Riverstone

"Nothing Special"

Me and my wife moved to Riverstone (The good side of Garfield Rd, the Vineyard side) about 18 months ago for my work re - location from the Central Coast to Parramatta. We rented a brand new two bedroom townhouse for a reasonable price. I have been looking to buy around the area for some time now but I cannot beleive the dramatic price increases I have seen in the past year within the area. You are basically paying a similar price to live in suburbs such as Rouse Hill, Kellyville Ridge, The Ponds etc which lets face it are much more desirable and respected areas to live. Riverstone is almost identical to living in Gosford on the Central coast. The area is unsafe at night and sometimes even during the night, there are constantly "bogans" walking up and down the main streets and the amount of unemployed teenagers is unbeleivable. They say it is a great place to buy for an investment however most of the old run down properties in the area are listed for the mid to high 400's when there are brand new 4 bedroom house and lnd packages going up in the area only just cracking the 500k mark! I think the listing in the property magazine as the best suburb to buy in was the worst thing to happen to the area and completely changed the market value of properties. It will take a long time before the area is transformed and is on the same level as surrounding areas. We have decided to move back to the Central coast, for less $$$ you can rent / buy a fantastic house with some land that you can actually use. Sydney is getting more and more rediculous and I cant beleive people live around these areas and travel up to 5 hours a day just to support living here.

This is really useful! We are looking to buy either in Riverstone or Gosford area because we can't afford anywhere else. We were favouring Riverstone because it does seem a better investment. but mostly because the travel time to get to North Ryde and Artarmon (where we each work) is much less than from Gosford. We just feel the travel from Gosford might be really depressing to do everyday. Also having looked at the Gosford area yesterday we were a bit scared by the people we saw on the streets, but it sounds like you're saying Riverstone is more scary than Gosford??!
Are there areas of Riverstone that are ok or are you saying that even in the 'good' areas it's still bad?
Would love your feedback on all of the above!
