It's so developed now. Shops everywhere, public and private hospital is bigger, Riverlee project is promising. This is great area with los of parks, playground, schools and sports facilities.

Never had any problems or issues with neighbours all nice and quiet , we love to walk every day .

Lot's of amenities, schools and parks. Quite active area. 25 minutes drive to the city (off-peak hours).

We moved to here about 3 years ago and discovered this best kept secret. It's the perfect location with all amenities within walking distance. The local schools are excellent. Construction of New Epping is officially underway. Residents will enjoy access to the precinct’s green spaces, medical and other services including the future Northern Private Hospital, Northern Hospital and Pacific Epping Shopping Centre.

We moved to Epping almost 2 years ago and think it's perfect for us. We are a young family and love the peace and quiet that the suburb offers. The people in Epping were welcoming and very nice. The parks are lovely and clean and the kids love going to the kinder and school for socialising with their friends. Our youngest also loves doing Ballet at the local hall. Epping provides a lot to offer for the kids in terms of netball, football, all different types of dancing, etc. We will definitely be staying in Epping.

Many people don’t realise that Epping is closer to the Melbourne CBD than Ringwood, or that it is well connected to major arterials that link to Melbourne Airport, the Port of Melbourne.

It's important to live closed to Costco, hospital and other great amenities. Time for home owners and property investors to think. This is one of the best suburbs for living.

Amenities: Decent schools nearby, enormous shopping centre with very good entertainment precinct that doesn't close until late, The Northern Hospital, Costco, largely self-sufficient
Pluses: public transport, schools, shopping options, nightlife (not nightclub but restaurant kind), bustling, vibrant, very good suburb, affordability, the train line (Mernda) is actually nice with new trains and isn't ridiculously packed like Craigieburn line
Downsides: have some stupid teens stealing stuff from the shopping centre and being a bit of a nuisance, some crime occurs. "Thomo boys" and the like
Ethnic profile: Anglo-Celtic predominates, but large Greek community (but not as loud as Oakleigh), large Macedonian community, Middle Eastern and Indian Australians too

The growing community of New Epping continues to surge forward with a number of wins for the City of Whittlesea in the 2019–20 Victorian State Budget, including an investment of $50 million into the Growing Suburbs Fund.

Increased demand at The Northern Hospital will be addressed with the development of a children’s emergency department. This will also complement New Epping’s seven-hectare health and wellbeing precinct and alleviate pressure for the growing population in accessing primary health care.

Educational opportunities will also increase with funding for Edgars Creek Primary School and Edgars Creek Secondary College stage two developments that will see additional buildings constructed, and one of seven new early parenting centres for Victoria.

The plan also earmarks funds to connect the Plenty River Trail with Mernda and Hawkestowe stations in order to provide a link for cyclists to the Yarra River Trail, the CBD, and beyond.

I have lived here for many years. The people in Epping are very friendly and warm, there are so few incidents of actual trouble in the neighbourhood, I could count them on one finger. The people make the suburb in my opinion, and based on that notion, Epping is a great place to live.

I have seen lots of changes in the area, Shopping Mall with everything you can get got renovated, Hospital are being expanded, Costco with petrol station was built, hotels, restaurants and pubs were developed, other projects are growing. This is so different and modern suburb now.

It is also very green, plenty of parks and open spaces for families and kids. On a summer's day, its absolutely wonderful, with lots of people out for walks and enjoying the weather.
One of the other big pluses is the multicultural diversity, with plenty of different races living in the area and most importantly living in harmony.

Bus and train are very important as well.

Epping is a gem of the North, with rising house prices reflecting the demand in the area, I would seriously consider Epping above other surrounding suburbs. You cannot go wrong!

Epping is the link for North and East. Change in dwellings between 2016 and 2041 for Donnybrook & Wollert will be massive so Epping is going to be most important suburb in the north.

Great to be in Epping this weekend...at Republic Tavern : A Melbourne hotelier has launched a new venue with a brewery and distillery in the Northern suburb of Epping. Currently the venue, home of Beer Republic Brewery and Twist Brewing, can fit up to 350 people, and includes accommodation on site. The distillery has been installed and will produce whiskey using barrels straight off the truck from the Clare Valley region. Whilst the whiskey is aging, the distillery will be used for gin production – but the beer is the focus first. On site they have six 10-barrel fermenters, each of those produces around 11-12,000 litres of beer per brewing cycle. They are the first venue to have a SmartBrew system in Victoria.

