"West Lakes "Green" the True Jewel in the Crown""

With the trend escalating favourably towards beach side suburbs the West Lakes "Green" as it is often referred is that area of land adjacent to Grange and the Golf course and directly opposite to Tennyson.


It is considered to be the True Jewel in the Crown by many property speculators and below is the reason why.

Our property is a 7 minute walk to Tennyson Beach 15 minute walk to the Grange Jetty and less than a minute to the "Rowing Lake" which has a fully accessible 2 km walkway along the lake on both sides in particular the Tennyson end for a relaxing walk. Something that you cannot not do on Delfin Island.

It is also next to the Grange Golf course which also offers accessibility for a walk around the beautiful environs.
The homes in this "pocket" as in all of West Lakes are well maintained and the neighbourhood is very friendly.
There are many Grand Homes scattered near the Golf Course in the cul de sacs as well as on St Andrews Way and Beeston Way to name a few.
Property prices are still affordable at the moment however as discussed with many property speculators moving in that" luxury" will be short lived.
As an example recently in St Andrews Way 2 blocks which were not near the golf course recently sold for $475K with an area of 325 sqm .
A testament that people are already waking up to the great lifestyle that awaits you in this coastal locale.
The "Green" has by far the best accessibility and proximity to the beach, largest walking access to the lake and golf course and the closest to Grange and Henley Square as compared to any of the other "West Lakes" locales including Delfin Island, Frederick Road/ Lochside Drive and New Development on Brebner Drive.
Sportmans Drive is serviced by quite a few buses and if you so desire the Grange Train Station is a pleasant 15 minute walk.,
It is also within walking distance to the West Lakes Shopping Hub.
Being so close to the beach and the lake and surrounded by the expanse of the Grange Golf Course you experience the relieving and refreshing cool sea and golf course breezes that revitalise our homes on those hot summer nights.
The "Green" is West Lakes best kept secret but not for long.

"Don't ever buy a home on that backs on to West Lakes Boulevard"

We lived at Martin Court with our property backing onto West Lakes Boulevard. It was very noisy with a lot of traffic noise during the day and at night.
We had a young family at the time and we had to close the windows at night to at least get some sleep.
Also vehicle air pollution cannot be doing you any favours.
If it wasn't for that we would still be here as it was a great spot.

Not great for

  • Don't buy a home which backs on to West Lakes Boulevard no matter where it is

We are a tight-knit community in Martin Court and as Pelican2010 stated, we all look out for each other. Whilst living here for over 20 years, there was no one by the name of Peter with a 'young family' who resided in our street and moved to 'Hawaii Court.' It would be appreciated if you do not post 'fake' reviews of a street you never resided in as you quite simply, have not experienced it. Also by looking at your profile, you joined on January 2017 to post 2 reviews about Martin Court and Hawaii Court. Claiming that you moved to Hawaii Court, it seems that you are unhappy there as well due to that review.

To address your 'noise pollution' issues. West Lakes Boulevard is not the busiest of roads, especially at night. I don't know if you noticed but there is also green space with trees between West Lakes Boulevard and the segment of Martin Court that backs on to it which act as sound barriers. There is also no need to close the windows at night to get some sleep. Traffic noise is minimal.

"Nice location but on the very remote end of the Island"

Living on Delphin Island poses some issues. Firstly unlike other parts of West Lakes like the Grange golf course end or Frederick road end don't expect strolls along the lake as it is nearly all private lake frontage meaning no access to the public. There is no quick stroll to the delicatessen or local food mart. There are no local shops and public transport is very poor. In order to get to the closest shops it is a long walk to West Lakes Mall hence most people drive. Neighbours tend to keep to themselves. Hawaii court is near the northern most end of the Island and hence it is socially a very desolate spot and the geographic issues mentioned above are most prevalent. On the Island the closer you are to West Lakes Boulevard the less you are impacted by the above mentioned.
So if you are planning on living on Delphin Island so you can get up in the morning and within minutes be walking along the lake and then stop at a cafe for a latte. Forget it. This is not the spot for you.

Not great for

  • Very long walk to West Lakes Mall
  • Most of the lake frontage is private hence no public access
  • Must remove yourself from the Island to access long lake walks
  • No local Deli
