"A great place to settle"

Willetton is one of the best suburbs in Perth. It has a great deal to offer, is close to many amenities and is safe and quiet. It is bounded by the Leach Highway to the north, Roe Highway and South Street to the south, Wileri Drive to the west and Karel Avenue to the East

The major benefit of living in Willetton is its location. The suburb is no more that 10 minutes drive from the city thanks to easy access to the freeway at Leach Highway. In addition it is only 15 minutes from Fremantle.

Within 10 minutes drive there are six major shopping areas: Southlands Boulevard (Coles and Woolworths), Riverton Forum (Big W and Woolworths), Bull Creek (Target and Woolworths), Garden City (David Jones and Myer), Cannington and the Carousel and Myaree. Within Willetton there a number of smaller shopping areas with mini-supermarkets, liquor stores and newsagents. Canningvale is also handy. The cinema at Southlands is very handy, seldom crowded and it is usually easy to get a seat.

The light industrial area in Willetton is handy to car repairs and the like.

Willetton is well served with restaurants and take away. In addition to fast food outlets like McDonalds and Red Rooster Willetton boasts Indian, Thai, Hawker, Japanese, Singaporean and Vietmanese. There are a couple of Fish and Chip shops, cafs and taverns. Willetton offers a varied cuisine thanks in part to the large number of Asian and Indian migrants who live in the area and this makes the suburb feel quite cosmopolitan at times.

Willetton Senior High School and the nearby Rossmoyne Senior High School are considered to be two of the best high schools in the state. Willetton has a host of quality primary schools. Willetton Public Library and Rverton Public Library are both excellent.

Willetton is great for fitness, too. As well as the Riverton Leisureplex there are a number of sporting grounds, ovals and sports clubs. Willetton is also criss-crossed with footpaths that connect an abundance of parks - at least 30 within the suburb - making it ideal for young families as well. Willetton is also walking distance from the Canning River and the Canning River Regional Park. These are great places to go for a bike ride.

Willetton feels like a safe suburb and is generally quiet.

Willetton is not without its faults. It doesn't have any North Perth style cafs and certainly doesn't offer anything like an inner-city lifestyle that somewhere like Mt.Lawley might. It is not close to the beach and to get to the beach you need to drive around the Swan River either north to Perth and then west to City Beach or south to Fremantle.

"Toxic Environment"

Most of houses are so old and not suitable for living. Very Expensive for old and damaged houses.
Far away from everything. The only thing that make this suberb expensive is high ranking schools with toxic environment.

"Going downhill"

Old suburb with generally not very well kept houses and gardens. Area Is not very convenient, far from City, freeway, hospitals, beaches. Overpriced for what you are getting. Look elsewhere.

"Rundown and grubby neighbourhood"

Willetton is a very old grubby area with dirty main roads. Huge high-voltage overhead powerlines line many residential roads in the area. There are sewage wastewater easements behind many houses. Most original 3x1 or 4x1 basic houses still remain today. Overinflated house prices with some dodgy agents in the area using the local 'high school' as single reason for inflated pricing, which may go down. Not close to transport, freeway, hospitals. Public housing still exists here. Avoid!

"Overpriced and outdated!"

Willetton is an old suburb with generally outdated mostly basic housing, overhead power lines and the only thing that is currently keeping the values high is the schools. If the schools go down there is nothing really that great about this suburb. If you want to go to Willetton SHS, Bull Creek is a far better option with better amenities, close to the freeway, train station, hospitals are more. Willetton is not really close to any of these. Real Estate agents are over- inflating prices.

"14 years on"

This is my 2nd review 5 years on from my last the suburb of Willetton continues with all the good qualities I espoused in my last review friendly people plenty of green parks feels safe great public schools with high academic achievement close to all major shopping good public transport only change from 5 year review land values increasing with many blocks zoned for subdivision and old houses increasingly being demolished and new dwellings being erected on smaller sub divided blocks a great place to live for the rest of your life even if your retired like myself as area is also well serviced with GP surgeries

"Great for families, nice suburb, great location, value for money"

Moved here over a year ago and previously lived North of the River. Willetton is a lovely family focused suburb with an endless choice of parks. The streets are clean, neighbours nice, land size is still decent sized. Lots of older houses with renovation potential. The majority of school children are pleasant and don’t seem like troublemakers, close to shops. There are plenty of good points we are happy we moved here.

"#1 public school in WA, great community"

Having lived in Willetton for 15+ years and been to the local high school, I can't recommend this suburb enough. Never had issues with crime or break in attempts, always had the friendliest neighbours. Only possible downside is houses are mostly on the older side.