Big new park built by Convic. It sin fact the biggest one they have done to date. It features a fair sized combi type bowl with big oververt connecting wall. The Street section is massive with pretty much a bit of everything.

Love to shop there as everything you need is there. From grocery to jewelry. Aldi, Wooli, Coles, JB Hifi, Body shop, Pandora,etc. Lots of car park and food. Very clean and organised. 5 stars. Only need some more for Chinese: luxury shops like Burberry, LV Gucci and what we miss: $10 quick hair cut.

We moved to Epping in 2014 after living in Brunswick for 8 years. It was the best thing we did! The fresh air was a welcome change to the inner city smog and we love that we can safely walk around our leafy green neighbourhood. We live in the Greenbrook area which is IMO the best area of the suburb compared to the newer estates being built in Epping. It's surrounded by beautiful red river gums and open spaces but also has close access to High St, Dalton Rd & McDonald Rd. It offers the perfect mix of country and city. All my neighbours are hard working and house proud. I really think we bought at the right time when it was affordable, and I think it will only improve once all the planned infrastructure is complete.

Epping Plaza is a bright new shopping centre just north of the ring road with a fabulous range of retail stores and all the amenities you expect with a modern shopping centre.

Epping Plaza has 215+ stores, the choice of two quality supermarkets, a huge Big W, plus Best & Less, Target, Harris Scarfe and Reading Cinema.

33 yr old Professional with a love of coffee, boutique shops, dog parks and great community I LOVE Epping. After renting in Mill Park for a few years I wanted to buy local however house prices booted me out of Mill Park so chose the closest option.... Epping. Definitely the best choice. I'm South of McDonald Rd so still really close to Mill Park and it's well maintained and gorgeous. I'm just on Rufus St so super close to the Epping Plaza shopping precinct, but when I'm lazy there's amazing High st shops with that hipster trendy vibe. You can't really notice the change from Mill Park to Epping so personally wanted stay there purely as a lifestyle choice, but everywhere in Epping is great. Beautiful old houses (still with backyards too!), access to heaps of transport. Yep! Best choice ever.

Where else can you buy a 600m2 large block, with a beautiful house, a backyard for the kids and the dogs to let loose in, you can sit outside at night, not hear the traffic and look up and see the stars clearly! Its a slice of the country 35mins from the Melbourne CBD! Its a brilliant location, our neighbors are fantastic! its a really choice location. You will never regret buying in Epping, and the value is skyrocketing every day, get in while its still affordable I say!

We originally moved to Epping because we wanted a gorgeous home in a gorgeous street without the price tag of the city.It had to have easy access to the city via highway and it definately had to have some great cafe's and restaurants! Not to mention great coffee. Epping and surrounds has some beautifull walking tracks and scenic bike rides. It's definately stress free and the locals are always friendly!

Its no accident Epping has become one of the fastest growing suburbs in the northern corridor.
From public transport, local primary and secondary schools and a variety of specialty stores along High St, it is easy to see why so many people are moving here and have been residents here for many years.

Recently Epping was flagged as one of the top 10 most affodable suburbs within 20 Km from CBD so there are plenty of opportunities for first home buyers and astute investors to secure a property and reap the benefits and rewards Epping has to offer in the long term.

For me it was an easy decision to live in an established suburb like Epping , all the conveniences of transport, schools, shopping and recreation at your fingertips.

I have been looking for the right property in Epping for over 8 years and finally got one recently. 7 reasons why...

1. Epping is well-connected - public transport either by train (Zone 2 & you get a seat) bus (lots of routes) or by car (High St, M80)

2. Epping has great schools - you don't even need to go private. Childcare, primary, secondary are all so close by - walking distance from where I live so I have sold my second car. Has some of the best schools in Victoria close by or in adjacent suburbs < 5 mins by car or a brisk walk.

3. Due to the infrastructure and schools, demand is always high so capital growth is good. It is a favourite for those parents who are keen on good education for their kids. You can go from P-12 and have a great education without forking out heaps on private schools, too.

