Thinking of buying a property in Hampstead Gardens. What's it like?

Hampstead Gardens is a funny one. It boomed probably twice in the last 10 years and in both those pases, it underwent a rebuilding phase where subdivision and new courtyard houses were sprouting like mushrooms. Is it still a good investment? If you are lucky enough to find one of the old timber frame places still standing and at a reasonable price, sure. Would I over look nearby areas for it? No. Hampstead Gardens has commercial on all major roads (NE Rd, Muller, Poole) as well as some side streets (mechanics etc). Gosfield Cres is probably the nicest part of Hampstead being 'on the green' but again, you'll be looking for that bargain. The level of SAHT homes in Hampstead from memory is relatively low, that being said, SAHT employ a strategy of spacing out Trust homes to prevent the 'ghettos' of old and to keep values up. Most of the people I knew in the area were oldies, selling up to go into retirement, so you've got that younger set moving in. I'd keep an eye out in nearby Klemzig, Manningham, Broadview, Nailsworth, Collinswood as well.
