George Town

"CAUTIOUS INVESTOR"

Hi, my wife and I have been looking to invest in Tasmania for over 12 months now without a mortgage. Our budget was small under 150 k although Hobart was where we really wanted to invest achieving the no mortgage result meant we had to purchase a run down shack.. or land only.
We travelled north to inspect and get a feel for George Town and its surrounds, placed along the north coast of Tasmania the water and ocean views surrounding the town are great.
The town centre is small but still provides all the services you will need for day to day essentials. For more elite shopping and a real cafe fix Launceston is only 30 min drive south on a new Highway.
I had the opportunity to meet the local Police Chief who casually said hello to me as I walked by in the street, we chatted about summer, the towns true side and how the town sees tourists and the coastal vibe shines with all the local beaches close by and family friendly picnic areas dotted along the coast, I was welcomed by her and happy to hear about the work they do in the town, and was offered assistance to register my home with them for patrol purposes if I had any concerns at all about anything this is very good PR. Her positive outlook assured me it was safe.
Low Head a kilometre north of George Town is one of Tasmania's most beautiful headlands similar to Byron Bay in Northern NSW. With a lighthouse and pristine coastline be sure to take the drive up its only minutes away with spectacular beaches and views..
We purchased a neat and tidy no maintenance home in the south part of George Town close to waters edge in a very clean and quality area, our neighbours are new homes both being built in the last 12 months, high quality this is a great sign of confidence in the area that people are investing on building expensive homes. There is a positive feel to the south part of George Town and we are opposite a new marina, parks, walking tracks, esplanade at York Harbour with Peppers Resort across the road we have underground power, clean new sealed road providing a quiet location with water views.
Our expected rental return if we decide to rent the property should yield in excess of 7.8 %. the area we are in Adelaide Street is surrounded by nice homes clean and cared for properties with a scenic coastal feel.
purchased for 132 k on a - 800 sqm block in a great location. The House is small but needs no attention and is fully fenced and has a new 16 solar panel installation.
Be sure if your concerned about the comments in this forum to look at South George Town water side. still some land available water front and close by.
We hope to bring to this great geographical location great coffee and food as we explore business opportunities as well.

Hi Peter, it looks like you have recently sold this property. Would you mind sharing the reasons why?

aileneh I'll take a punt and tell you why they sold it. The houses are cheap in Georgetown for a reason. People burn houses down there for a laugh. Renters damage the property regularly in Georgetown. Finding a tradesman to come and do jobs under a $1000 in Launceston is difficult getting a tradesman to go to Georgetown would be even harder. She probably found out that calling the police or ambulance to come to Georgetown is going to take many hours if they come at all.

Is there much crime in George Town? Looking at a place on Main Rd. Single lady with a couple of dogs. I'm more keen to live in an owner buyer area and less rentals in the street.