4. Shops - Epping Plaza, Westfield near Mill Park,Lalor shopping markets, etc.

5. Work - there are a bunch of companies quite close by so your commute could be really short if you work there.

6. Block sizes are large (great for kids) though the houses are a bit old and could do with renovation. That said, the construction materials they used before like steel windows, terracotta tiles, and so on are rustic, but good. Aim to get one on a flat section, if you can, with a northerly aspect.

7. Safe neighbourhoods

I went to Epping Secondary College, and the teachers and leaders there are so dedicated and passionate. Many of the students are tolerant of a range of cultures, religions and people, and prioritise learning. This, and the vibrant high quality extracurricular activities has made love my experience at the college.

Great parks every few kilometers. Need more trees on the nature strips.

Thr neighbours are friendly. There should be more community activities, concerts and groups to bring people together.

We need a library here in Epping near Plaza is great. Going to Lalor or Thomastown one so not far from Epping. The public tramsport is also excellent.

Plaza is nice, and definitely not monoculture though. The restaurants and cinema make it great place to hang out.

I was looking to buy my first property and have visited many suburbs. I finally decided on Epping because of the following reasons...
- Excellent train/bus service
- Well established schools, amenities, parks and communities
- Price reasonable
- Less foreign migrants, looks and feels more "Australian" than the others i visited
- Scenic, hilly, lush green land with contour = good water retention; West suburbs are flat, featureless and dry like desert
- Acceptable distance from the city
Foresee huge potential in Epping as the New Epping is still developing.

After Living in South since we migrated to Australia in 1999 I never thought i could ever live in the North but when i started my business in Epping everything changed, 3 yrs later we built our new home in Epping North. I love being so close to my work, Airport and other places. Being Muslim there are so many options for Halal dining and a huge variety of multicultural food and the Mosques nearby.

Ten years ago, we knocked down our renovated, comfortable ex commission home to build a larger family home. We didn't really want to move and it was the better option at the time. Epping then was becoming popular due to its excellent access to transport, shopping and excellent schools and it's proximity to wealthier Epping North. Our kids have now grown up and have wonderful careers thanks to our decision and the wonderful access and choice of schools. Government funding has provided a magnificent child care centre, medical and dental bulk-billed facility, public and private hospital for locals and a manned Police Station. We have the lot in Shopping Plaza , great cafes, top takeaways and the freshest produce. The area has become extremely popular and why not, it has it all!

I have lived in Epping for the past 6 years and have found it to be an excellent place to live in. We are close to great shopping areas such as Epping plaza, Costco, Mill Park Westfield, Lalor shops, Dalton shops and University Hill. The facilities (hospital, Bunnings, shopping places) are fantastic. We have BMX tracks on McDonald Rd, local parks, beautiful creek, many reserve for sport and golf course. The YMCA centre is a 5 minute drive from our home which has gym and all sorts of leisure activities. The neighbours in our street are fantastic. We keep an eye out and help out each each other. People walking the street are generally friendly and will say G'day. You will see native birds like Kookaboros, Lorikeets, Corellas, Cockatoos, Magpies, Grassparrots etc. The bus stops are just round the corner giving access throughout Melbourne top facilities including schools, shops cafe's etc. We are approximately 20km from Melbourne CBD.

Purchased a house here 7 years ago after living in 'better' class eastern suburbs, and have never looked back.

Sure, Epping has some issues, but the same issues exist in many parts of Melbourne and in suburbs where house prices are treble of those in Epping.

There are some fantastic pockets of Epping that are still super affordable. Spend a few hours around Lowalde street and meet the true locals.....ask questions, nobody is in a hurry around here! Kids have a ball exploring the Reserve.

I personally prefer the areas closer to Epping station near the Creek
If in the market to purchase, look south of McDonald Rd.

Dont be put off by comments of people who dont live in this undiscovered oasis....

I've lived in Epping since 2012 and can honestly say, hand on heart, it's an excellent place.

Leafy streets, with an enchanting mixture of old and new housing are complimented by plenty of green spaces, and quiet retreats from the hustle and bustle of the central business district.

With mouth watering offerings from Ethopia, Vietnam, Thailand, Korea, The PRC, Hong Kong, India, to name but a few, I think I can successfully argue that Epping has some of the best food in Melbourne on offer, at a fraction of city prices, so eating out becomes a healthy norm.

