"Cheep sardine can homes"

Standard far-outer suburb services and recreation.
Very very cheaply built homes packed tightly on very very small blocks in the middle of nowhere. Created by very very greedy developers, duping very very naive young familys or first home buyers, into making a very very poor investment.

It's a hovel. Does not have to be, but it is. Thanks to the rough, dirty, very rude and uncultured inhabitants. I mean really, just look around, the place is an absolute mess. Rubbish on the ground everywhere. Road raging bogans doing burnouts every weekend. Teen mothers telling their kids how they wish they'd not been born. It's an absolute trash pile of a suburb.

"Do your research. Very contrasting areas"

Nerang is an outer suburb on the wrong side of the motor way. Dated. A lot of housing commission and town house complexes.
However there are some hidden jem properties in nice quiet green streets. Especially those rare properties on the river.
Also Nerang may be a good investment, with the Gold Coast expanding rapidly up north with the likes of Coomera and pimpama, Nerang will be a more desired closer suburb.

"Don't be fooled!"

Arundel is a nice suburb on the outskirts of the Gold Coast.
It's affordable but the majority of the developments are small blocks on tight narrow streets.
If you like to surf it will take aprox half hour to the nearest beach. Not bad for a first home buyer.

Great for

  • Friendly locals
  • Quiet area
  • Close to Harbourtown

Not great for

  • Needs live entertainment, even in the park area of the Broadwater.

"Great lifestyle"

Big blocks yet minuets away from he surf and Gold Coast life.
Plenty of houses on canals and river if your budget allows it or you can pic up a dry block for cheep enough.
The cost of buying here ,where your minuets away from everything the GC offers, I think out weighs buying cheaper in the outer suburbs and spending hours of travel time commuting in and out.

  • Close to major shopping centres and sporting clubs
  • Great close-knit community feel
  • Bike paths everywere
  • Safe

"Relaxed Gold Coast living"

Rented here for a while and I miss it greatly.
Cafe's, surfing, markets, smiling people.
Everything about this place reminds me of a summer holiday.

Pacific Pines

"A lot of rentals, over crowded"

It seems most of the tightly packed houses of Pacific Pines are rentals.
An outer suburb aprox 45 mins to Gold Coast beaches and city. However if you like to fish and have a boat there are nice launching ramps to Gold Coast water ways aprox 20 mins away.

Great for

  • Pet Friendly

Not great for

  • Need higher police presence on the roads
  • Some people just drive way too fast here
  • Need the light rail to come to Helensvale

"Outer Suburb"

Pimpama is an outer suburb.
There are some beautiful large acreage properties with a lovely country feel. Yet only half hour to south Brisbane and an hour to Gold Coast beaches.
HOWEVER, for the rest with a budget of less than $600K, Its main feature/attraction is its close proximity to a motor way.
Real estate agents will use the motorway as a sell point, however the motor way is a parking lot most of the time. You’ll spend a lot of time in traffic.
Its mainly 400m2 blocks with cheep new houses tightly packed in, next to a motorway, with the basic services and recreation of an outer suburb.

Great for

  • Easy access to the highway for those working in Brisbane or GC

Not great for

  • Lots of development.
  • Some houses close to highway have bad road noise = loss of sleep
  • Exit 49 and Yahwalpah Rd roundabouts are a fatality waiting to occur.
  • Lots of development in Pimpama and surrounding area pushing demand lower due to higher supply

Southport

"Fantastic investment"

We bought our first home in leafy streets of Southport. Walking distance to the beach, medical facilities, schools and shopping centres. Large parks everywhere. The restaurant scene is awesome too.
As the Gold Coast is expanding so rapidly way out on the freeway with concrete ghettos like Coomera with no trees, transport ect ( sorry Coomera), we are stoked with the return we're looking at on our investment. (If we ever move)

Coomera

"Cheep for a reason"

Upper Coomera is not Gold Coast living. It's a suburb out next to the freeway to Brisbane. In fact it takes approx 1.5 hrs to get to Gold Coast beaches on a Sunday. Most of that time is queuing the narrow streets out of Coomera.
Most houses are jammed in to small blocks and many are cheaply built.
As greedy developers keep expanding it to the west, traffic will only get worse.
On the up side there is a local generic concrete precinct with a coles, hungry jacks and brumbys.
Wow.
The crime rate is high as most of the houses are rented to large families with little to do and scarce public transport.
There are no trees. Just roof tops as far as you can see.
It's close to theme parks...
If you like watching TV overlooking a small fenced back yard behind a well locked door. Coomera is your place.
There are much nicer affordable places around the Gold Coast.
Don't be fooled by Coomera's "value for money".

But their not really though are they. Same post code, same distance to Brisbane and GC etc. But you are right, Coomera is the nicer pic of both Upper Coomera and Coomera.

Any place ranked higher then 58th best GC suburb will do. Even Labrador, the old ghetto is ranked higher..
Its an hour away from everything during after school hours and weekends.

Hoons and burnouts everywhere, cats shitting in your yard, dogs barking all the time, houses so close together you'd think you're in a complex! You can hear your neighbours fart and hear every conversation. They keep building more and more, killing the wildlife just to put more ppl in.. the roads are already jam packed at peak hours ppl are at boiling point but lets keep cramming in more ppl. What a paradise. You got westfield so its even more congested and westfield doesn't even have a post office. Houses are usually in average condition and dont even start on the weak water pressure. Hardly a tree in sight, great planning. Enjoy

Should take about 20 mins to get to the motorway, given that Coomera is next to it. Should get to main beach in under an hour max on a non public holiday.

Upper Coomera

"Coomera the new Logan"

Upper Coomera is close to a few fast food chains, Woolworths and the motor way. It's about an hours drive to the Gold Coast beaches during a buisy weekend. Most of that time is trying to get out of the overdeveloped narrow streets of Coomera. There are no trees, only roof tops as far as you can see.
The only thing to do is to watch TV overlooking your small back yard behind a well locked door.
It's a great spot for investors to rent out to large renting families.
It's a depressing suburb.
You may as well live in Logan.

Not great for

  • Public transport not good at all, i know we got the trains st. but no bus!
  • Needs a higher Police presence.
  • Highway traffic
