For apartments: Hawthorn East, South Yarra, Elwood, Toorak, Prahran, Malvern, Caulfield North and many of the inner eastern suburbs within 10 to 12km of the CBD are most sought after, easiest to sell, easiest to rent and highest capital gain. They are also where most of the successful established buyers agents and property advisors recommend. You should look for nearby train stations and trams, established streets with a consistent streetscape and a mix of owners occupier housing and apartments. Too many apartments reduces scarcity and demand. Also stay away from busy or main roads.
