Yes, newer areas have less homeswest. Older areas had (roughly) a one in six ratio to homeswest. I would scope out the street and area on different times and days including weekends to gain a full picture.

I am unable to find stats seperating the old and new parts of Beechboro. From observation, the newer areas tend to have younger families and children, the older areas tend to have families or couples that have been there for more than 10 years.
