We bought our first home here to be closer to family living in the hills district (we previously lived in the inner west & hills). We've found the area to be safe, and friendly - we're walking distance to the train station (direct to city) and a short drive to the metro (the buses are good too). There are great schools, parks, M7 cycleway, and good shops/food/coffee/healthcare is also a short drive away. With all the recent developments in the vicinity expect this area to boom in the future.

Parents built 30 odd years ago & we've always been happy.

Hidden gem with great potential. Houses sold within hours. High rental return. It is on its way becoming $2m suburb like Kellyville.

Wouldn’t wish on my worst enemy

We bought our first property here and lived for 3 years and loved everything about this suburb. Good parks, quality childcare , decent primary schools and close to all shops and malls. This suburb is within 10 minutes drive to major hubs like Rouse hill metro, Costco, IKEA and the best thing is the 50 minute straight commute to the city. We really miss this suburb but we had to upgrade and go to Glenwood after we had the second kid.
Property growth has been fantastic and the areas closer to the QH station are perfectly positioned in terms of proximity to shops, restaurants and number of quality child care centres.

Best Suburb in an affordable rage. Direct train to City. Nice public transport. Nice schools. Nice parks.. Low Crime rate. Friendly Soceity.

I have lived in Quakers Hill for over 35 years and have seen tremendous improvement in all areas, from ease of transport around Sydney with the M2,M7 and M4 all close by, the city is only 35 minutes by car. Improved and increased train services for those who prefer public transport. New schools being built and upgrades to roads, parks and shops make this area the ideal place to live. Crime is very low and to date I have not experienced burglary or vandalism of any kind.

I have lived here for over 20 years and loved the place. However in the last 5 years I have seen an ugly change, the people that have moved in and the crime rate that the council just turns the blind eye on is of concern.
In the 20 years 4 burglaries the last 3 in the last 4 years and I’m in a very quiet street away from the station.
If you plan to raise your kids here be very careful as the only kids outside seem to be the one making trouble.
The other concern is that water treatment (sewerage) plant, sometimes depending on the winds can be quiet unpleasant!
All in all, nice place however the council/Police !!PARENTS!! have to do something about the youth running the streets late at night.

If you are looking for a cheap place to live, and don’t have kids it will be ok.
However if you do have kids I would strongly recommend driving through late at night and make your mind up then, they could be your kids in the future!

Been living here for 2 years. Its an awesome place, You have everything you require for a young/growing families - great schools, local shops, great transport to CBD(45 mins express trains), regular buses connecting the streets in the Quakers hill. You have major shopping centers like Stanhope, rouse hills within 2 kms. You get value for your money when compared to the neighboring suburbs like Ponds, Schofields. You still can buy houses less than 1M. Have very good neighbors with a mix of ethnicities

Great for raising kids. Crime rate is ok comparing to blacktown. Mainly break and enter and some times annoying youth coming from blacktown by train. Saw only 2 break and enter and assault for last 2 years. Its always the street you live is important. My neighbors are great and friendly. Do your research .

Its been 1 year now and loving this suburb. Lot of parks, schools, hills buses, fast trains to city in peak hours. Buy a house on the new side and you wont regret especially near Farnham road shop or near Aldi/Barnier publich school. This suburb prices are going up due to the neighboring suburbs like ponds and schofields booming. Be quick if you want to buy a nice home here as the price for a 3 bedder have already gone above 750k mark.

Good balance of noise, but mostly quiet, great to raise family and kids, lots of parks , recreation and several open sport fields and paths for walking cycling etc, great for living life.

We have lived in Quakers hill for 3 years, Our first house in Sydney and it has been good. There is a long commute to the city but rent is cheap.

Quakers Hill is bounded by Burdekin Road and the suburb of Schofields in the north, the western and southern boundaries of Parklea Maximum Security Prison, Quakers Hill Parkway, Pye Road, a line running parallel between Alamar Crescent and Sampson Crescent, Westlink (M7), the railway line, Arnott Road, Quakers Road, the southern boundary of Melrose Park and Falmouth Road in the east, Richmond Road in the south and the Eastern Creek, the suburb of Schofields and the railway line in the west. Quakers Hill is a nice affordable suburb and a great place to raise a family.

I've lived here for 3 years and I like it. Stanhope Gardens, Farnham Road, Rouse Hill shops are all a short drive away. There are a lot of takeaway options but it's true that you'll probably have to drive to get them. It's not a very walkable suburb. The suburb is divided into two, with the parkway as the divider. The north side is much nicer and pricier than the south side but is also safer. There are sports fields and parks, and I regularly jog around the streets in the evening.

