Eltham North

"Best Suburb in northeast"

The prettiest northeast suburb. Traditionally the best one in northeast. I started living in Eltham north since 2003, the houses in Eltham North were the most expensive among all northeast suburbs, but it well worth the money.

"Nice quiet town"

great place for family. I have lived in point cook for 5 years and never regret my decision. I bought my house for 330k and just sold for 120k above the price, since I need to move to adelaide for personal reason. 35% value increase within 5 years is not bad. However, not all houses in point cook would have that good ROI.

Overall, its a great suburb: nice friendly people, low density, great shopping experience at Sanctury lake SC and Point cook town centre: Target, big W, coles, pumpkin patch, Masters, etc. dozens of restaurants (aussie, chinese, indian, vienamese, tai, bar and grill) to choose from, cheap bowling club, arcade games, mini golf, 8km bicycle track around the town, 7 day cares, gym facility and swimming pool, free entry to aircraft museum, point cook coastal park, and of course the golf course and lake, and small artificial beach beside the lake. Seabrook primary school, point cook primary school are good school for your kids, and sanctuary lakes primary school is under construction. 10 minutes drive to altona beach and werribee south beach which is still under construction.

Among all estates of point cook, Sanctuary lakes resort is the best, probably one of the most beautiful residential estates in victoria. 18 holes golf course lays and large gorgeous lake across Sanctuary lakes. The resort is very quiet and disconnected with main road, no parking spots for outsider and no parking allowed on the side of street, 100% clean and 24 hours security. however, you get what you pay for - the housing price in Sanctuary lakes is not that affordable for young couples. The average house there would costs 500k -600k. Salt water estate is after Sanctuary lakes. Alamanda is the most affordable but with highest density and minimum facility. Point cook has 30% non-anglo population, which is great for someone like me who is not anglo background to quickly fit in. 5 years ago, internet access could be a problem for some houses, but now its all been sorted out.

Traffic on point cook road in the morning during workday is bad especially after 8:00am. You need to get up a bit eariler. At 7:00am, there is few to zero traffic; at 7:30am the traffic is still good. However, from that point, the traffic will get worse and worse until 9am. Alternatively, I drove to william landing train station and took the train every morning and never had a problem.

"8.0rating for sunshine?"

People are very violent. Many offensive behavior in shopping centre and train station. How could sunshine receive these positive comments? I lived in sunshine for three years and cannot wait to leave. Lots of crime and people throwing trash everywhere. The only good thing is these cheap asian grocery you can found on the main street. If you consider buying house in sunshine, I suggest you visiting their shopping centre and library and see how barbaric people can be. It's cheap for a reason.

Ching resides in point cook now I think she thinks sunshine is scumshine maybe if she returns she will see the change its really is a lovely place I love the Vietnamese Restraunts there and swimming pools and schools public transport so close to the CBD and high point maybe she would change her mind and see the beauty in sunshine
