How can I sell my house privately so as to reduce costs?

I found a buyer who is willing to purchase my house, how can i sell it without occurring too much cost & fees?

My wife privately sold our townhouse, nearly a year ago. She went to some auctions in the area to see what similar prices some other townhouses were selling for. At this one auction, this younger couple missed out. So she went up to them after the auction and asked them about the house they just lost : what they liked, what they were going to go up to, etc.

She then said that her place is not far from here. Better condition, but basically the same. Both were true -> the same design and everything. We modded our house from the original -> put in aircon/heater, replaced carpets with expensive wood floors, nicer carpets, new bathroom, etc. Tricked it up.

And most importantly, we knew their price range :) (But i think they got a better deal, than what I was hoping).

So she asked them to check our place out. We told her we're thinking of selling. They came over. liked it. came over a week later with parents. liked it again. we sold it a week later to em.

BTW, this was a property in Brunswick East.

Negotiation was at a pub, in the city (cause we both worked in the same building, by utter -fluke-. I've never seen them here, before OR after). And that's it. No crazy real-estate fees. They got a lawyer. we found one. lawyers talked for a week or two. and that was our only cost.

So I guess we saved around 15K if fees.

Key points here:

1. We had a -very- similar property to the one the people where after a the auction we lost.
2. We presented our property -very- nicely.
3. I think we fluked it. The couple that bought our place were really really lovely. I'm really glad a nice couple is living there, now.
