Is My Jubilee a good area?

Hi I am thinking about buying a land and build a house at My Jubilee. Any comments whether it is a good area? Is it near to the amenities?

I live in the estate directly across Jubilee and have purchased and commenced building in Jubilee. Area wise the Estates around it are clean, new and mainly owner occupiers so very little trouble or problems. Only issue being hoons which to be honest you will find in any new development. Jubilee in itself will be a fantastic place to live. Beautiful parks, features, lakes, schools, cafes and shopping are all in the plans/commenced already. A residents only Waterpark which is the first of its kind in Victoria will be a highlight and there is an owners corporation and assosiated fees that you will start paying immediately after settlement. But overall it will be a pretty famastic place to live, well and truly a note above the rest!

Hi, I've been also looking at land in Jubilee :), do you have an idea of how much this Owner's cooperation fee will be after settlement?

So at the moment I only paid about $240 for a year (at settlement).. When the private water parks and gyms open it will bump up to about a $1000 a year.

Hi JOhnB11, I enquired with Jubilee team. They charge $1300 for gym and water park.

Just run away from this joint. You cant even breath without getting a fine from their body corporate.cant even have a double driveway to park 2 cars.if your land is facing east forget about putting solar. Theres lot to mention. Just go & buy somewhere else you can enjoy your own house. Unless you wanna live like a prisoner inside your own home.

They charge $1300 for gym and water park. - do you have the option to opt out? I am not interested in the water park and the Gym - Unless it can cater for a huge number of people then it will be like the gyms in other estates where they're crowded and un-useable. There page says you can invite up to 8 guests per household of 2 Adults. A minimum of one and a maximum of six security (fob) devices will be issued to the Owner after the Owner has nominated the household. That is a potential of lets say 2 adults, potentially an average 2 teenagers + potentially 8 guests... People become frustrated because they're paying a high premium and getting no value. I should not have to pay $1300.00 for a service I will not use. This will be a huge factor for me considering the property I was excited about buying - No wonder they do not advertise this fact on their website. Very sorry for the vent, I was almost ready to make an offer on a property and this is a bit of a disappointment - I have seen this set up for myself, it does not work. let those who want to use it pay a membership.

The estate in question is relatively new so you will have to wait for a couple of years for the estate's amenities like the childcare and shopping center to come up. The train station is a 5 minute drive and the Manor lakes shopping center is near the station. There are a couple of medical center within 5 km radius and there is a childcare bear the train station. There is a govt p-12 school and an independent primary school nearby. You can also consider Manor Lakes or Lollipop hill if you are looking for an established estate/