Transport is getting better and it takes less than an hour to get into the city - about 51 minutes. The upside is that the trains are very reliable and in 3 years I can count on one hand the number of late trains I've had.

There's schools and heaps of daycare centres, especially near the station. The suburb is best for families rather than singles, in my opinion.

It's not that friendly of a suburb. People usually cross the road rather than walk past you, and not too many people respond when I say hello, but this is probably an individual thing. There's also a cultural element of conflict, with most families being either Indian or white Australian, and there's not much mixing going on. I've been pushed off the footpath several times by elderly Indian men who think they have more of a right to the foothpath than a woman does, but again, that's probably an individual thing.

The suburb's reputation for crime is more due to being part of the Blacktown Council area. I take the train to the city every day and have never had a problem. However I definitely don't travel or walk home at night. There are often young people wandering around at night and the houses near the train station have trouble keeping nice gardens because the youths destroy them, though this is also due to the high school kids.

I'm a 23 year old and have recently moved from Castle Hill to Quakers Hill and the difference is staggeringly high. I moved into a quiet off street townhouse block but was shocked at how rude and polite the local neighbors were. I would always smile and greet people walking in from the street but never get more then an annoyed dull sound back. The local crime is quite high and seems to be lots of youth wandering the streets late at night. Graffiti and rubbish dumped are some of the common things to be seen through the streets on a daily basis. The public transport is the next thing I am extremely annoyed about, It takes over an hour to get into the city! Having seen the European train system this commute time is laughable for the distance traveled. The bus system is even worse as there have been times when It has taken me 45 minutes to get to Norwest. Shopping is average in the area with a local IGA not too far away but for your decent shop you might try Standhope Gardens or Rouse Hill. The Chicken farm is very annoying when the smell drifts to our place in the wind, I am really confused as to why the farm hasn't closed or relocated yet. I do like the M7 being extremely close which has a lovely bike track to ride on when the time occurs. Unfortunately Quakers Hill Parkway is missing an on-ramp to travel Westbound on the M7 which means you need to d-tour through the dangers of Mt Druitt or back track onto sunnyholt road which is chaotic during peak hour.

All in all I can't wait to leave the area but I can see potential once the Council gets its act together.

I have been visiting quakers hill a lot these days as I am looking to buy a property in quakers hill or surrounding suburbs. The suburb is very well maintained and it is surrounded by quality homes. It takes about 50mins from there to the city and the station is all newly constructed. The streets are clean and green. It's a good place to live in for first home buyers and I am one of them as well.

I Have been living in Quakers Hill for 7 Years now, my wife lived in this same suburb for 13 years now.

Its a great place to be, I remember our first night where the night was so quiet that we can hear a pin drop ( we moved in from South Wentworthville then). Neighbours are great. My neighbour Sam brings our garbage bin back from the street to where we usually have them.

IF you are looking for a better suburb to grow your family, then Quakers Hill is the place.

Very, very happy to be living here. We found a street that's so quiet and full of great neighbours. Our children had no trouble getting into a great daycare centre and a fantastic school with so much to offer.

Our home is only 4 years young and has brought us so much happiness. There was more than enough room to fit a trampoline in the backyard.

Commuting to work is no problem - much more frequent trains and buses than ever.

Farnham Road shops are great, with Franklins, bakery, newsagent, butcher, real estate, bottle shop, fish&chip shop, italian restaurant, thai restaurant, chemist, medical centre, etc.

There is absolutely nothing bad I can say about Quakers Hill. It is the perfect place to live, no matter what you like. Great transport, shopping, parks, and a safe place to live

In 2003 there were a number of estates that were selling off the plan for $405k - $445k around the Lemon Grove and Arcacia Ridge area, if you look o the market now these same houses are being sold for $550k give or take $10k, don't just take my word for it though, check out onthehouse as well as sold properties on RP or even on realestate.com , select any given street inn these areas and see for yourself.

This means that in 9 years these places have gone up by an average of 30%, at that rate, it would take 30 years to double your money. Why? Because the roads are jammed and crowded, the schools are not good ,the suburb backs on to Parklea Jail and comes under the juristiction of Blacktown Council, one of the highest crime rates and unemployment rates in Sydney. Suburbs also included in this area are Doonside and Mount Druit.