"Drama queen infested and snob galore"

Ok. It has a couple of "good" schools? The truth is that people in this area are arrogant about thrir social status that everyone else seem like cockoraches to them. Even when you are more educated thsn most of them they will still defy you with their arrogance. Women are tougher than men and men are drama queens in this area. What's unique about Willetton is the love for money is enormous, greed shows on their faces, and glows in their blood. They will write a poem about how it felt when they were walking near a playground and found a 5 cent coin, it increased their profit by 5 cents, they became 5 cents richer, this must be a sign from God for good things to come. They are hair splitters too, so they would spend 2 weeks arguing on where to best deposit that 5 cent coin, superannuation? Gold saver ? term deposit? but a share with it? Etc. They are hard headed, so they could file for divorce as they could not agree on where to spend the cents on. And once they are done with that, the owner of the 5 cents will knock on the door asking to have it back. So they end up in Perth Magistrate Court to argue the case that they found it in a public place and that this "owner" cannot prove anything . After spending $300,000 in legal costs and 8 years later the supreme court rules in their favour and they go home to celebarate the win.
Of course, not everyone is like that, but you can almost always see the grumpy, not happy faces anywhere you go in Willetton. Some look worried and may take a deep breath and say " Oh My God, did that fly just land on my shoes?" They have twisted minds and expect everyone around them to be perfect. They are mostly religious people (there are more Churches in Willetyon than petrol stations) so their tolerance towards other religions is minimal and while they are quick to complain about the actions of members of other religions such as illegal parking, they don't feel that way when they do the same actions.
Willetton is overrated, no ADSL connections for most houses other that expensive limited wireless internet, not many parks, none on the river or waterfront, no major shopping and no entertainment. Most people go to sleep at 6pm, so at 7pm you'd feel like you live in a cemetery.

"Excellent suburb to live"

I was living in an apartment in Perth CBD , top floor nice view but we wanted to purchase a house so we looked into many different suburbs ( 4-5 months of inspection .

We chose Willetton and we are happy with our decision .

Pros :
Close to Perth CBD
Super easy access to Perth main highways
Clean suburb
Very top rate local primary school and high schools
Very safe suburb
Green , turn your head and you will be in front of a park or a green area
Nice neighbours ( at least mine are good can not judge for everywhere )
Big size houses in close proximity to Perth city with green titles ( hard to find this size and this title these days close to city )
Many shopping centres and small shops in close proximity
All weeksays restaurants are open till late in different locations including shopping centres
Super easy access to public transport ( bus and train )
Good investment for long term

Cons :
Houses are very old ( not a real problem though if structure is safe and sound , but might take a while to find the one which initial design allows you to change it to your desired plan .

Street lightning is an issues , streets are dark at night , ( but seems to be a common issue in many suburbs ) I keep a few low consupmtion Outside LED lights on at night , Can help with this issue if everyone does the same or using solar lights and it will not add a big deal to the electricity bill

Really can not think of any other thing

This suburb is expensive but nothing good comes cheap .

Yes older homes, but seriously good buys in the area! It has a particular small catchment that is Rossmoyne High school Zone and Willeton High School zone. Its a bargain buy if you can get in this location with average homes depending on condition (eg structure, interior, features bed n bath, carport , alfresco etc.) avg $600-750K

"Some positives but heaps more negatives"

People here are a little different here from other places, they think they are superior to other suburbs and many of them are snobs. Neighbours are nice generally, but not very active or social, and at times it felt we lived in a cemetery. Sometimes people look angry at you for no reason and are waiting to whinge and complain as you appear, and ask you to stop abusing them as soon as you say "Hi". Yes, Willetton is drama queen capital of Australia. There is a high rate of women working and men staying at home so expect drama drom both genders. Willetton has a high population of Christians from China and Europe and some from Africa and they are religious. The schools in Willetton are highly ranked and are the pride and joy of most people living in this area but I think they are overrated! The level of control freaks in these schools is outstanding and reaches ridiculous levels to the point that parents and students are terrorised and bossed around by staff as if they are dogs.
I don't think Willetyon is a decent suburb to live in as it is very expensive and people around you expect you to be rich and high profile. Even though we are so :) , but who are they to judge us? The price people pay for rent and to buy in this area is crazy, but is it worth it?? I doubt it.
Last but not least, most areas in this suburb has no internet, yes that's right, no ADSL or any other fixed internet except for wireless, which is expensive, so very unreliable, slow with limited capacity. This was the biggest upset as we were not told about this by LJ Hooker in Willetton ( the most dodgy agent we ever dealt with, for this and many other reasons) houses are neglected and not maintained and when you ask for maintenance you can wait for months and may even have to make a complaint with consumer protection.

