Sanctuary Lakes, VIC 3030

We've been living here for over ten years and so far we've been happy with the facilities it offers like the gym, pleasant surrounding to walk after work, BBQ by the water, the highly maintained golf course, etc. Our home is 10-20 minutes walk to the main shopping centre so it's a good excuse to walk there on your 'me' time to get light grocery items and walk back with a nice coffee. I totally agree that perhaps the shopping centre should get a lift as the design is not all that impressive but it serves its purpose as you can find Coles, Kmart, Bakers delight, Indian shops, Chemist, and other necessary personal and health services. Some people are not happy with the place but it's all to do with experience, really. I lived in Glen Iris before I met my hubby, and people were just as happy or unhappy with the place depending on their experiences. It's funny how others make SL like a really bad trashy area. If I had to move out of the place down the track, I know that I had enjoyed living here and that my kids grew up in a place that they would appreciate being given.

Water levels are dangerous and this should only be used for Airbnb till it sinks.
The foundation isn't stable and the house rots and degrades so fast

We often get told by visitors driving into Sanctuary Lakes is like heading into a different world.. the estate is arguably the most aesthetically pleasing private housing estate in the country, being privately managed and maintained by the dedicated maintenance team really helps this hidden gem of Melbourne stand out and makes the body corporate fees well and truely worth it. We have had significant capital growth with our property over the past 5 years and wouldn’t hesitate to recommend Sanctuary lakes to anyone looking for a safe, clean and pleasant place to call home.

Love living here and wouldn’t live anywhere else. Hidden gem, safe, well maintained due to dedicated maintenance team, access to gym, pool etc. Prices have grown significantly over the past 5 years to reflect this.

Purchased our home in 2013 for 615k and just sold for 1.2m to move to another home in Sanctuary lakes. In regards to some comments below - the crime rate is significantly less than anywhere else in Wyndham and the western suburbs in general due to the 24/7 estate security and every vehicle entering the estate having their number plate scanned/recorded. Peak hour traffic has definitely improved over the years from what it use to be with more people working remotely nowadays plus with the Westgate tunnel this shall only improve further on this. By far the most “aesthetically” pleasing suburb alongside Williamstown in the Western suburbs of Melbourne due to the leafy boulevards and lake / golf course.

Sanctuary Lakes. The 'Toorak of the West'. Moved here to save on rent and to binge on space. I was able to do both. However that's where the great things about SL finish. Unfortunately the neighbourhood isn't quite ready for a same sex couple to move in - unfortunately our neighbour took massive issue with it, told us we were going to hell, told us that we should move IMMEDIATELY, and to his credit, he was right. Never really felt safe here, and the Facebook group is just full of people reporting their cars and houses being broken into, and other derelicts causing trouble on the streets. Sanctuary Lakes was probably a great idea at the time, but it's just a rough suburb with big houses.

Sold and moved out of Sanctuary Lakes this year. There’s no denying the houses are nice and still relatively inexpensive by Melbourne standards. Unfortunately the trade off for this isn’t worth it. Traffic is a complete nightmare. No public transport worth using. The Sanctuary Lakes mall is rough as guts. Crime is a massive problem in this estate and neighbouring Pt Cook - the security of SL are hopeless and are just a glorified alarm monitoring service that you pay through the nose for. Estate is beginning to look tired, the lake is in terrible condition.

If you don’t care about this, then go for it! I haven’t missed it since I left.

Definitely value for money in Sanctuary lakes for the lifestyle offered, clean, extremely well maintained with the on site maintenance team, and our family feel very safe and secure due to the 24/7 security.
Nothing else like it in Metro Melbourne, 5 stars.

The good - big homes.
The bad - accessibility, rough area, smelly lake, traffic, drug use, break ins, bogan hoons on the road at all hours.

The money you save by living here is not worth it. Is no different to Point Cook or Werribee despite what the people that live here will tell you.

The on-site security are a joke - they’ve been completely useless in their response to issues we’ve had.

Leafy boulevards and Streets, A lake double the size of Albert Park, 24/7 security and Gym.. not to mention a world class golf course. Arguably the finest private residential estate in the country.. our family love living here.

Our family have lived in Sanctuary Lakes for over 13 years now, and can honestly say there is no where else like it in Victoria. The community has 24/7 patrolled security, recreation facilities ie Gym and Tennis court and the maintenance team lead by Greg do a fantastic job ensuring the gardens, lake and surrounding landscapes look terrific year round. Love living here.

I love with living at Sancutay lakes. Beautiful water views of the lakes and even the bay and city. 27/7 security, amazing parks and wildlife, peaceful place to live. Wouldnt live anywhere else

Brilliant area

Wouldn't want to live anywhere else! Sanctuary Lakes has everything to offer that one would want in a family friendly area. It has a 24/7 security team that patrols the estate regularly, the lake which one can go fish/canoe in, a tennis court and driving range, gym and swimming pool, a golf course and near everything Point Cook has to offer. Traffic within the estate is next to nothing but once exiting the estate, the road it connects to (Point Cook Road) gets extremely congested during peak hour which is an issue that would hopefully be resolved in the upcoming future, otherwise access to public transport is good with bus stops throughout the estate which takes you directly to the train station or you can drive there, which would take around 10 minutes unless you're driving during peak, which could take you a fair bit longer otherwise its an excellent area and couldn't recommend it enough!

Been living here for the past 5 years and couldn't recommend the place enough. Its quiet, safe and shops are around the corner. With a range of different amenities such as the gym, pool, tennis courts, golf course, parks etc. within the estate, it has something for everyone! A private security force that patrols the area 24/7 gives it that extra safety.