If you feel like working yourself in to a lather over what to purchase. then head to the Epping Plaza, and if you feel like working up a sweat, Epping has several excellently appointed gyms. Too much shopping put you out, over did it at the gym, then you'll be pleased to know Epping Hospital both public and private is just around the corner and is ringed with top class medical professionals.

All in all, the existing lay out works well, but local and Federal government are pumping millions of dollars in to Epping (which has been earmarked for rapid expansion), meaning things are only going to get better.

Mark my words, ten years from now, you won't be able to touch a house for less than $600,000!

So much food & Restaurant choices now, Italian, Greek, Korean, Chinese, Malaysian, Hongkong, .Indian, Japanese, Thai, Indonesian, all kinds of Aussie fast food choices, you name it!!! Woolies, Coles, Aldi and other shops and plenty of parking + one extra huge Asian supermarket.

You have got hospital, TAFE, all sorts of clinics, physios, big 4 branches, post office, two pharmacies, and even animal hospital in one spot!! . Very multicultural. Have a few good churches. Surrounded by Westfield Mill Park, Lalor market, easy to get on High St, M80, easy and quick to go to city and airport by car. Something for young families: many good Primary school (very close to Epping center) an unzoned primary school has always been ranked within top primary schools in Victoria.

It has median prices and rising fast. It's good for investments. Travelling is excellent (bus, M80, train station to all stops). Epping has good community to bring a family up in (dog parks, walking tracks, pubs, senior citizen centre, churches, temples). It is massive hub of the Northern suburbs. Great amenities (shops, station, schools, childcare, post office, banks, hotel, bakery, real estate agency's, cafes, hairdressers, beauty salons) and most importantly it's multicultural (Every nationality you can think of)

If you want peace and comfort, and access to all amenities (transport, healthcare, elite public and private schools), then you can get a better area than Epping. Just enough distance to be away from CBD, but still within all the lushy green vegetative surrounding. Perfect area to live long-term with family.

We’re born and bred in Australia. We loved everywhere we lived and aren’t afraid of a little disadvantage or diversity. Granted Epping is a little quiet if you want nightlife within walking distance but as far as people are concerned, everyone is lovely, friendly and really active in the community. At least everyone we come in contact with. After reading some of the negative comments I completely disagree. We love the diversity, the food options, the Plaza, the schools, the parks, the great people, the trails, the accessibility to all the freeways and a great train line. Honestly after riding on every line it’s the best by far. Low crime rate as well. Great place to live and raise kids.

Hard to beat the location from the standpoint of convenience and shopping options. Most of the shops in the Epping plaza are open until quite late too. Great groceries and butcher's and bread shops at really reasonable prices. Local buses also go direct to Epping plaza justa few minutes away. And the train station's right there too. Stay south of McDonald Road for more buses and close to train.

The Epping property market is flourishing, and for very good reason!

Epping has all the qualities that most family could ever want in a suburb - every facility at your doorstep. The streets are beautiful and tree-lined with a mixture of beautiful heritage and modern contemporary homes. Epping has become a highly sought after location, and for very good reasons.
Offering residents some of the best Private and Public schools in Victoria, the suburb offers excellent amenities, restaurants, transport, many recreation facilities and parks, large blocks of land compared to many other suburbs, a vast variety of shopping options, easy access to the CBD, great resell value, safe streets and a great neighbourly spirit.
It is fair to say that I am yet to see another suburb offering the same style, heritage and tranquillity that Epping does, without compromising any desirable modern amenities.

When we moved to VIC from QLD we had no ties to Melbourne and looked all over the city for the ideal suburb in which to buy and raise our growing family. We looked at the inner east and south of the city and found that the access to the city and traffic along the main roads was too prohibitive. We had visited the beautiful nursery in Epping with friends and when we discovered Epping it was like an amazing discovery; here was a suburb that had everything we were after: Every public transport option, parks, great shopping, gorgeous period houses, the river precinct, great schools and sporting facilities. We looked on a map and when a house came up for sale that was walking distance to all these things we bought it.

