Affordable waterfront land in Tasmania

After a family holiday a few years ago to this fantastic location we would love to purchase a family getaway.
Later in life relocate and retire.
What is the most affordable parcells of land at the moment which has a waterfront position, either near a river, lake or coast.
Any sugestions?