Catch the train at your risk as there are massive safety issues at night , even the elderly are not safe, most recently with a nursing home being burnt down by one of the staff who worked there. The local hospital is Blacktown hospital, who would seriously want to have a baby at that hospital ? If you call the police for a theft issue then expect to be basically abused because they are so stretched trying to deal with wayward youths, car accididents and armed robbery that if you have a residential issue they will basically brush you aside, not the sort of thing you can feel good about at night raising a young family.

Neighbourly spirit is NIL, no one looks out for anyone and there are certain areas that you will find segregation by different nationalities depending on what mosq or temple is close by.

If you doubt this them just take a drive through some of the mentioned areas and see how little effort goes into maintaining lawns and gardens, as well as the graffitti popping up everywhere and the vacant blocks of land used as rubbish dumps, the police are too busy to deal with any of that.

You will have plenty of choice for shopping and shopping centres and nearby suburbs like blacktown and castle hill have diing options from cheap and nasty to expensive depending on which suburb you dine in.

This suburb is a better choice than Rouse Hill or kellyville though if you work in the city or Parramatta as you will take at least 30 minutes each way off your travel time.

A good palce to live if your purpose is to stay close to family and school friends, but dont buy thinking you will make money on realestate, that ship sailed in 1998 when people could buy a old house for around $150k, the suburb jumped in value over a 12 moth period and all the developement that went up was overpriced which is still catching up, lots of people lost their homes and there were streets and streets of mortgagee possessions leading up to the GFC and after, they are still steady now as some people re-financed cars etc into their home loans.

Add up your repayments, your rates as well as your day by day expenses ( you will NEED aircon and insurance) and then look at that amount verse renting, the roads will be a major factor in slow growth as well as the fact that there are still new developmets going up cheaper than people trying to resell a 8 year old home.

If your an investor and your considering buying a house for $550k for a rent return of $540 a week, If you work out your return after your agents fees ( $40 P/W), insurance ( $20 P/W), rates ($25 P/W , water rates( $15P/W), repairs ( average $20 P/W ) ( tenants call a plumber to change a tap washer theses days and the tenancy laws allow them to do this) and mortgage repayments ( on $500k interest only your weekly repayments are $650 a week), you will need to come up with at least $230 a week on top of your rent and over $350p/w to actually start paying it off, it will take 10 years just to be NEUTRALLY geared ( break even).

Get a bad tenant and then you can start adding in rent default, replacing carpet, lawns, repainting etc and the tenancy tribunal will MAYBE award you the 4 week bond at best which will NOT covered anywhere near what insurance calls "bad housekeeping"

Insurance companies do not cover lawns ad carpet stains nor do they cover filth and mess or rubbish or walls beig repainted as they call this "poor housekeeping" it is not "malicious damage"

If after reading all these facts ( easy to get more info on this off your accountant as a start ) you still think Quakers Hill is a good place to invest, then good luck to you and all the best, you will need it, I just hope these words don't one day haunt you.

A beautiful suburb that used to be a bunch of paddocks, has grown into a large, well-loved community.

The new railway station is almost completed, it was a multi-million dollar project and the station is now classed as one of the majors. It also has a 200-space commuter car park, along with ample on-street parking in neighbouring streets (no time restrictions).

There are a large amount of daycare centres (most of them private - some council run), along with private and public schools. It is also home to the Nirimba Education Precinct, where two private schools are located, along with the university college and TAFE.

The resale values here are quite good and the rental returns are very good, particularly for property close to the station and the schools.

There are three Medical Centres in the suburb, one in Douglas Road shops (near station) one in Farnham Road shops and another inside Quakers Court shopping centre.

Highly recommended.

Quakers hill is a large suburb sprawling from Wood croft to the ponds and from Marayong to the Stone cutter ridge. It has old and new sides .but both sides are absolutely fantastic .The best thing about the new side is it has new house but the old side has big blocks , wider roads and of course better public transport. Living here is like enjoying serene life . It s quiet, well connected and far safer than any other suburb around. I would recommend it for couples . families and retirees. best of luck if you wish to move to this beautiful suburb.

Lots of good parks for kids, great schools, 5 daycare centres within walking distance of my investment property.

So affordable too, with good rental returns for investment property and public transport is improving all the time (railway station now has 200 spot free commuter car park).

Lots of great places to eat, particularly Indian, Thai and some top pizza places thrown in too.