That was about 18 months ago and I can honestly say that Epping and the surrounding area is the most fantastic place for families in Melbourne, you are close to the city but it feels like a destination in itself. It takes around 30 minutes to get into the city, has a vibrant community with lots happening and is a convenient and pleasant place to live.

You will be spoiled with transportation choice, excellent schools and good selection of shops for your day to day needs. Epping Plaza is excellent and some good take away and dine in places as well. Cinema ticket is cheap. Restaurants beside that good for late dinner as well. In all Epping is an all rounder.

Epping is a beautiful town to live in - it still has that country feel but is so close to everything. Kaufland is coming into the area soon. I love it and wouldn't live anywhere else.

It's a jolly good spot, lots of green and clean spaces, child friendly and dog friendly parks. People are friendly albeit they do keep to themselves safe a few nosey ones. It's so convenient and it does drive the value of property up. I think in the future, more and more people will want to live near shopping centres just because they do not want to drive and find a park.

Costco, Hospitals, Bunning, Macca, Hungry Jack, KFC, coffee shops, restaurants, supermarkets, hairdressers, butchers and bakers, among others - including an 'open twenty-four hour' business, and a Travel Agent, if one should ever feel the need to take a break! Major shopping centres such as Mill Park Westfield, Uni Hill can be reached in minutes.

It is handsomely served by sporting facilities of all kinds... and boasts Tennis Courts, Lawn Bowls, Ovals and Fields for AFL, soccer, rugby, baseball, softball and the like.... together with a full Aquatic Centre housing indoor/outdoor pools - therapy spas - diving boards, and so on.

It is perfect for Family Living and offers a variety of Schools, Parks, Open spaces, Bike paths, local churches and a Creek in and around the community from which to choose.

Close to everything Epping caters for all ages from the new units and townhouses to the family homes close to Sporting clubs, Primary schools,Secondary school, Real Estate ,child care centres, Plaza, Westfield shopping centre, fields,,buses,easy access to the freeway and a quick drive to the city and Airports,great parklands and ovals and most importantly friendly people.

After looking to buy a home by the bay and through to the hills and every in between we found what we consider the best suburb. It has the country feel but yet close to everything. The local shopping centre caters for all your needs including both an Aldi and Safeway within the same car park. Day care centres are all rated highly. You have your pick from the top high schools in the state as they are all near by. Quick access to the freeway which is a God send for going to work. Once 9am hits the freeway is clear and no traffic build up. Public transport at your door step. For a family with young kids surrounded by so many retirees and young families in our estate it makes me feel very safe day and night. Can not fault it one bit!

We have lived in Mt Waverley, Rowville, Narre Warren, Box hill. In our humble opinion Epping is one of the best suburbs in which to raise a family. We have lived here now for few years and would not consider moving. Epping offers the best of country and city living with great local schools (private, public & Catholic), shopping, transport and recreational facilities. The suburb has a great mix of people from tradies to professionals. At the time of writing this review, properties range from about the $400k - $1m plus range. In a nutshell. It's just a really nice place to live.

Epping and the surrounding suburbs are simply wonderful!

There are awesome restaurants and cafes everywhere and a couple of nice pubs/bars for entertainment. Off traffic, the drive to the city is straight forward or the train just takes 40 minutes stopping all stations.

It's super family friendly and has a great community spirit.

There are heaps of job opportunities in various industries less than 30 minutes drive from Epping direction to the city.

It's probably one of the best value for money suburbs regardless if you are buying or renting, and even in a falling market Epping has been increasing in value as there is very limited supply of houses. People have been moving from all over the place over the last couple of years and there are more and more young couples with young children who are still fulfilling the Aussie dream of home ownership without being a slave to the banks for their whole life.

I moved to Epping after 10 years living in Box Hill. It's the best life decision I've ever made. My travel to the city each day takes only 10 mins longer than it used to take me to drive to Box Hill then train to city. I know all of my neighbours by name, but still have enough personal space to keep to my own when that's my preference. There are foodie meccas hidden everywhere here - some of the restaurants are outstanding. To top all of that off, the local music scene is fabulous. I highly recommend Epping. It really is Victoria's best kept secret. Jump in before the secret is too wide spread.

Epping is soon becoming a popular suburb where both sales and rental prices are increasing as the popularity of the neighbouring suburbs increases. With the new suburb developments in Epping and surrounding areas, it is becoming more and more desirable to live in Epping although you can still pick up a bargain! It is a great family suburb with tree lined streets and parks and walking tracks available.