"Suburb of diminishing warmth and increasing utility"

A suburb with very good schools, teachers are generally nice, convenience, food haven, proximity to city and other food havens, has a clean and nice shopping centre, a spoiler for choice with a good range of grocery stores in good travel range but aging houses of very high prices and a somewhat brewing culture of 'you scratch my back and I will scratch yours and if you don't reciprocate i will come after you when you turn your back.'; neighbours can be unpredictable, people can appear very guarded, it has lost an extent of the Aussie feel. A good suburb for practical reasons but soul of the town is diminishing in the facade of tired looking houses that the rich can knock and build again.

"A friendly and feel safe suburb"

Have lived here for 10 years and it has to be the best suburb around Perth I have lived in and I have lived in a few when I first arrived here from Gosnells I had misgivings it was more expensive to buy and most of the houses I could afford were older vintage that required money spent on them but looking back I have no regrets the area is well supplied with parks shopping centre's restaurants and cafe's the public schools have some of the highest academic achievement record's nationwide hence why probably a large Indian and Chinese population live here.In stark contrast to Gosnells area the people are friendly it feels safe with minimal antisocial behaviour most older dwellings are well maintained and many people renovate these and due to a lack of new stock an increasing trend to demolish and build.Southlands is the major shopping center and has cinemas woolies and coles + a host of other retailers and fast food outlets and is home to a greengrocer that serves the freshest produce I have eaten at a fair price.Due to its location and close proximity to Perth Willetton is sandwiched between major arterial roads which does cause traffic noise at various times of the day but hey I can live with that in view of the many other positives I have outlined so if your a young family or not so young family and your budget can stretch that bit further like me you will have no regrets down the track

A lot of couples, singles with partners, young families looking to get into WSHZ More and more property owners redeveloping and/or knock n build due to large size blocks and improvements with appreciative neighbours seeing value in the area. Many block sizes are 700 m and above land size allowing for versatility an dflexibility for improvements and/or chaage subject to council approvals

"Wiletton"

lived here all my life, good suburb, clean, most houses have nice gardens. Willetton is a safe suburb. houses sell extremely quickly here, and rent for alot too. Everybody wants to live here because its so close to everything,the surrounding public high schools (Willetton & Rossmoyne) are two of the best schools in the state. It has many nice parks, and is close to recreation centers. People are generally friendly, lots of old people still live here, aswell as young families. Lots of immigrants and international students.
The only cons that i find is.., many of the roads can get quite busy, as many people use the major roads in willetton to dodge the traffic on leach highway, that being said, on weekends, the roads are almost dead. Also the houses are overpriced for their age/size/... and be warned... Willetton is a VERY large suburb, the other side of Vahland road shouldn't be called Willetton, maybe Rostrata, since the primary school in that area is called that? There are good areas and bad areas, some areas can get quite dodgy.

"Another overrated suburb that should not be on the top suburb list"

Another overrated suburb that should not be on the top suburb list, the location itself should be enough to be in the bottom 100, there is issues with no underground power making suburb even uglier than what it is with over head power lines, no nerby shops, and issues with traffic.

What are you talking about? Location: close to freeway, 20 minutes to the city, 15 minutes to Fremantle, one of the top state highschool in WA, 15 minutes to Curtin Uni, 5 minutes to Murdoch Uni and hospital. Plenty of local jobs too. What traffic? Southlands is local, and enough for your everyday needs. Carousel and Garden City are also close by. Whereas Quinns Rocks... hmm let's see, maybe if you're retired and don't need to go to work, since it's in woop woop?

At night it s really dark on the street and the council light are limited in most of the area.We also saw a rotten mattress on the roadside and some wrecked unwanted chairs and furniture dump there at the Collins Roads.People throw rubbish and gabage everywhere.Such a shame.

Been living here for 4 years. Awesome community suburb for families. Well maintained parks and people always out and about playing sports or activities with the kids. Not the most exciting for single or people who like to party alot, but got everything we need without big crowds. Driving to anywhere in Perth is fairly easy with access to leach Hwy, Roe Hwy, South Street, Freeway. Generally, really well maintained gardens which adds to the homeliness of the area. In terms of the comment above saying rubbish everywhere, was probably verge rubbish collection week. So happy, proud and privileged to live here.

"Great - one of Perths southern suburbs hidden gem."

What can I say - if I had a dollar for every time I heard of someone who had moved to the newer Canningvale only to return or rue the day they left Willetton. Two of the top three State High Schools in WA, great primary school offerings and plenty of good private schools nearby if they are what your after. any one can settle easy in this quiet comfortable area.

