Beckenham

"Close to pretty much everything, what else do you want?"

I would say the 'convenience' is the biggest advantage for staying in Beckenham. It has its train station and its close to city (only 16 km). Being 10 km away from Curtin university also offers Curtin student to stay a bit further away from the stress and go home for lunch during the day. In terms of investment opportunity, a 3 by 1 house with a land size around 600-700 metre square is selling at between 450-499 k (no stamp duty below 500 k) now. what else can you ask for if you want a decent size garden and stay close to city.

A lot of business facilities such as Anaconda, The Good Guys, JB Hifi, etc are also around the corner for shopping. If you like to play tennis, there is also a tennis center near Brixton street. If you like to play soccer, football, bowling, go to Mills Park.

Great for

  • Close to city, airport, Carousel shopping center, Beckenham IGA
  • Walking distance to childcare, primary school, train station
  • Flora and fauna

Not great for

  • Zoning code might not suit your investment strategy
  • Might be a bit noisy due to aircraft, depending on which part of beckenham
  • A mix of people from different background

Canning Vale

"Pleasant suburb with a need of improvement in its public transport"

I used to stay in Canning Vale for one year when I was a Curtin University student. I really have to say Canning Vale is a superb and safe area, you know lakes, parks, etc. very scenic and the culture is pleasant. Neighbors were friendly, everyone seemed to take good care of their front yard. However I only had ADSL 1 at that time (not sure about now), it really was such a pain for me whenever I want to download lecture notes and the internet kept disconnecting. I also wouldn't suggest Canning Vale if you are going to take public transport to uni, it was such a headache when I missed the bus, I had to wait 45 minutes to 1 hour beside the road especially rainy season. It seems this suburb does not have much trees, shades and therefore the wind was so strong. So far I don't remember any noise from the planes. It was too quiet to the point that I couldn't sleep.

In terms of overpriced property, I would definitely say a 'yes'. For those people especially first home buyers who don't have much budget (<500 k), and they prefer having a decent size backyard, Canning Vale is definitely not your first choice unless your are willing to go for a house and land package.