We moved to Epping few years ago and never want to leave. It's a safe, quiet "Country Town" feel. It's a great community, not "Suburban" and is only minutes the big shops in the suburbs the other way. Best of all worlds!

Very affordable, close to shops, cafes and transport - an all round great place to live!
Epping was established around the 1890's so has a lot of beautiful Victoria weatherboard house in tree-lined streets, with a couple of small parks. Most blocks in Epping have a backyard and/or outdoor entertaining area. There are also some very large blocks, many of which are now being subdivided and redeveloped as townhouses. There are also numerous apartment blocks and you can pick up a one or two bedroom apartment for a steal, so something for everyone really! There is plenty of unrestricted on street parking.
We bought in Epping because it's a nice area but, surprisingly, it remains one of the most affordable Northern suburbs in Melbourne! I think it's affordability is attributable to to the fact that it is a relatively unknown suburb. However, with the northern becoming a popular place for young professionals and families to buy, more and more people will want to live in the 'the pocket in the pocket'!

Moved here recently and am loving it. Cannot believe how convenient this suburb is to everything. Pacific Epping shopping is a major attraction for me and the kids. Well worth every penny since I have great neighbours and the streets are mostly gentrified. Get in if you can because it is a great spot to live.

I loved living in Epping. It has wonderful transport access (bus to everywhere and trains to city). It's far enough away from the city that you feel like you've come home and can relax. It's so quiet and is only walking distance to shops and local restaurants. For cyclists there are loads of great cycle paths. Great schools and TAFE are a short walk too.

If Mernda line can have express train, it will be great. It can run from Mernda to every stations to Epping, then Epping express to Reservoir, then Preston,then city, it will be wonderful.

good for families with Epping plaza and Westfield near Mill Park. Train and bus are good. Lots of facilities around. Many parks and playgrounds. Hospitals are very close. It provides free flu vaccination as well.

The suburb is ok. Not much to do except go to the park and walk around the Epping shopping centre.

Epping has been developing so much recently and becoming the most important suburb in the North. With public and private hospitals, pacific Epping, huge Bunnings and Costco with unique petrol station in Epping, you can go wrong when buying RE in this suburb. With a lot of available land as people are only can buy cheaper RE in Epping North and Wollert, Epping has opportunity to become CBD in the North with many shops, hotels, apartments. Close to airport, M80 and North-East link in the next 5 years, I can imagine it will become one of the best suburb in Melbourne. The council needs to build more recreation centre, library and playgrounds for a lot of families choose to live in this wonderful place.

Bought 4 bedroom house at a good price. Lot of my friends suggest Mill Park or Epping is good. Epping is better as it has Epping station and lot of amenities around. It's very convenient when you can buy anything in Epping.

I live Epping as it is very peaceful and has many parks for jogging and exercise.
I like Epping as it has 2 hospital nearby so it's good for young family with kids or old parents.

I hope Riverlee project will start soon so Epping will be even better.

There might be train station to Epping hospital in the future so that's great.

Many shops with varieties. Big plaza and Costco. Very clean and tidy.
Cheap price for veggie and fruit compared to Preston. Preston is messy and dirty.
However haircut is a rip-off. I will go to Northland shopping centre for $10 Quickcut.

Happy to live here for a while. Lots of green, parks, very peaceful, convenient, close to everything. There are 2 chemist warehouse, Harvey norman, clinic in plaza, dan murphy, etc.
The Darebin Creek track is good for exercise, running and bike.
Bunning is huge, bigger than Mill park one.
Staffs are friendly in Bunning, Plaza etc.
Bus and trains are good and safe.
Many good schools, public and Catholic ones.
Sport centre is good for every activities you think of.
House is getting expensive but still not too late to get in the market. Land is already $500K average for sale.
Mill Park is not far maybe 5 minute drive and that's Westfield.

I love having meals in Urban Diner restaurant and entertainment precinct. It offers a lovely landscaped pedestrian street with a wide open piazza area, light filled surrounds that are complemented by a family friendly atmosphere. Enjoy entertainment by Reading Cinemas and Reading Cinemas Gold Lounge, play at Intencity and dine from one of the 11 restaurants offering a variety of cuisines.

