"Vibrant exclusive suburb of Brisbane"

Hamilton is close to all amenities and in particular the race track. Property is priced accordingly and sometimes you can buy a good estate or manor looking home for good prices. Well priced homes come up although good historic and mansion like properties are tightly held.

"Great quiet street on waterfont"

Broad beach Waters is by far one of the best places to buy and hold property on the gold coast. The most sought after properties are generally the waterfront home. If you were to take my advice i would say wait out and try pay a little bit more get on the water rather than dry blocks.

If you do you will love the life you lead and enjoy gains in the future without any doubts, so i say land bank today! Broad beach Waterfronts are only going to become more expensive as they're high in demand.

Slacks Creek

"Great place Great prices!"

Slacks Creek has come a long way in recent times with the new Ikea moving from Springwood to Slacks Creek. Whats more the new Ikea is super sized and i believe one of or the even the biggest Ikea in all the Southern Hemisphere.

The beauty of this area is you can still buy good two storey homes in the 300's and if your lucky you may even get a solid brick home you can gut renovate and make quick money on. Especially with all the first home buyers at the moment.

If you want a good head start in life start with a cheaper home and renovate!

Southport

"Lots of development in Southport"

So many new developments have popped up all over Southport and theres more to come. In particular the council is spending a ludacris amount in the millions on a pier and outdoor cinema area etc.

The best opportunites in my opinion are the old houses in and around the commercial district. Think of long term capital gains and dual use as Southport has large commercial /medical presence. Doctors, Solicitors, Dentist, Brokers and more will be interested in work from home /commercial sites in order to have retail or commercial presence in Southport.

Lots happening and with its location so close to highway and Surfers Paradise, Southport has the potential to be an investment gold mine! Especially now for FHOB and cashed up investors as rates and price are still low.

Byron Bay

"Best place to live in the world?"

Byron Bay is literally in my top 5 places to live in the entire world. When i was growing up i spent some time living in Byron and was lucky enough to call it home for a time.

Byron Bay is a trendy combination of new age hippies, surfies and super rich Australians who come to enjoy the great relaxed lifestyle the Northern River has to offer.

The beaches in Byron Bay are gorgeous and generally there is always somewhere in town where you can catch a wave. Some of byrons beaches are Main Beach, Wategoes, Belogil and Tallows.

Byron Bay is a great please to live an alternate lifestyle have great escape and get fit swimming, running, walking or maybe even doing some Bikram yoga in Belongil Byron Bay.

Lots to offer to much to list internationally renowned you just cannot miss this unique hot spot!

"Southbank is full of life!"

Southbank is a vibrant suburb in the inner city region of Brisbane. Recently i went there for the River Fire festival which is held once a year. This suburb with close proximity to local entertainment and city buzz is a fantastic multi cultural environment for all to joy!

Cant wait till next years River Fire festival where the city comes a light !

Noosa Heads

"Noosa is totally overrated."

I have been to Noosa once on a holiday and was dissapointed in what it had to offer as oppsed to a somewhere else like the Gold Coast (was looking at starting business and maybe moving). Yes sure Retirees with lots of money that can afford expensive Noosa mansions and have nice retirement.

For young people it is my opinion there is just not enough work and desire to motivate younger people and even families to move to Sunshine Coast unless in an industry such as mining etc. Even then you would not be able to truly enjoy the bliss environment and beautiful naturistic lifestyle Noosa has to offer.

I would rate alot higher just too pricey and not for everyone.

Shame you've had such a bad experience with Noosa. My parents live here and I've visted it plenty of times. Sure, it's got the Retirees living in their million / multi-million dollar palaces .. but there's also plenty to do for tourists and backpackers. It's probably one of the prettiest places in Queensland. With the Sunshine Coast near by offering more affordable living, eating and services or Eumundi (now overrun by hundreds of shoppers) Noosa has great things too offer - beach, shops, food, no traffic (unless it's Schoolies Leavers .. but that's everywhere), relaxed atmosphere. Now, if you prefer the Gold Coast as a place to start a business - sure .. more people, more customers. To live? bleh! It's so fake. So touristy. So cheesy. But each to their own.It's definately pricey - i give u that. In fact, it's WAY overpriced. Worst thing is that if u need a tradesman .. and they hear the job is in Noosa .. bang! up goes the price. There's so many ugly places along Queensland. Cheap and ugly houses or just massive number of people in a tiny area. Sunshine Coast and Noosa Heads are the nicest places to live in the S.E. part of Queensland. Maybe give it another go. Or maybe you just need to go there with a local to show u the tricks of the place?

My work is with the multi million dollar homes, so the more the better. That is why I plan to either move to Mooloolaba or Noosa. I am not concerned about living costs as to live in many of the main hubs on the Sunshine Coast will cost me as much as the suburbs I would choose as a preference in Brisbane. I am not an outer suburb person. As a 40 year old with my partner overseas and no children and none planned, it's a bit hard to work out weather Noosa or Mooloolaba will be best for me. Noosa is sounding good though, I like the sound of the social aspect pre mentioned.

"Coorparoo is a great location close to highway.."

Coorparoo is a nice family environment with well established renvated or new homes the area is elevated so some owners/renters are lucky enough to have city skyline views. Imagine a cocktail or glass of wine on your balcony overlooking Brisbane City lights.

This suburb has big blocks of land 500-600+ sqm for good prices and good combination of people within the suburb old and young. If you want to avoid traffic and long drive home and still have decent size block for kids, dog and for entertainment then check out Coorparoo.

"Teneriffe/Newstead great lifestyle and friendly neighborhood!"

Yes its true prices are quite expensive in the well to do suburb of Teneriffe. Although sometimes you get what you pay for. In this instance this is just the case as Teneriffe is better suited to people with more than average to spend.