Even though Quakers Hill is within a stone's throw of Blacktown, I have found it safer than you would think. According to the media, Blacktown area is always number 1 or 2 in lists of crime areas etc. I have lived in 3 different houses in QH over the last 11 years and have never had any trouble. It is the kind of suburb where, if you make the effort to meet your neighbours soon after moving in, you will be rewarded with a secure sense of community spirit. In my 3 houses, I have always made friends and have given and received help often. My children went to school here and have done quite well.

Its a great place to live as it is a small community with plenty of schools and parks and close to all major shopping rouse hill castle hill and blacktown. this estate is tucked away, and is very quiet with young professional families.Easy access to the city as the M7 is close buy or jump on the M4.
Public transport is great as bus run every 30 minutes to quakers hill station or blacktown or direct to castle hill or rouse hill

We purchased our house here because it not only has a green and well-kept suburban feel to it, but is convenient to shopping and transporit. It also offers great growth potential. Every month it seems they're starting construction on another road, commuter carpark, or rail upgrade (n.b. this is probably one of two places in NSW where the NSW government has actually mananged to beging upgrading the rail infrastructure). There are also plans to open up a shopping centre in nearby Schofields, and build a major road thoroughfare in Schofields Road (technically this is in Schofields, but if you're in the north part of Quakers Hill, you'll benefit from this infrastructure). There's also a new road being opened up linking Q/Hill with Stanhope Gardens shopping centre. Also in terms of shops, you have easy access to Rouse Hill Towncentre, which is a really lovely recently built indoor-outdoor mall.

If you're looking in Quakers Hill, be advised that there's an "Old Side" of Quakers Hill and a "New Side". The new side is north of the railway tracks and Quakers Hill Parkway, and is a bit pricier.

Of course, do your homework before buying any house. We did and found Quakers Hill to be a great choice in terms of affordability, atomsophere, convenience, and price growth potential.

Nice, quiet place to live, plenty of good schools, shops & anything else you need.

Close to everything - 40mins to city, 30mins to Penrith or the start of the F3, 20mins to Castle Towers or Rooty Hill RSL, 15 mins to the Norwest Business District or the M4, 5mins to Rouse Hill Town Centre and only moments to the M7 (either direction).

Transport
New changes to CityRail timetables have increased the frequency of trains to/from Richmond and the city. For those who don't like trains, designated bus lanes run straight into Parramatta or into the city. Also good bus services for the local area. Taxis can be a bit hard to come by - you have to book them.

Lifestyle
Foxtel, Bigpond Cable internet, ADSL and 3G/Next G mobile service all readily available. Gas for cooking / water heating also available. Easy access to lots of big shopping centres, without having them in your backyard. Same for restaurants and pubs. Within approx 5mins of each other are the Quakers Inn, The Mean Fiddler and The Ettamogah Pub - all good for a drink, feed and live entertainment. Is this where I would mention the MacDonalds, Subway and numerous pizza, Thai, Indian and Asian takeaways?

Health and Fitness
Blacktown Leisure Centre has an indoor pool, indoor wave pool, gym, basketball/netball courts and library. There are cricket, football, baseball, netball, tennis and bocci facilities and clubs, numerous parklands and playgrounds, not to mention the M7 walking / cycle path that not only allows you to exercise, it also help you commute to /from work!

Shopping
While you will have to travel 5mins up the road to Rouse Hill for a spot of "Retail Therapy", groceries can be taken care of at the local Woolworths, Franklins or Aldi, depending on your preference. We even have a couple of petrol stations to keep you driving!

Medical
There are quite a few little medical centres scattered throughout the neighbourhood, with Nepean, Blacktown and The Hills hospitals all within 30mins drive.

We've been living here for 8 years and have really enjoyed it - people are still friendly, unlike in the bigger suburbs and cities; easy to work from home or get to work if you need to.

I think all of these points are the reason that homes in the area seem to hold their resale value so well.

if you want some peace and quiet from the busy City life, this is a good option. Also homes have good resale value in this area as still in sydney.

However if you wish to work closer to city, this is not an option, as public transport isn't that great to the city. if you work closer it is good.

Poor mobile reception, nothing to do, very boring, SMELLS of chicken poo from local chicken farms. High crime rate.. Very poor quality schools.

This is a great place for a family to grow up, with great schools and loads of parks within walking distance of just about everywhere.

Very handy to public transport and also to M7 motorway, makes travel a breeze.