Epping is growing everyday. So convenient to everything. Parks and Playground are very good too. Very green and big roads. Lot of schools for children.

Epping North is booming with lots of beautiful cars and houses. But if you go by train, need to live near Epping center.

I moved to Epping recently and like the peace in the area. Bought the house end of 2018 with good price and the price already went up in few months. It's good to live near the park, school, hospital and shopping centre.
Epping only need more restaurants and this area will be great.

I have bought the property and lived here for 4 years. Safe multicultural neighborhood (Australian, Italian, Macedonian, Greek, Chinese, Arabs, Indian, Filipino, Indonesian). Many places to go for shopping; Costco, Pacific Epping, Westfield Plenty Valley. Only 45 mins drive to the city without traffic. Another places nearby (about 15-20 minutes drive on weekend) that I love to visit: Farm Vigano and Kingsbury Sunday Market.

I was lucky to buy my property when the price was still ok (350k for 530m2 land!).

However the traffic getting worse each year.

Good for family with kids.lots of good school, close to public and hospital.

You find this suburb convenient and affordable. Costco, Pacific Epping, Bunnings, Officeworks, Aldi, hospital, schools and others. However it does have many nice parks, library. Still affordable if you want to buy big house under $600k.

Epping has everything and that's why every businesses want to piece of it. Riverlee is on the way and speed train to Sydney and Brisbane is incredible. Woohoo...

You can search for whatever you need in Epping. Train, bus, supermarket, restaurant, cinema, Costco, Bunnings etc. I can't name them all here. Multicultural, quiet and safe suburb. Traffic is good with High St, Dalton Rd and M80.

Very safe with my family, love being close to all amenities. Public and private hospitals, great primary and secondary schools. Safe, easy city access, what can I say, best affordable suburb in Melbourne's north. I doubt it will stay affordable for long.

Epping is a very urban suburb that is continuing its transition to urban hub. It has everything for the modern Australian family and is a fantastic place to live or invest. The future is bright with a buzzing activity centre that is going through a construction development boom, fantastic public and catholic schools, excellent public transport, Epping Plaza, Public & Private Hospitals and serious investment in infrastructure by the Vic government to improve the road network to reduce traffic. Work, live and play in Epping as there is a mix of new homes, existing homes & units and even apartments are starting to be built to ensure families young and old have so many affordable options. With the suburbs stretching to the north up to Woollert, Mernda and even Wallan, Epping will be the central activity hub of this region. Get in quick everyone before we look back and moan about missing out which seems to be the norm today. Epping 5 stars!!

I originally built our home in Epping in 1972 it was a lovely country town. It is now a drug and crime hub and I sold after 40 years. It us full of non English speaking migrants it has a massive crime and drug problem DO NOT AT ANY COST LIVE THERE YOU ARE SAFER IN THE BRONX

Epping Vic is not perfect and far from it. However it does have what you need to get by and also lots of variety of homes to choose from and most people can afford to live here and still have some money left over after they pay their bills not much but something at least. You have the choice of shopping in the Plaza, Markets, or Lalor has some great shopping you just need to go and seek the bargains you can find. I read articles about the traffic issues but where would you rather be stuck in traffic in Epping or South Eastern suburbs and don't start me about the Monash Freeway I know where I would rather be stuck in traffic on High Street at least it moves as you do get home. Like I said its not perfect it does have problems but try not to be to critical and except that life isn't perfect. Make the most of your environment and no matter where you live you will be happy.

Epping is a bad place with high crime rates and just in general bad. Consider Northcote, Thornbury or even Preston to the south but not here.

I'm knocking on 40 and the rents inner city are climbing north and mt merger wage is around 55,000. I moved up here for a job so i wanted to be closer to work. i lost the job unfortunately and now I'm stuck out here for the foreseeable future. Renting here is around the same price as you would get closer to town in either reservoire,coburg,fawkner,preston. I'll probably be moving back further down once the lead is up. the suburb is okay just very DULL.

