."

A real shame. Have lived here for just under 5 year. Great neighbours. Great steet. Has developed with cafes, restaurants and lovely community feel with a multicultural vibe and will certainly be an up and coming semi inner city suburb but holy crap it is noisy. Stuck in between two major highways (Ipswich and Bogandesert roads) and under a flightpath that gets hammered from time to time with train noise aswell. Swarming with hoons some of whom are renting in the area but many using the motorways especially Bogandesert road as some kind of racetrack. Will probably stay for a few more years and then look to move onto quieter pastures.

"Quirky and comfortable!"

I'm a single, professional female living near the Moorooka train station. I first moved out on my own to a rented apartment in Durack Street.
Being single, female and Caucasian, I was a bit apprehensive about moving to Moorooka, having spent my childhood living in Greenslopes, Carina and Balmoral. But despite this, I've found Moorooka to be an interesting multicultural hub where you can find anything from lovely African fashion to a good feed at Nando's! I live on Gainsborough Street now but everything is still a stone's throw from me. After work of an afternoon or early evening, I go walking for exercise and, no matter which route I take, I always enjoy the various old-style homes dotted throughout. Moorooka Central shops are a 15min walk from my place, the train station is literally around the corner, I drive or catch transport to visit friends near the city. Our building DID have to get the roof restored following that Super Cell storm but, apart from natural disasters, I've found Moorooka to be a comfortable, community-oriented suburb with the right mix of multiculturalism and trendiness.

"Moorooka - the new West End"

Moorooka is an absolutely beautiful suburb that doesn't get the credit it deserves.. well at least not yet. This suburb has so many draw cards including bordering Toohey Forest for weekend hikes, a variety of trendy cafes (thank you BillyKart and Todd and Pup), good transport to the city, and a cultural heart that you won't find in most other Brisbane suburbs. Different parts of the suburb have a different feel and different property types, with the most popular being the Clifton Hill area located east of Ipswich Rd and north of Mayfield. Here you will find beautiful old renovated Queenslanders on quiet and leafy streets. High up on the hills you can catch glimpses of the city too. It's certainly a suburb set to get more popular as people start to realise everything the area has to offer, while still being so close to the city and I'm looking fwd to hopefully seeing more hipster cafes popping up around town (and some boutique shops and a wine bar would make for some great new additions too).

It's amazing how racist some Queenslanders are! I lived in Melbourne for three years and that city CELEBRATES diversity and multiculturalism. You can have amazing experiences of different cuisine and cultures and it's rare to find that here in Brisbane. Some people sound so scared that Moorooka has become one of the few diverse suburbs in Brisbane. It should be celebrated. I'm considering buying here and if I do, I can't wait to get out and enjoy it.

"Great little hidden gem near to Brisbane CBD"

Moorooka is a great suburb. The hills are nice, and quite a few streets are tree lined. If you live on the hill side of Moorooka, there are million dollar homes with views of the city. Moorooka has good dynamic for getting around, however is a little far from major Highways. If you have friends or family in Ipswich, Moorooka offers convenient access to the 4 lane Ipswich Motorway. Both Beaudesert Rd and Ipswich Road run through Moorooka. It has both a catholic private primary and a public primary, however for close by high school education you will have to go to neighbouring suburbs such as Annerly or Yeronga. Moorooka offers great public transport options for travelling to and from the city. Most buses run express along Beaudesert Road, however most express buses make a stop in the business centre of Moorooka such as 115, however 124 & 125 stop at all bus stops along Beaudesert Road and continue to Westfield Garden City. The 116 go alongs the back streets of Moorooka and Annerly, so this service is slow and irregular. For the most efficient commute to the city I would recommend the Train. 5 stations away from Southbank and 7 stops away from Central Station, and these trains run every 15 mins from 3:45am in the morning. Due to this convenience, it opens the door to inner city secondary colleges such Brisbane State High School, St Laurence's College and Somerville House. The 100 runs along Ipswich Road to Forest Lake.
There are many parks around Moorooka Alexander Park is home for the Roosters, Tonks park is a quiet park with couple of swings and resting places. There is a newly built gym/exercise park, and a skate park with BMX facilities on Muriel avenue. There are many others quietly hiding around the hillside that I haven't needed to explore as I have so many options already around me.
Moorooka Woolworths is very nice, the shopping facility also offers a fish n chip store, Merlo Coffee, Bakery, BSW, Sushi, Nandos as well as Subway. The Woolworths use to be one of the biggest in Queensland. It has very easy undercover parking. For the best fruit and vegetable I would recommend going to the Rocklea markets. In accompany with the Woolworths shopping facility in the business centre of Moorooka there is a commonwealth bank, optometrist, Ray White Realestate , Pharmacy, a small medical practice, Pub, Moorooka Post office, News agency, Dominos, Laundry Mat, Greencross vets, and lots of persian/arabic/african specialty stores just in the heart of Moorooka. However from the heart of Mooroka there is a Pizza Hut, Hair Dressers, Marriage Ceremony planners, Dry cleaners. Moorooka is only a 15 mins or so drive to Garden City which has every shop known to man, and Aldi is at Salisbury. The PA hospital is close by, which is opposite to a medium sized shopping centre.
Moorooka is famous for the Magic Mile, basically a massive car strip where all the dealers are located. This is situated along Ipswich Road near the Moorooka Train Station. The weet-bix factory is also located hear. This leads onto the industrial side of Moorooka. Moorooka is neighbouring suburbs to Rocklea which is mostly an industrial area, so on the edges of Moorooka such as towards Muriel Avenue and Beaudesert Road and onwards, as this leads to Rocklea there are a few large warehouses. Don't let this frighten you though, the rest of Moorooka is mainly all residential. Especially with new apartment complexes replacing vacant land or rundown old houses, Moorooka has a lot of potential to thrive due to the location and closeness to the CBD of Australia's third largest city.

