Parramatta

"Not bad!"

I lived in Parramatta for 13 years, and only moved away this year. This suburb is actually a good suburb, it is Sydney's second CBD, has one of the biggest shopping centres in Australia and public transport is great too. There are trains to Penrith and City and buses to almost everywhere ( hills, Hornsby, hurstville, chatswood, Macquarie etc.) There are many restaurants and cafes available with all types of cuisines.
Although, Church Street mall does drag the suburb down, with many questionable people hanging around there day & night. South of Parra CBD is horrible too, especially the area bordering Merrylands.
The best area is probably the northern side of Parramatta River & nearby UWS. The property prices in that area reflect this. I lived there for 13 years and not once did I feel threatened. We recently sold our townhouse on Grandview Street for 550k, which was the record price in that LOT.

Great for

  • The area close to UWS, bordering Oatlands, Dundas, Rydalmere , Nth Parra is parra's best area.
  • River Precinct and Parramatta Park

Not great for

  • South of Parra CBD, bordering Merrylands
  • People and Cars at Westfield
  • Wish they'd fix Church St Mall

I live south of Parra (cnr Railway and Rosehill Streets) and love it! Don't find it horrible at all - 20 mins walk to Parra CBD or Parra Park; 3 min walk to Ollie Web Reserve; quiet area and, indeed, less expensive than North Parra. I also like Church Street mall- the town hall and church are beautiful and it's great for events like Parramasala or Winterlight with the outdoor ice rink.
Dodgy types around the mall don't bother me - you'll find them near any CBD or entertainment precinct in Sydney.
Each to his own, I suppose.

I lived In Parramatta for 17 years only moved because wanted a house. I regretted losing all the convenience but still drive twice a week as I can't cope going shopping some where else

Ermington

"Good Suburb!"

Ermington used to be a crap suburb, but this has changed ever since Stocklands started its development on the Riverwalk Estate. There are also many new duplexes, with many of them existing on former public housing land. There are still some public housing, with units prevalent along Spurway and Barlett Streets, but many of these housing tenants are elderly/pensioners.
Shopping is also very convenient too, Ermington & West Ryde Shopping Centres for daily needs, Eastwood for Asian Groceries, Auburn for furniture, Rhodes for IKEA, and Westfield Parramatta & Top Ryde City for all sorts of shopping.
There is no train station in Ermington, but West Ryde station isn't far. There are nearby wharfs at Rydalmere and Meadowbank, which all go to Circular Quay and Parramatta. The bus routes that travel past Ermington are: m52 from Parramatta Station to Sydney CBD (via Victoria Road), 523 from Parramatta to West Ryde (via Barlett Street), 524 from Parramatta to West Ryde (via South Street, Boronia Street and Melrose Park) and 544 from Auburn to Macquarie Centre (via Silverwater, Ermington and Eastwood.)