The train into the city due to the growth of Melbourne is packed after 8:00am as you would expect, i get a seat most days but i would thing it wold be this packed this far north. its only going to get worse as the suburbs grow. traffic is busy as you would expect as Hight street was built in the 60's or 70's with no though of growth so if you drive you will know all about it. HOWEVER i got a cab home on the weekend and it was smooth sailing after 11pm all the way up to high street for $38 TAXI not uber which would be cheaper.

The suburb is your typical aussie suburb filled with bogans with v8's i don't mind this as I'm a bit go a bogan and if you want it to be deadly quiet then you should move to the country so there is that. the demographic around her that i can see is OLD PEOPLE, TEENAGERS, FAMILIES i haven't seen young professionals but i think that will change as it grows. the north is a booming!

Epping used to be a good, quiet place to live. But now, it has been over run by terrible dog owners who has their dogs bark the whole night.
Around my house there are 6 houses which have dogs who goes on howling the whole night keeping the neighbourhood awake, but Council does not care.
But the Council apparently gets very annoyed if you paint the colour of your letter box of your choice instead of theirs- something which my neighbour faced the Council's wrath.
So you won't hear any support from them till election time for their fake promises, price hikes or if you sneeze off their schedule.
It is s TERRIBLE place to live with a terrible lazy council such as this one.
It's a shame that Epping is a beautiful place but run by idiots.

Seems like this suburb has been left out by many investors (because of developments of Wollert, Doreen and Mernda), might be the reason the price is still low. The suburb is safe and peaceful, lots of parks, creeks and trees around. Streets close to the train station - are ideal for the commuters, it takes me up to 40 mins to get to the city, train services are mostly reliable, there are also buses to the South Morang, Epping Plaza - big shopping centre and other lines I never used. I live near Greenbrook drive and can see buses very often, I think every 10 mins.
Shopping options are diverse: Epping Plaza with Coles, Safeway, Aldi, Target, BigW, Dan Murphy's and many other shops is a great option. It's just 10 mins away from where I live - so often I don't even have to drive there. Lots of shops and cafes along High Street including McDonalds, Officeworks and Bunnings.
The nightlife - well, there is no nightlife. But I'm ok with that. All in all I'm happy to live there with my family.

I have lived in Epping now for a year and a half and I have nothing but good things to say about it. 2 minute drive to epping plaza for shopping and great eating out options and the peace of mind having a fantastic hospital at our doorstep. transport is great, epping station is beautiful and you always get a seat which is nice. Couldn't be happier.....

A lovely place, with all that you need at stones throw. Good for growing families and for retired couples.

This suburb is growing really fast. The neighbors in Summer hill are so friendly. I'm pretty sure people in other estates are the same. Even though we have a busy schedule it's so nice to get together and do something. Most of them are younger families with kids. Newly built nice houses and It's so quiet. and there are so many parks around here. It's little bit far from the city. But have access to free ways and it doesn't take that long to go anywhere. There's bit of traffic in the morning on high street but now council is doing some work on the road and it's going to be better soon.

Northern hospital and Epping Plaza is so close and they are going to build a new shopping center in Epping north soon. I found this info from the City of Whittlesea website. We are glad that we moved to Epping. Everything is perfect and it's so peaceful.

Both Aurora and Lyndarum have beautiful new houses, it's a pretty safe and decent neighbourhood .There are many professionals who live in Aurora and Lyndarum. Many doctors,lawyers and rich businessmen live in these estates. Easy access to public transport,shopping,health care etc. The estate has drastically changed from the "old epping" reputation of trouble makers and country pumpkins to buzzing new and up-coming epping! It's now a melting pot of cultures; very diverse and it's great! Not many eateries esp for dinner.

Epping is not a new suburb. however recent development has made it more beautiful place to live in.,there is northern hospital and epping plaza at 5 minutes drive.
good place to shop and safe place to travel at any times.
the best thing about Epping is that I have found it to be safe. Never came across with any trouble makers. Lot of different cultures though but lot of Indians and other Nationalities do prefer to live here.
The good news is that a safeway is coming on Lyndarum drive and also there is a new Epping Market coming on cooper street near Hume freeway.
I would recommend this suburb mainly to people with Kids and family oriented people.

Good suburb to live in. Very affordable. I love the location. It is not far from Thomastown. Great shops. Epping Plaza is one of my favourite places to shop. as they also have a market in there. Fresh fish and meat and also other fresh produce good prices too
