Moorooka

"Realising its potential, slowly but surely"

We originally bought a unit in Yeronga to live in a few years ago and when we went to upgrade to a house, we couldn't find the right house that was a good compromise on neighbours, condition of the house, lay of the land, public transport and naturally price. But what we really prioritised was that our next home had to be a strong investment first and foremost. 40 house inspections later across a 7km radius of the CBD and giving up a few times, we found "the one" in Moorooka. To add, this is our "forever" house, we're not in the game of "buying and flicking" property.

As divisive as this statement is, the north eastern area bordering Annerley, Tarragindi and east of Ipswich Road is the nicer part of Moorooka. Quiet, leafy and quaint without the price tag... yet. Larger block sizes, Queenslander style houses, many undergoing extensive renovation.

Locals' tips
* Public transport - the northern half of Moorooka is deemed zone 2 where as the second half is deemed zone 3, and Yeerongpilly train station is closer than Moorooka train station (... and less dodgy too)
* by living west of Toohey Forest Park / Tarragindi Hill reservoir you won't hear much noise (if any) from the Pacific Motorway
* Ipswich Road is loud at any time of the day, which naturally less at night
* Beaudesert Road is relatively quiet at night as most trucks northbound / southbound go via Granard Road
* High volume bus routes along Ipswich Road and Beaudesert Road
* Planes overhead aren't too frequent, Tarragindi is more exposed to the flight path
* The "peninsula" between Ipswich Road and Beaudesert Road is subject to a lot of "rat-running" between the major arterials thanks to the way the roads were designed and poor traffic planning
* Beverley Hill, Errington, Millicent, Bracken Streets and surrounds have great views of Mt Coot-tha, the Great Dividing Range, CBD, Toohey Forest Park and Tarragindi Hill
* hilly = pain in the butt for commuting via cycling but good access to the South East Bikeway
* easy access to the River Loop for road cycling
* like anywhere else in Brisbane, be prepared to pay a premium for a gabled Queenslander compared to a post war
* HOWEVER the older post war houses are gems in disguise, can be in better physical condition, lend themselves to being modernised more easily and can be cheaper to renovate because they have less frills (no VJs, no corner brackets, simple casement windows etc)

Areas for improvement
* Restaurant Billy Kart and gourmet / boutique butcher Maestro Meats are a great start but we need more like it!
* Woolworths supermarket on Beaudesert Road needs to improve their offering (have requested but they haven't done anything about it), still relatively basic, you'll need to go to Greenslopes IGA or Coles to get more grocery choices
* Public transport in the northern half, particularly the middle, is infrequent outside of peak hour

Our experience with areas with good capital growth prospects are those:
* close to the CBD,
* directly fringing nicer areas,
* undergoing extensive renewal / renovation,
* families with professional parents,
* leafy and established, and
* with A LOT of tin and timber houses, particularly those pre-1950.

Moorooka hits the mark in every regard and we're confident it will go from strength to strength.

Great for

  • Potential
  • Views to Mt Coot-tha, the Great Dividing Range, CBD and Toohey Forest Park
  • Larger houses and land size
  • Close to city
  • Good transportation
  • No flood
  • Clean and Green
  • Quiet neighbours

Not great for

  • Infrequent public transport in the north eastern part outside of peak hour
  • No restaurants or botiques

Would you buy a house in Muriel Ave. Is this road to busy or to close to rocklea. What are your thoughts as I don't live in the city but looking to move there. What is this area or Moorooka like

Hi janinem6, as you may know, Muriel Ave is a busy road in close proximity to the industrial areas. It's a busy route during the day with commuters and trucks going between the industrial areas at Salisbury, Sherwood, Rocklea and Archerfield. It's also a main route between Beaudesert Road, the Ipswich Motorway and Ipswich Road.
A small part of Muriel Ave was hit badly by the 2011 floods so it will depend on the location of the house. Council recently updated their flood maps so it's worth a look to see which areas would be impacted during a flood or even heavy rain https://www.brisbane.qld.gov.au/community-and-safety/community-safety/disasters-and-emergencies/be-prepared/flooding-in-brisbane/flood-awareness-map. When using this map, you should filter it to show 1% (e.g. 2011) and 5% chances only, the other two are theoretical scenarios but if you want to completely minimise your risk, then leave all the filters on. Another thing to note is make sure the house also has clear access away from the flood, I know a lot of people who's houses were unaffected but they were marooned on a temporary island!
If you're reliant on public transport, it's a 15 min walk to the train station (either Moorooka or Rocklea) and 10 minutes to high frequency buses along Beaudesert Road.
Because of its proximity to industrial areas and generally high traffic, I think this part of Moorooka is the most affordable.
Muriel Ave probably isn't ideal if you have young kids to worry about with the traffic, if you're more sensitive to noise generally or a nervous driver.
Also a side note for any house you're looking at, you can check crime stats https://qps-ocm.s3-ap-southeast-2.amazonaws.com/index.html which will give an indication of any troublesome neighbours.