Overall Moorooka is a nice place to raise a family or to get your foot in the property ladder.

"Realising its potential, slowly but surely"

We originally bought a unit in Yeronga to live in a few years ago and when we went to upgrade to a house, we couldn't find the right house that was a good compromise on neighbours, condition of the house, lay of the land, public transport and naturally price. But what we really prioritised was that our next home had to be a strong investment first and foremost. 40 house inspections later across a 7km radius of the CBD and giving up a few times, we found "the one" in Moorooka. To add, this is our "forever" house, we're not in the game of "buying and flicking" property.

As divisive as this statement is, the north eastern area bordering Annerley, Tarragindi and east of Ipswich Road is the nicer part of Moorooka. Quiet, leafy and quaint without the price tag... yet. Larger block sizes, Queenslander style houses, many undergoing extensive renovation.

Locals' tips
* Public transport - the northern half of Moorooka is deemed zone 2 where as the second half is deemed zone 3, and Yeerongpilly train station is closer than Moorooka train station (... and less dodgy too)
* by living west of Toohey Forest Park / Tarragindi Hill reservoir you won't hear much noise (if any) from the Pacific Motorway
* Ipswich Road is loud at any time of the day, which naturally less at night
* Beaudesert Road is relatively quiet at night as most trucks northbound / southbound go via Granard Road
* High volume bus routes along Ipswich Road and Beaudesert Road
* Planes overhead aren't too frequent, Tarragindi is more exposed to the flight path
* The "peninsula" between Ipswich Road and Beaudesert Road is subject to a lot of "rat-running" between the major arterials thanks to the way the roads were designed and poor traffic planning
* Beverley Hill, Errington, Millicent, Bracken Streets and surrounds have great views of Mt Coot-tha, the Great Dividing Range, CBD, Toohey Forest Park and Tarragindi Hill
* hilly = pain in the butt for commuting via cycling but good access to the South East Bikeway
* easy access to the River Loop for road cycling
* like anywhere else in Brisbane, be prepared to pay a premium for a gabled Queenslander compared to a post war
* HOWEVER the older post war houses are gems in disguise, can be in better physical condition, lend themselves to being modernised more easily and can be cheaper to renovate because they have less frills (no VJs, no corner brackets, simple casement windows etc)

Areas for improvement
* Restaurant Billy Kart and gourmet / boutique butcher Maestro Meats are a great start but we need more like it!
* Woolworths supermarket on Beaudesert Road needs to improve their offering (have requested but they haven't done anything about it), still relatively basic, you'll need to go to Greenslopes IGA or Coles to get more grocery choices
* Public transport in the northern half, particularly the middle, is infrequent outside of peak hour

Our experience with areas with good capital growth prospects are those:
* close to the CBD,
* directly fringing nicer areas,
* undergoing extensive renewal / renovation,
* families with professional parents,
* leafy and established, and
* with A LOT of tin and timber houses, particularly those pre-1950.

