Epping is a bad place with high crime rates and just in general bad. Consider Northcote, Thornbury or even Preston to the south but not here.

"Friendly safe neighbourhood"
Balwyn North is a great suburb with access to parks such as Macleay Park, sport clubs, good access to schools such as Balwyn High, decent access to public transport with buses to Doncaster, Box Hil and city as well as a tram to the city, decent access to shops such as Balwyn north village, Belmore Road village, Balwyn Shopping precinct and other shopping centres. The only real downsides are no train station and prices are pretty high.
