Thought I'd make a post where you can come and ask a Real Estate Agent any questions you have.
Post them here and I will get back to you with an answer.
I'll start with a question that I get asked occasionally

Q: Why Should I use a Real estate Agent?

A: Agents will help you negotiate the highest possible price. Be honest with yourself, how many properties have you bought and sold? 1 maybe 2? Remember agents negotiate on a weekly and almost daily basis. A good negotiator is well worth ever penny and will get you more for your property.
Access to current market information to ensure correct pricing of your home
Agents have a database of prospective buyers in the area
Agents understand contracts
Take the emotion out of the sale or purchase (not offended by negative comments).
Marketing Skills
Access to databases and agent tools like realestate.com.au etc
Professional contacts

Some buyers prefer to deal with agents
Saves you time and stress ( you already have a job, why would you come home after a long day and try and tackle another?)

Q: I have a potential client who wants to rent out their property to a company for $1000.00 a week or $700.00 to an individual, what kind of Bond would be an approprate amount for a rental price like this? it is a 6 bedroom, partly furnished and recently renovated house with a pool.

A rental bond is money paid by the tenant in case they breach the tenancy agreement. It is not compulsory for a rental bond to be taken. If one is paid, it must be lodged with the RTA within 10 days of receipt by the lessor/agent with a completed bond lodgement.

No more than four weeks rent (two weeks for moveable dwellings) can be charged as a rental bond, if the weekly rent is $700 or less. There is no limit if the weekly rent exceeds $700. Where rent is subsidised by an employer, the maximum bond is the greater of $400 or the equivalent of two weeks (moveable dwellings) or four weeks rent (general dwellings). Lessors/agents cannot charge a rental bond fee to cover the costs of complying with the Residential Tenancies and Rooming Accommodation Act 2008.

I've just opened a new Real Estate, we are only doing Property Management at the moment and it is just me and one other person in the office at the moment. Do you have any suggestions on the best way to advertise and get known? Have you opened a new Agency before?