Moorooka hits the mark in every regard and we're confident it will go from strength to strength.

Would you buy a house in Muriel Ave. Is this road to busy or to close to rocklea. What are your thoughts as I don't live in the city but looking to move there. What is this area or Moorooka like

Hi janinem6, as you may know, Muriel Ave is a busy road in close proximity to the industrial areas. It's a busy route during the day with commuters and trucks going between the industrial areas at Salisbury, Sherwood, Rocklea and Archerfield. It's also a main route between Beaudesert Road, the Ipswich Motorway and Ipswich Road.
A small part of Muriel Ave was hit badly by the 2011 floods so it will depend on the location of the house. Council recently updated their flood maps so it's worth a look to see which areas would be impacted during a flood or even heavy rain https://www.brisbane.qld.gov.au/community-and-safety/community-safety/disasters-and-emergencies/be-prepared/flooding-in-brisbane/flood-awareness-map. When using this map, you should filter it to show 1% (e.g. 2011) and 5% chances only, the other two are theoretical scenarios but if you want to completely minimise your risk, then leave all the filters on. Another thing to note is make sure the house also has clear access away from the flood, I know a lot of people who's houses were unaffected but they were marooned on a temporary island!
If you're reliant on public transport, it's a 15 min walk to the train station (either Moorooka or Rocklea) and 10 minutes to high frequency buses along Beaudesert Road.
Because of its proximity to industrial areas and generally high traffic, I think this part of Moorooka is the most affordable.
Muriel Ave probably isn't ideal if you have young kids to worry about with the traffic, if you're more sensitive to noise generally or a nervous driver.
Also a side note for any house you're looking at, you can check crime stats https://qps-ocm.s3-ap-southeast-2.amazonaws.com/index.html which will give an indication of any troublesome neighbours.

"Just gets better and better."

Moorooka is just so ripe for becoming one of the best inner city suburbs in Australia. All we need is for the artists and progressive thinkers to spill over from West End and instigate some fabulous venues and we're away. It's got cultural diversity, forests, city views, industrial sized warehouses begging to transcend into urban chic and yoga/dance studios and the Brisbane markets is on the doorstep. Families are spoilt for choice with good schools, playgrounds and places to walk the dogs. The public transport is pretty good by Brisbane standards and close to the city. It's a mixed bag demographic depending on where you are in the suburb. But, from my experience, there are a handful of really good eating places, a solid multicultural base and honestly the best neighbours I've ever had anywhere.

"Much more than the 'Magic Mile' in Moorooka"

There's much more to Moorooka than just the famed 'Magic Mile'. With handy access to the Brisbane River and the beautiful Toohey Forest, and just 9km's from Brisbane's CBD, Moorooka features great public transport systems, schools, and parks, even along both sides of busy Ipswich road. There are plenty of worker's cottage style homes just waiting to be renovated in the area, as well as modern townhouses and units suited to professionals and investors. Definitely a suburb to keep an eye on!

"Affordable lifestyle"

You will find better value buying in Moorooka than alot of surrounding suburbs, with pockets of higher density residential and to the east some stunning precincts with beautiful homes including, the popular "Clifton Hill" region. Loads of parks, school, football club and shopping precinct add to the convenience of this suburb along with good access to trains and buses. Definately check Moorooka out!

"Gotta love it"

I have lived in Moorooka for 3 years now, I am 28 and my husband and I both work. We love our house and our neighbourhood. We enjoy being so close to the city that if we need a cab home after a night out it wont cost an arm or leg. The local shops are gradually being upgraded with more and more eateries and coffee houses opening up. The local pub 'Red Lion" is also quite decent and the meals are cheap with a free salad bar. Most of my neighbours are young families or middle age couples with grown kids and i hear little of anyone. Very cloase to the Tennyson tennis - can walk to events.

Enjoyable place to live.

"Moorooka: Close to City, Convenient and Safe- Suburb on the Rise!"

Moorooka is a beautiful residential area with many high end properties especially close to Toohey forest. Clean area that is very family friendly and with only 10 minute drive to the City, it really is unbeatable.

The area is very serene and close to nature. Yet it is also close to public transport, universities, schools and local Woolworths, pharmacies etc. It is the most convenient and safe location I have every lived in.