Teneriffe park is great to play sports, the city so close and within walking distance, close proximity to ferries and transport, schools, medical and great wining and dining!

If Teneriffe were cheaper to purchase property i would have given a 10/10 due to cost of living i rate as a 9/10.

Peerless Avenue

"Prime beachside location!"

Mermaid Beach is by far one of the nicest and most expensive beachside suburbs on the Gold Coast. Or is it? I think you will find that prices are fairly reasonable when you compare it to other suburbs.

With multi multi million dollar beach front and beach front mansion in this suburb you best bet is to grab the cheapest house in the area. Why spend $2M when you can spend $1M and still make similar if not more of a return. Land is what appreciates not the building itself.

Peerless avenue being so close to Broadbeach is in particular one of my favourite streets in Mermaid Beach for price value. Look online in my opinion there are homes at good prices listed in this street today!

"Great atmosphere and environment to live!"

New Farm is funky, fresh, versatile and gay friendly!

If you want a trendy new lifestyle look no further than New farm. On Brunswick St. you have many restaurants and cafes. One of my favourite is the Himalyan restaurant and urge burger. Many locals argue between which is better Urge burger or Grill'd with its gourmet burgers.

Other features of New Farm include proximity to the city, story bridge, clubs and pubs in the Valley and the River Walk. Not to mention the many majestic old refurbished homes combined with new executive estates.

New Farm has come a long way in the past 10 years and i am sure its demand is only going to continue to sky rocket. This is already evidently clear, the amount of properties going under contract in this so called 'recession' is unreal. Just jump on Realestate.com.au and take a look for yourself =)

"Great area close to city and uni!"

St. Lucia is by far one Brisbanes best suburbs with close proximity to transport, shops, uni and the city! Rentals in St. Lucia and surrounding suburbs Toowong and Taringa etc enjoy good strong rental returns.

St. Lucia is definately in my top 10 Brisbane suburbs to invest.

If your looking to downsize and are sick of working maybe you want to go back to university? St. Lucia homes available at good prices start looking today!

"Cheap knock down homes for FHOB!"

If i were a FHOB (First Home Owner Buyer) i know where i would buy with my money. Purchase an old beach shack priced between $400,000-500,000 of which is located not far from the beach (for example 400-600 metres) take advantage of $14,000 home owners grant and FULL STAMP DUTY exemption which is a big plus!

Its about buying the cheapest house in the best suburb in years to come Miami with its close proximity to the beach is sure to experience good capital growth and yield good rental returns for investors trying to buy properties that are close to being neutrally geared.

Remember LOCATION LOCATION LOCATION!

Surfers Paradise

"Chevron beach/city lifestyle"

Chevron Island is a vibrant inner city beach location. Only 2-3 minutes walk to nightlife in surfers paradise. One of the best places to live because Chevron Island is away from all the craziness of surfers and can still enjoy nice dinner or drink at bar on Chevron.

I highly recommend the fish and chip shop we use to nickname the place 'Frankies' as he is the owner of whom provides great food and excellent prices!

"Q1 State Icon or national disaster?"

It is a well known fact many people made huge loses in this development. Several developers in the area have either gone bust e.g. Raptis or lost huge amounts of share value since the world financial crisis.

Having said that Q1 now has some units for resale that are well priced and for people renting prices are good. Although having been there i can tell you first hand that i was not impressed with the building and would have to buy extremely low to purchase in this building.

Overall 6/10 rating

"Inner city house or Sky home?"

If moving to Brisbane the options are endless. Cheap affordable circa or historic homes or your very own home in the sky with all the facilities. Nowadays more and more people are opting to buy or rent inner city apartments in Brisbane.

With demand so high and supply still relatively low prices in the city can be steep for both buying and renting. Although the lifestyle and close proximity to work make this one the most desired locations to live in the world.

If you did a comparison and listed 100 of the most expensive cities in the world i would be sure the brisbane would be in the bottom 50. Proving prices are still cheap in this city and with mortgage rates so low is it time to buy in Brisbane? i definately think so =)

"Young and old have fun!"

Theres is where young and all come to have home, the valley. Whether its a japanese bbq dinner and sake with friends or luxurious night out a Zuji lounge and bar, the Valley caters for all ages.

One of my favourite places on this street is the new gourment Grill'd burgers and RJs as everyone seems to win at the pokies there.

"Expensive inner city fringe location"

Years again growing up in this suburb i remember old run down properties, barbed wire fences, small townhouses and crime. Nowadays Pyrmont has the casino and darling harbour only another 5 minutes walk away.

I looked into moving back to sydney and went around looking for homes in Pyrmont although the price for the size home you get seems so over priced for what you get in return.

Over all most of Sydney seems very expensive and what much prefer buying in QLD or VIC

"Main river living with wow factor!"

Ever dreamt of living on main river in a suburb only minutes drive to everything you need? Also this address is located very close to brand new shopping complex its about a 2 minute walk and has food shopping restaurants etc!.

Close to the beach and city

Broad Beach main river living is now well priced thanks to the global rescession.

Rentals also good prices house worth 1.5million renting for $800-900 per week

"Great leafy suburb with boutique name 'Chirn Park'"

Locals know of this particular area of Southport as Chirn Park. A friend of mine use to live here and the house was a picturesque raised cottage. Big Block over 660 sqm with private garden and several outdoor entertainment areas.

Only 2 minutes walk down the road is a strip of cafes, bars, restaurants etc etc

Great area with cheap affordable housing for families and still close to nightlife for young single and couples. Also smith st Highway access is only seconds away so easy access if you need to work in Brisbane and avoid Gold Coast traffic.