After living in Willetton for eighteen years we moved to Canning Vale twelve years ago & are delighted we did. The several estates, especially the more established ones, are green & neat with modern, smart homes & good sized blocks. We still work in Willetton and find it hasn't changed but only deteriorated in that it's a very tired, drab, dry suburb. What makes it even worse is the frequency of council verge collections of old furniture etc. This should be a good service but unfortunately it makes Willetton look like a rubbish tip because the verges are so frequently littered with huge amounts of garbage. We find it uplifting to drive home after work to a suburb with lakes everywhere & cool green gardens & neat homes. The only downer is sometimes in peak traffic, South Street/ Randford Road can be busy but on saying that they are always flowing & when compared to Leach Highway it's a breeze. We are only ten minutes further from the city than Willetton & have a choice of many excellent schools, beautiful parks, shopping, eateries, gyms, sporting & medical facilities. We know we made a good choice to move forward.

Dear Luton, could you care to elaborate which are the excellent government high schools in Canning Vale? We are currently considering between Bull Creek (Rossmoyne High School), Riverton (Rossmoyne High School), Willetton (Willetton High School), Leeming (Leeming High School) and Canning Vale (can only find Canning Vale College which is not even close in ranking to Leeming High School). This would help us to decide which suburb which we are more likely to move to. We do like the modern houses in Canning Vale and the abundance of parks and lakes but we just couldn't find any public schools in the ranks of Leeming or Willetton High School.

"A Wonderful Family Suburb"

My husband and I rented in Willetton before building a home in Canning Vale but we have now got two little kids and have now moved back to Willetton so that we can raise our kids in this wonderful suburb.

Willetton has some of the best schools in WA and the people are friendly and the majority of the houses are well maintained and the older homes are now being renovated.

The house prices are very reasonable considering how close it is to the City and Fremantle and there is plenty of infastructure here.

We know of many people that have grown up in Willetton and moved away but are now moving back to raise their families here because of the fond memories they have of growing up here.

"Affordable Suburb , Safe and Loving ."

i have talk to my neighbour and the place i stay ( Abercairn Way ) were 20 years CRIME free. there is no suspicous person around the street and no drunk and druggie to be seen , but happy family with dogs and screaming children. I dont lock my window and even parking the car without lock doesnt worry me either. imagine jogging in a huge park and playing golf . it is a good place for family.

"One of the best suburbs to live in"

The following are the reasons why Willetton is one of the best suburb to live in.

1. Greenery everywhere you look, parks and reserves left,right, and surrounds the whole area. Unlike all the new ëstates where there is only one or two "parks" and houses around those parks are unaffordable.

2. Surrounded by three minor shopping centers (Southland, Riverton, Bullcreek), 7 minutes to 2 major shopping centers (Garden City, and Cannington). You can really walk to a shopping center if you need something quickly.

3. 2 x Top of the state public schools, 4 x primary schools, 1 x private schools, and also 5 minutes to Curtin University, and Murdoch University.

4. Council rates are reasonable (Most other suburbs I know the council and water rates are over $1000 each)

5. Traffics are very minimal even if you live on the main roads.

6. Cinemas located at Southland are not crowded or dirty like some of the other major cinemas. If you want bigger crowds just go to Garden City or Cannington.

7. Major Aquatic center with Gym run by the local council.

8. The local postman is friendly and will remember your name. (In today's age, who ever make friends with the postman anymore.)

9. Minor medical center and dental clinics through out the whole suburb, and Saint John of God is only 5 minute away.

10. Freeway and Roe Hwy exits are 5 minutes away, and the city is only 8 min when there is no traffic.

11. People take pride in their houses so most have renovations or upgrades to it. Therefore for a reasonable price you can actually pick up a good house in a well established suburb.

I will challenge anyone to find another suburb in Perth which have all of the above good points.

This is such a brilliant evaluation of a place. All those you have mentioned are what we would be looking at while looking for a place to settle. Thank you for this precious insider information.

We are now in the process of moving out from a supposedly posh area (fed up with the unjustified high costs of living) and are looking for an area with good primary schoools initially and then all of what you have mentioned above. Your review was very helpful, thank you once again.

We will do some house viewings, drive through by night and during the day, have a chat with the locals and decide.

Houses in this suburb are old and expensive due to the good public schools. A lot of new migrants hunt for this area and most of them give up because it's too competitive to get the house.

True but alot of people renovate or are starting to knock down and build. Also, because of the higher cost, it generally attracts a better class of family (but not snobbish, just no bogans). One of the safest place in Perth which is great if you have a young family. Most people along the street are friends and most kids will probaby know each other from school, sports clubs or friends of friends which adds to a parenst peace of mind. Because of the great schools and community, demand to get into Willetton is very high, so makes for a great long term investment as well.

Chris makes some valid points... sports, cafes, restaurants/takeaway and leafy/green streets, great running paths (very slopy and challenging) and from all people's feedback through our home opens.... its all good feel and proud community !