It is close to drive to the City, and is also convenient to go to the South- definitely a suburb that will only increase in value with time!

"Love living in Moorooka"

I love the location of Moorooka, great transport, schools, doctor, take aways, banks, optomertrist, post office, Supacheap and Pub on the corner, beauftiful view from the restaurant. The refurbishment at Woolworths is fantastic, has everything you need with under cover parking down the escalators. Is community orientated, local Little Athletics, Marlins Swim Club, Roosters AFL, more and more families utilizing the local parks. I recommend Moorooka.

"Awesome place to Live"

We have live her for more than 2 years and I recon it's easy to commute any part of the Brisbane from Moorooka.
- Closer to City.
- Great location for UQ and Griffith Uni location.
- Close to Brisbane Markets (Savings $$$$$$)
- Moorooka State School
What else do u want :)

There are restaurants. A very good Italian one on Tarragindi Rd and next to it is an Indian Restaurant. There are also a few asian restaurants in the main shopping precinct.

"Moorookas Day will Come"

I originally bought in Moorooka when there seemed to be a trend of young professionals buying in. A number of interesting restaurants opened up, It has great Parks, A Woolworths and exceptional access to public transport. It has some marvelously leafy and quiet locations around Clifton Hill and Tarragindi. However the suburb is trending toward more of a rental location likley due to the house prices being relatively cheap considering the suburbs proximity t the city. Beaudesert Road commercial precint has to be the most undertilised strip of shops in Brisbane. It is just screaming for some good eateries and botiques.
This said it is inevitable that Moorooka will be a fantastic suburb to own property in.

"Good place to live, not expensive and close to the CBD"

Good place to live, only 8k to CBD. Good transportation, school and close to shopping centres. Nice people. Not in the flood area.

"Up and coming"

Moorooka is an older working class neighbourhood with families moving to the area.
Its location cannot be beaten when compared to Sydney or Melbourne for convenience and price.
I appreciate being home from the city at 5:15 and seeing( on the traffic reports) the sea of red lights of people travelling on the M1 to the Goldcoast or the Bruce Highway to suburbs north when I am already home with my family.
Mooroka/Salisbury and Arcacia Ridge are well undervalued for their location to the city and the available transport.
Shopping is closeby Woolies/Aldi and Coles as well as the Brisbane Markets every weekend, not to mention to closeness of the local pubs, the Red Lion, Mooroka Bowls and The Rocklea Hotel.
The local fastfood is great with the Ho Choi chinese, Maseria Thia, Mcdonalds and the pizzahut nearby.

"Moorooka has many sides. Here's one."

Moorooka ranges from industrial and low-cost rental on the Ipswich Rd side of Beaudesert Rd., to high-end residential on Toohey Forest and everything in between. I don't know a location in Brisbane more convenient to the city, shopping and entertainment, universities (3), schools, hospitals and other facilities. Living on Toohey Forest is a special experience, 10 minutes from the city, in a serene bushland setting. Typically in summer it feels 5 degrees cooler than the city and low riverside suburbs. Very suited to city and university workers and business owners along the Beaudesert Rd / Ipswich Rd corridor.

"Love it"

Moorooka is 'the sleeping giant'.
Love the fact Moorooka has:
-easy access to the city, southern suburbs, western suburbs and now the northern suburbs.
-great public transport access - incl. its own train station
- A 'Woolies' (currently going through its own transformation)
-great sense of community
-access to many good schools (private and public)

"A great lifestyle in Moorooka."

Everyone just seems to get on in Moorooka. The pace is slow and after a short time, it is easy to make friends.
Moorooka is close to the City, but parts have a country town feel.
A great place to live.

"Nice house shame about the location!"

I have lived in Durack Street it is a very busy street with lots of traffic as you have Ipswich Road and Beaudesert Road on either side. There are also alot of units which are housing commission so you all kinds of people living in the street. This house looks lovely all I can say is shame about the suburb, Moorooka has a very bad name at the moment.

"Great Location"

Great location, especially the Tarragindi/Salisbury part of Moorooka. This area is close public transport, shops, schools, the freeway and only 7km to the CBD. Definitely an area of growth & is a well sought after area to be living.

I love the green tree-lined streets on the hill near Beverly Hill Street, gorgeous houses and close to public transport, great schools and the city. Not under the flight path like Tarragindi.
